The one tap that shouldn’t be softened

Hard water in Beckenham makes a strong case for a softener. The Drinking Water Inspectorate makes an equally strong case for keeping one tap out of it.

If you install a softener, the DWI says, it is very important that it is correctly installed and that you do not soften the water to the tap in your kitchen used for drinking and cooking — because most softeners work by replacing hardness with sodium.1 Too much sodium is a problem for premature babies, whose kidneys are not good at filtering it out of the blood, and for anyone on a low-sodium diet. The DWI also notes that artificially softened water may be aggressive to plumbing, causing copper and lead to leach.

Its guidance on domestic filters and softeners goes further: consumers are advised to retain an unsoftened supply to the kitchen tap for drinking and cooking, because the drinking water regulations include a standard for sodium and using a softener may risk breaching it.2 Artificially softened water should not be used to make up baby feeds. And there is a corrosion note that cuts the other way: water at 100 mg/l CaCO₃ or less is more corrosive to pipework, which can dissolve plumbing metals such as lead, copper, brass and nickel. If you’re thinking about reverse osmosis instead, the DWI states that by law you must give notice to your water company of your intention to install an RO system.

Your supplier agrees. Thames Water says it does not recommend using softened water for drinking or cooking, advises that a separate tap should be installed if you fit a softener, and adds that the plumbing and the softening unit should be inspected regularly by an approved plumber.3

So the softener conversation is really a second-tap conversation. Get the quote in that form.

Where the appliance protection actually lives — and why the internet will lie to you. Search for dishwasher backflow and you will land on American plumbing code and a “deck-mounted air gap fitting” — that little chrome cylinder next to the tap. It is a requirement of US codes. It is not the UK approach, and it is not required here.

In the UK the protection sits at the supply connection, under the Water Supply (Water Fittings) Regulations 1999. SES Water’s water regulations fact sheet — one of the plainest official statements of a rule that applies nationally — sets out that domestic washing machines and dishwashers are a fluid category 3 risk, and that where they are WRAS approved they should have backflow protection built in.4 It quotes the requirement introduced in April 2017: a compliant double check valve, or some other no less effective device providing backflow prevention protection to at least fluid category three, shall be fitted at the point of connection between the water supply and the appliance. Fluid category 3 is also the level WRAS associates with the Type AUK2 air gap used on domestic taps.5

Two consequences for a Beckenham kitchen. First, the double check valve on the cold feed is not optional extra-safety, it’s the compliance. Second, the same SES Water sheet notes that a kitchen sink tap needs an AUK3 air gap — 20mm, or twice the inlet bore diameter, whichever is greater, above the spill-over level — and that a sink with a pull-out spray hose is a fluid category 5 risk that compromises that air gap. If you are specifying a pull-out tap, specify a WRAS-approved one, or a shorter hose.

The waste side is Building Regulations, not water regulations. WaterSafe is explicit that wastewater pipes from sinks fall under the jurisdiction of Building Regulations.6 That’s Approved Document H, covering foul water drainage above and below ground and pipe sizes.7 A moved sink is a drainage question.

And the electrics are simpler than in a bathroom. Approved Document P confirms that installing a built-in cooker is not notifiable work unless a new cooker circuit is needed, and that prefabricated modular kitchen lighting is within Part P’s scope but notifiable only where it involves work set out in regulation 12(6A).8 Unlike a bathroom, a kitchen is not a “special location”. Everything still has to be designed, installed, tested and certificated to BS 7671 — but the notification burden is lighter, and anyone telling you every kitchen socket needs building control is wrong.


Kitchens in Beckenham: hard water, extensions and the drain you share

Hard water is the constant. Thames Water states that all the water in its region is hard, and classifies “hard” as 200–300 mg/l CaCO₃ with “very hard” above 300.3 In a kitchen this shows up first on the heating elements of the dishwasher and washing machine, then on the aerator of the mixer tap, then on the solenoid of a boiling-water tap. Thames Water’s own low-cost suggestions are to reduce hot water to 60°C, put a steel scale collector in the kettle, and empty the kettle if it isn’t being used for a while. Boiling-water taps add another layer: scale, replacement filters, service clearance, a usable isolating valve, enough under-sink space, and coordination with a fused spur where the unit needs one. A neat cabinet layout is not enough if the filter cannot be changed without dismantling the cupboard.

The drain past your boundary may not be yours. Thames Water sets the rule cleanly: you are responsible for all waste drainage pipes within your property boundary so long as they serve just your property, but if your drain joins up with your neighbours’, Thames Water owns the joint part — and it owns public sewers under roads and footpaths, along with any sewer you share with neighbours even where it runs under your garden or driveway.9 Many older semis and terraces in Beckenham may have shared drainage, so a kitchen waste that backs up after a refit is a question about which pipe, before it is a question about whose fault.

Extensions move the sink away from the stack. If a side-return or rear extension takes the kitchen further from the existing connection, the practical constraint is fall and the regulatory one is whether you are making a new drainage connection or reusing an existing one. Ask that question before the slab goes down, not after.

Before a kitchen refit, confirm the internal stop tap works, test the local isolators, identify the waste route, measure the branch length and fall, and check whether the external drain is private or shared. A plumber can often reuse an existing waste if the trap, fall and connection are sound; a moved sink, island sink or boxed-in gully may need a new trapped connection or a new waste route.

The Article 4 layer. Bromley has removed permitted development rights in parts of the borough through Article 4 Directions, publishing a site locations map to check against.10 Separately, the council confirms a borough-wide Article 4 Direction removing HMO permitted development rights from 1 September 2022, and sets out that a licence is required where five or more tenants — four with a live-in landlord — in two or more households share at least one kitchen, bathroom or toilet.11 The shared kitchen is one of the three things that defines the property. If you are a Beckenham landlord thinking about a second kitchenette, that is a planning conversation.

And a landlord’s kitchen duty is narrower than tenants expect. Section 11 of the Landlord and Tenant Act 1985 covers the installations for the supply of water and for sanitation, expressly including sinks — but expressly excluding “other fixtures, fittings and appliances for making use of the supply of water, gas or electricity”.12 The sink is the landlord’s. The dishwasher, statutorily, is not — unless the tenancy agreement says otherwise. New homes and mixed-use schemes near Beckenham Spa may add the practical version of this question: whether the fault is in the sink or water installation, or in an appliance supplied under the tenancy. Check the tenancy specification rather than assuming every appliance is a section 11 repair.
