1. Introduction

Welcome to VerifiedPlumbers.co.uk (“**VerifiedPlumbers**”, “**we**”, “**us**”, “**our**”). VerifiedPlumbers is an online directory that helps people in London find verified plumbers in their local borough. Through the site you can search for plumbers, view their verification and review information, request quotes, and leave reviews of plumbers you have used.

These Terms of Use (“**Terms**”) set out the basis on which you may use our website and the related pages, tools and content (together, the “**Site**”). They apply to everyone who uses the Site, whether you are a member of the public looking for a plumber (a “**customer**”) or a plumbing business listed with us (a “**plumber**” or “**listed plumber**”).

By using the Site you agree to these Terms. If you do not agree, please stop using the Site.

These Terms should be read together with our **Privacy Policy**, our **Reviews Policy**, and — if you are a listed plumber — our **Plumber Listing Terms**, all of which form part of your agreement with us.

2. Who we are

3. What VerifiedPlumbers is — and what it is not

3.1 VerifiedPlumbers is a **directory and introduction service**. Our role is to help customers find listed plumbers and to pass a customer’s enquiry to the plumber(s) they choose. We are an intermediary only.

3.2 **We are not a plumber and we do not carry out plumbing work.** We do not employ the plumbers listed on the Site, and they are not our agents or subcontractors. Each listed plumber is an independent business.

3.3 **We are not a party to any contract between a customer and a plumber.** When a customer engages a plumber for work, that is a separate contract directly between the customer and the plumber. We are not part of that contract, we do not supervise or guarantee the work, and we have no liability or responsibility for it. We strongly recommend that customers and plumbers agree the scope of work and the price clearly, in writing, before any work begins.

3.4 **We do not handle payment for plumbing work.** Any money for plumbing work is paid by the customer directly to the plumber. We do not process, hold, or take a cut of payments for plumbing work, and we charge customers nothing.

3.5 **The only money we take is the listing fee paid by plumbers** to appear in the directory, together with any optional sponsored-placement fee. Our relationship with listed plumbers is governed by our separate Plumber Listing Terms.

4. How our directory works

4.1 **Verification.** We carry out verification checks on listed plumbers and display the results on their profile — for example whether the plumber is Gas Safe registered, whether we have confirmed their identity, and whether we have confirmed their business details. Where a plumber offers a workmanship guarantee, we display that as the plumber’s own commitment.

4.2 **Verification is a point-in-time check, not a warranty.** Our checks are carried out using information available to us at the time, and we display the date a plumber was verified. We take reasonable care, but we cannot and do not guarantee that every detail is accurate at all times, that a plumber’s registration or insurance remains current after we checked it, or that the work a plumber does will be of any particular standard. The workmanship guarantee shown on a profile is given by the plumber, **not by us**, and we do not underwrite it. Customers should always satisfy themselves about a plumber — including by asking to see current Gas Safe registration and insurance — before engaging them.

4.3 **Reviews.** The Site shows two kinds of review information: reviews left directly on VerifiedPlumbers by customers (“**VerifiedPlumbers Reviews**”), and independent review scores gathered from other platforms (such as Google, Checkatrade or Trustpilot), shown as a point-in-time snapshot with the date we checked them. How reviews work, how we moderate them, and how to report a review are set out in our **Reviews Policy**.

4.4 **Requesting quotes.** Our “Get Quotes” tool lets a customer send one enquiry to one or more listed plumbers at the same time. **Your enquiry goes directly to the plumber(s) you select**, who will contact you using the details you provide. We do not charge for this, we do not sell your enquiry, and a plumber is free to accept or decline any enquiry. What we do with the information in an enquiry is explained in our Privacy Policy.

4.5 **Sponsored placement.** Some plumbers pay for enhanced placement in our listings. Where a listing is sponsored, **we label it as “Sponsored”** so you can see it clearly. Sponsorship affects placement only; it does not change a plumber’s verification status or their review scores.

5. Using the Site responsibly

5.1 You may use the Site only for lawful purposes and in line with these Terms. You must be at least 18 years old to use the Site.

5.2 You must not:

– use the Site in any way that is unlawful, fraudulent, or harmful, or that breaches any applicable law (including consumer protection, advertising, privacy, and intellectual-property law);
– impersonate any person or business, or create a listing or review using false or misleading information;
– submit, request, incentivise, or facilitate fake or misleading reviews (whether positive or negative) — this is prohibited by law and is treated very seriously (see our Reviews Policy);
– harass, threaten, abuse, or post defamatory, obscene, discriminatory, or otherwise objectionable content about any person or business;
– post the personal information of another person without their permission;
– introduce viruses or other harmful code, attempt to gain unauthorised access to the Site, or place unreasonable load on it; or
– scrape, copy, resell, or systematically extract any part of the Site or its content without our prior written permission.

5.3 We may remove content, and suspend or terminate access to the Site, where we reasonably believe these Terms or any applicable law have been breached.

6. Content you submit

6.1 When you submit content to the Site — for example a review, a comment, a photo, or the details in an enquiry (“**Your Content**”) — you remain responsible for it, and you confirm that it is accurate, that it is yours to submit, and that submitting it does not break the law or infringe anyone’s rights.

6.2 You grant us a non-exclusive, royalty-free licence to use, store, display, and reproduce Your Content for the purpose of operating and promoting the Site. We may remove or edit Your Content (for example to correct formatting, or where it breaches these Terms or our Reviews Policy), but we are not obliged to monitor or keep any content.

6.3 If you believe content on the Site is unlawful, infringes your rights, or breaches these Terms, please tell us at **[contact email]** (and, for reviews specifically, see the reporting route in our Reviews Policy).

7. Availability and changes

7.1 We aim to keep the Site available and accurate, but we do not guarantee that it will always be available, uninterrupted, or error-free. We may suspend, withdraw, or change all or part of the Site, and may update these Terms from time to time. The current version will always be posted on the Site; significant changes will be highlighted where reasonably practicable. Continuing to use the Site after a change means you accept the updated Terms.

7.2 The Site may contain links to third-party websites (including plumbers’ own sites and external review platforms). We are not responsible for the content or practices of those sites, and following a link is at your own risk.

8. Our liability

8.1 Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be limited or excluded. **Nothing in these Terms affects a customer’s statutory rights.**

8.2 Subject to clause 8.1, and because VerifiedPlumbers is a directory and introduction service only:

– we are not liable for the acts, omissions, work, conduct, pricing, or any contract or dispute of any listed plumber, or for any loss, damage, cost, or injury arising from work carried out by or arrangements made with a plumber found through the Site;
– we give no warranty about the quality, safety, legality, timeliness, or suitability of any plumber or their work, and any decision to engage a plumber is the customer’s own;
– we are not liable for the accuracy or completeness of verification information, review information, or other content displayed, beyond taking reasonable care to operate the Site properly; and
– we are not liable for any loss or damage that was not reasonably foreseeable, or for any business loss (such as loss of profit, revenue, or opportunity).

8.3 **Disputes about work are between the customer and the plumber.** If a dispute arises between a customer and a plumber, you agree that it is for the two of you to resolve, and you release us from any claim arising out of that dispute (other than a claim for our own breach of these Terms). This does not stop us from removing reviews or taking action against a listing under our Reviews Policy or Plumber Listing Terms where appropriate, but **we do not act as judge, arbitrator, or mediator of the underlying work dispute.**

9. General

9.1 If any part of these Terms is found to be unenforceable, the rest remain in force.

9.2 Our failure to enforce a term is not a waiver of it.

9.3 These Terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction, except that if you are a consumer living in Scotland or Northern Ireland you may also bring proceedings in your home courts.
