What a boiler service involves

A proper annual service is more than a quick glance. A Gas Safe engineer should typically:

  • Inspect the boiler and controls — a visual check of the appliance, casing, pipework and flue for damage or corrosion.
  • Analyse combustion — use a flue-gas analyser to check the boiler is burning gas correctly and safely.
  • Check gas pressure and flow — confirming the boiler is getting the right supply.
  • Check seals, the heat exchanger and components — looking for wear, leaks or scale, and cleaning where needed.
  • Test safety devices and ventilation — making sure cut-outs, the flue and air supply all work as they should.
  • Check system pressure and condensate — topping up and clearing where appropriate.

At the end, the engineer should leave you a service record noting what was checked and any advisories.


A service is not a gas safety check

These two get muddled constantly, and the difference matters. A service is preventive maintenance — it checks the boiler is running safely and efficiently and catches wear early. A gas safety check is a narrower, legal safety inspection that produces a record (a Landlord Gas Safety Record, often called a CP12); it confirms appliances are safe but isn’t a full service. They’re often done in the same visit, but one doesn’t automatically include the other.

For owner-occupiers there’s no law forcing you to service your boiler, but the Gas Safe Register advises checking the manufacturer’s guidelines for how often a service is recommended, and recommends an annual service if you don’t have them — unless your Gas Safe engineer suggests otherwise.2 An annual service is also usually a condition of keeping the manufacturer’s warranty valid. Safety first

A boiler burns gas, and the main reason to service one every year is safety — poorly maintained gas appliances are a leading cause of carbon monoxide poisoning.

If you smell gas or suspect a leak:

  1. Open doors and windows to let gas escape.
  2. Turn the gas off at the meter’s emergency control valve, if you can reach it safely (not if it’s in a cellar or basement).
  3. Don’t touch electrical switches — on or off — and avoid naked flames; don’t smoke.
  4. Get everyone out into fresh air.
  5. Call the National Gas Emergency line on 0800 111 999 (24-hour).5

Carbon monoxide. CO is a gas you can’t see or smell, and a poorly maintained boiler is a classic source. The Health and Safety Executive lists the warning signs — headaches, dizziness, nausea, breathlessness, collapse and loss of consciousness — and advises servicing gas appliances regularly and fitting an audible CO alarm marked to BS EN 50291 with a British/European Standard, Kitemark or equivalent approval mark.3

Gas Safe only. By law, only a Gas Safe registered engineer may service a gas boiler. Landlords. If you let a property, the HSE sets out that you must arrange an annual gas safety check by a Gas Safe registered engineer on the gas appliances, flues and pipework you provide, give the tenant a copy of the Gas Safety Record within 28 days (and new tenants before they move in), and keep records for two years.4
