Why boilers fail early in Crystal Palace
Hard water can be one reason boilers fail earlier than expected here.
Thames Water, the supplier, states that all the water in its region is hard, because it passes repeatedly through chalky limestone.1 Inside a boiler, dissolved hardness can precipitate as limescale on the hottest surface — the heat exchanger — where even a thin layer insulates the metal from the water it’s meant to heat. The boiler can compensate by working harder and hotter, the kettling noise can start, efficiency can drop, and components can be put under extra strain. In Crystal Palace’s tall period villas, described in Croydon’s Local Plan as “Large Houses On Relatively Small Plots,” the problem can compound: long pipe runs, big system volumes, and old radiators full of the sludge that scale and corrosion produce together.2
This is why a common defence is a chemical clean and inhibitor, and why the industry standard for it matters. Good practice for treating and protecting a domestic wet heating system is set out in BS 7593:2019, as amended by its A1:2024 amendment — the current British Standard for the preparation, commissioning and maintenance of domestic central heating, covering system cleaning, the correct dose of inhibitor, and in-line filtration.13 A repair that fixes the symptom without addressing the water chemistry behind it is a repair you may pay for twice.
Gas Safe, and what the law actually requires
Any repair to a gas boiler must be carried out by a Gas Safe registered engineer. That isn’t a recommendation; it’s the law, and it’s the one rule on this page with no flexibility. Always ask to see the engineer’s Gas Safe ID card, and check the card against the online register — it lists the specific gas work each engineer is qualified to do.
If you’re a landlord. You must arrange an annual gas safety check on the gas appliances and flues you provide, carried out by a Gas Safe registered engineer, and give the tenant a copy of the Gas Safety Record — within 28 days of the check, or to a new tenant before they move in. The annual check covers appliances and flues; keeping appliances, flues and the associated pipework maintained is a separate, ongoing duty. “CP12” is common industry shorthand for the record, but the correct name is the Gas Safety Record — worth knowing if you’re ever handed a document and told it’s something else.
Carbon monoxide. A repair is a sensible moment to check the alarm. Any CO alarm should comply with BS EN 50291 and be sited in line with the manufacturer’s instructions — not, as often assumed, simply “next to the boiler.”
A new or replacement boiler is a different job. If a repair tips over into replacement, Boiler Plus applies: the government’s Boiler Plus standard sets the minimum performance standard for domestic gas boilers in England at 92% ErP, and a boiler below that does not comply.3 That’s covered on the boiler installation page.
If you rent and have no heating or hot water, that’s a landlord repair. Croydon Council, as a landlord, lists central heating installations and water heaters among the things it must keep in repair, and its published priority is to attend a loss of heating and hot water within 24 hours in the heating season, 1 October to 31 March.4 Croydon council tenants report repairs, including out-of-hours emergencies, on 020 8726 6101, a line the council says is open 24 hours a day, 365 days a year.5
Safety first
If you smell gas. National Gas sets out the sequence, and the line is free, 24 hours:6
1. Don’t smoke or light matches, and don’t turn electrical switches on or off.
2. Open doors and windows.
3. Turn off the gas at the meter control handle — unless the meter is in the cellar.
4. Leave the property if the smell is strong or anyone feels unwell.
5. Call the National Gas Emergency Service on 0800 111 999 from outside.
Don’t turn the gas back on until a Gas Safe registered engineer has checked it. Croydon Council’s own guidance follows the same route: call National Gas first, then report it to the council.7
Carbon monoxide. The Health and Safety Executive describes CO as a colourless, odourless, tasteless and poisonous gas produced by the incomplete burning of carbon-based fuels including gas, oil, wood and coal — so a faulty boiler is one source among several.8 A boiler burning yellow or orange instead of crisp blue, or with soot or staining around it, is a warning sign. If a CO alarm sounds or you suspect CO: switch appliances off, open doors and windows, get everyone out, call 0800 111 999 from outside, and seek urgent medical help — going outside does not treat exposure on its own.6
Never accept gas work from someone who is not Gas Safe registered and qualified for that work. A cheap fix from someone not on the register, or not qualified for boiler work, isn’t a saving — it’s unregulated gas work in your home. Walk away from it.
Find a verified boiler engineer by district
Crystal Palace has no single council. Croydon Council states the town sits at the edge of five London boroughs, with Croydon, Bromley and Lambeth each managing one side of the Triangle, so “no single borough is overlooking the area.”9 For a boiler that isn’t your own — a rented or leasehold flat — that means checking which borough or landlord your repair route runs through before the cold sets in.
Upper Norwood Triangle. Flats above the parade, where the boiler is often a combi in a kitchen cupboard, the flue exits to a shared elevation, and access for a flue check can involve the freeholder.
Church Road & Westow Hill. Large converted villas with big, old system-boiler-and-cylinder setups on long pipe runs — the classic Crystal Palace scale-and-sludge case, where a repair without a system clean is a false economy.
Beulah Hill. Listed and locally listed villas in the old Beulah Spa, where even a replacement flue can be a heritage question and internal solutions matter.
