Identify the blockage before you call โ common blocked drain situations in London
Single fixture blocked โ sink, bath or shower only
If only one fixture is draining slowly or not at all, the blockage is almost certainly in the trap or the short branch pipe immediately downstream. Try a plunger first โ a cup plunger over the drain opening with a firm seal, ten to fifteen strokes. If that fails, the trap may need removing and clearing manually.
This is a simple job. Avoid chemical drain unblockers on London’s older cast iron or lead pipework โ they are corrosive to older metal pipework and rarely effective on a full blockage; a plunger is the correct first response and a drainage engineer is the right next step if it persists.
Multiple fixtures blocked โ same floor or same stack
When two or more fixtures on the same floor or sharing the same soil stack are draining slowly simultaneously, the blockage is in the shared branch or the soil stack itself. This is beyond a plunger fix. Call a drainage engineer โ rodding or jetting will be required.
Toilet blocked โ won’t flush or backing up
A toilet that won’t flush or is backing up with waste is a priority call. If the toilet is the only affected fixture, the blockage is likely in the toilet trap or the short section of soil pipe immediately downstream. If other fixtures are also backing up, the blockage is in the main drain or sewer lateral. Do not continue flushing โ it makes the situation worse.
External drain backing up โ look for visible signs without lifting manhole covers
Look for visible external signs without lifting any manhole cover or inspection chamber: sewage emerging at a gully or in the garden, surface water pooling near the boundary, foul smell at a ground-level access point, or visible backup at a yard gully or wash trap. Note what you see, photograph it if safe to do so, and call an engineer.
Manhole and inspection chamber covers can be heavy, unstable, contaminated with sewage, and may be located in traffic, communal areas or shared yards โ they should be lifted only by a drainage engineer with the correct tools and PPE.
If the backup appears to involve a shared drain โ neighbours also reporting problems, or the visible signs are at a shared boundary point โ contact your wastewater provider before commissioning private work; the blockage may be in a public sewer or shared lateral drain that is their responsibility.
Recurring blockage โ same drain, same location
A drain that blocks repeatedly in the same place has a structural cause โ a root intrusion, a collapsed section, a bellied pipe collecting debris, or an offset joint. Clearing the blockage without a CCTV survey treats the symptom.
A CCTV survey identifies the cause. If your drain has been cleared more than twice in two years, book a CCTV survey at the same time as the clearance.
Why blocked drains in London are different from anywhere else in the UK
Victorian clay drainage
A significant share of London’s drainage system โ particularly in inner boroughs โ runs through original Victorian clay pipes laid in the 1870s to 1910s.
Clay pipes have no flexibility, crack under ground movement, and attract root intrusion at every joint. London clay soil shrinks and swells with seasonal moisture changes, stressing buried pipe joints and causing offsets that trap debris.
Where a CCTV survey shows fractured or delaminated clay, high-pressure water jetting can shatter the pipe rather than clear it โ in these cases, electro-mechanical cleaning using cables is the safer alternative for brittle 19th-century infrastructure.
Ask your engineer which method they propose and confirm they have assessed the pipe condition before any jetting is carried out.
Thames Water responsibility boundary
In most standard domestic cases, drains running outside your property boundary or serving more than one property became the responsibility of the wastewater provider (Thames Water across most of London) under the 2011 transfer of private sewers and lateral drains.ยน If your blockage is confirmed to be in one of these drains, the wastewater provider should clear it at no cost.
You are normally responsible for waste drainage pipes within your property boundary so long as they serve only your property.โถ Where the problem is in a drain outside the boundary, or in a drain shared between properties, responsibility may sit with Thames Water (or your wastewater provider). The transfer of private sewers and lateral drains in October 2011 brought most shared and outside-boundary domestic drains into the public sewer network โ though some private or unadopted sewers, pumping stations and edge-case arrangements remain.
For purpose-built blocks and converted flats, blocked soil stacks serving multiple units are typically the managing agent’s or freeholder’s responsibility โ the wastewater provider’s responsibility typically begins outside the building footprint.
Look for visible external signs before calling a private drainage engineer. Do not lift manhole covers yourself; this is engineer work with the correct tools and PPE. If the problem appears to involve a shared drain or affects neighbours, contact your wastewater provider first โ for most London addresses this is Thames Water on 0800 316 9800, but check your bill to confirm if a different wastewater provider applies to your address.
Fat, oil and grease โ London’s FOG problem
FOG causes more than 20,000 blockages every year across the Thames Water network, accounting for around 28% of all sewer blockages.ยฒ
London’s density, its food service sector, and its older drainage network combine to make FOG one of the most common causes of domestic drain blockages in the capital.
Congealed cooking fat in kitchen branch pipes is among the most frequent single-cause blockages in London residential properties.
Do not pour fat, oil or grease down the sink โ including with hot water or washing-up liquid. Thames Water’s guidance is clear: cooking fats, oils and grease should never go down drains or sinks; let them cool and scrape them into the bin, and wipe greasy pans with kitchen roll before washing.โต Hot water and detergent only emulsify fat temporarily โ it re-solidifies further down the line as the water cools, causing the same blockage further into the system.
For used cooking oil, pour into a sealable container (jar or old bottle) and put in the bin; fit a sink strainer to catch food scraps. Some councils offer cooking-oil recycling collection.
Basement and lower ground floor properties
London has a substantial stock of basement and lower ground floor conversions โ particularly in inner west and inner south London. These properties drain below the level of the public sewer, which means waste is pumped up rather than flowing by gravity.
A blocked drain in a basement property may involve the macerator pump or sewage pumping unit rather than the drain itself. Confirm with your engineer that they have experience with below-ground drainage systems before booking.
Tree root intrusion
London’s street tree coverage โ one of the highest of any European city โ combined with Victorian clay pipe joints creates consistent root intrusion problems, particularly in inner south, east and north London boroughs.
Roots enter at cracked or offset joints, grow into the pipe and catch debris until the pipe blocks entirely.
Rodding or jetting clears the immediate blockage; root cutting and patch lining or full pipe replacement addresses the cause. A CCTV survey is the only way to confirm root intrusion.
Landlord obligations
London’s large private rented sector creates specific obligations around drainage. Under Awaab’s Law, from 27 October 2025 social landlords must investigate potential emergency hazards within 24 hours and, if an emergency hazard is confirmed, carry out the relevant safety work to make the property safe within that same 24-hour emergency timeframe.ยณ An emergency hazard is one presenting an imminent and significant risk of harm to the occupier’s health or safety; severe sewage backup affecting habitable rooms or sanitation may qualify, depending on severity, duration and the specific risk to occupants.
Private landlords have duties under the Homes (Fitness for Human Habitation) Act 2018 and related housing legislation;โด sewage backup may make a property unfit depending on severity, duration and impact on sanitation and health.
Awaab’s Law currently applies to social landlords only; extension to the private rented sector is planned but not yet in force.

Not on older properties. Chemical drain cleaners are corrosive and can accelerate deterioration in cast iron, lead and clay pipework โ all of which are present in London’s pre-1970 housing stock. On modern plastic waste pipes they are less harmful but rarely effective on a full blockage.
A plunger is the correct first response for a single blocked fixture. For anything beyond a simple trap blockage, call a drainage engineer.

It is typically used where a CCTV survey has identified a single point of damage in an otherwise intact drain. It is significantly cheaper than excavation and avoids disruption to driveways, gardens and flooring.
