What an annual service actually does
A service is not a look-and-tick. A competent engineer runs the boiler, checks combustion, inspects the flue along its length, tests safety devices, and confirms the system is burning cleanly and venting safely. On a modern condensing boiler that includes a combustion analysis — the flue-gas readings that reveal a boiler drifting toward incomplete combustion long before it becomes dangerous.
There are three reasons it isn’t optional in practice.
Your warranty depends on it. Many manufacturers require annual servicing to maintain warranty cover; check your boiler’s own terms and keep the service record. Miss a year and a repair that might have been covered can become a bill you carry.
Your bills depend on it. A boiler labouring against sludge and scale cycles more often and burns more gas for the same heat. The water-treatment code of practice, BS 7593:2019+A1:2024, exists precisely because clean system water keeps a boiler efficient — and it’s referenced within Building Regulations Approved Document L.1
Your safety depends on it. A gas boiler is a fuel-burning appliance in your home, and the thing it can produce when it goes wrong — carbon monoxide — you cannot see, taste or smell. The service is where a cracked heat exchanger, a blocked flue or a failing seal gets caught. If an engineer classifies a boiler as unsafe, do not pressure them to pass it or keep it running.
Under BS 7593, the service is also the moment to check the system water. The standard sets out an annual on-site inhibitor test, with a re-dose (or full laboratory test) at five-year intervals, and it requires a permanent in-line filter on the system — serviced, ideally, as part of the annual boiler visit.1 At a service, that means removing and cleaning the magnetic filter, checking what debris it has caught, testing inhibitor and recording the water condition. A routine service normally does not include replacement parts, fault repairs, power flushing, or a landlord Gas Safety Record unless those are booked separately.
The paperwork that matters — and one term to get right
If you let a property, the annual gas safety check is a legal duty, and the landlord must also keep landlord-provided gas appliances, flues and pipework safely maintained. A service and a Gas Safety Record can overlap, but they are not the same legal document.
Under Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998, a landlord must ensure that gas appliances, flues and the pipework supplying them are maintained in a safe condition, and that a gas safety check is carried out every 12 months by a Gas Safe registered engineer. A record must be kept for two years, a copy given to each existing tenant within 28 days of the check, and a copy given to new tenants before they move in.2
The scope is specific, and worth pinning down. The HSE is clear that a landlord’s Regulation 36 duty covers the gas appliances, flues and pipework the landlord owns and provides for the tenant’s use — not an appliance the tenant brought with them.3 Since 2018 the check can be done up to two months before the deadline while keeping the original expiry date, which is a practical help with access.3
One term to get right, because plenty of adverts get it wrong. There is no such thing, legally, as a “CP12”. That’s informal industry shorthand; the document the regulations actually require is the Gas Safety Record. A firm that talks fluently about the Gas Safety Record rather than a “certificate” or a “CP12” is telling you it knows the framework it’s working in.
A landlord service is not the same appointment as a homeowner’s annual service, though the physical work overlaps. If you own your home, no law compels the service — but the warranty and the carbon-monoxide risk make it the appointment to keep.
Why Crystal Palace boilers work harder
Crystal Palace is supplied by Thames Water, and its position is unambiguous: all the water in its region is hard. It draws about 65% from local rivers and 35% from underground reservoirs, passing many times through soft chalky limestone — and on its own classification, 200–300 mg/l of calcium carbonate is hard, above 300 mg/l very hard.4
Hard water matters most on the domestic-hot-water side of a combi, where fresh mains water is repeatedly heated and can leave scale on hot components. The sealed heating circuit has a different problem: magnetite sludge from corrosion, oxygen ingress and untreated system water. BS 7593’s in-line filter, inhibitor and water-testing regime is aimed at that sealed-circuit water quality.1 An engineer who cleans the filter, checks inhibitor and records the system-water condition is doing the service work that keeps a Crystal Palace boiler protected.
Two more things shape a service here. Much of Crystal Palace is period housing — Victorian and Edwardian, on the hills around the Triangle — which means older, sometimes converted flats where the boiler and flue sit in awkward, retrofitted positions. And the district is layered with conservation areas: Croydon’s Local Plan lists the Upper Norwood Triangle, Church Road, Harold Road and Beulah Hill conservation areas across its side alone, alongside the Auckland Road and Howden Road Local Heritage Area.5 That rarely affects a routine service — but it shapes flue and external-pipework decisions if the service uncovers a problem that needs replacement.
Gas & CO safety
A gas boiler is a fuel-burning appliance, and two hazards sit around it.
If you smell gas or suspect a leak, follow the HSE steps, in order:
1. Don’t turn any electrical switch on or off, and no naked flames or smoking.
2. Open doors and windows to ventilate, if it’s safe to do so.
3. Turn the gas off at the meter control handle, if you know where it is and can reach it safely.
4. Leave the property if the smell is strong or you feel unwell.
5. Call the National Gas Emergency Service on 0800 111 999 from outside — free, 24 hours.6
Don’t turn the gas back on until a Gas Safe registered engineer has checked it.
Carbon monoxide is the silent one. It’s colourless, odourless and tasteless, and it’s produced by any fuel-burning appliance that isn’t burning cleanly. A working audible alarm is your protection between services: fit one that complies with BS EN 50291, sited in line with the manufacturer’s instructions. For rented homes, the law now requires it: since 1 October 2022, a carbon monoxide alarm must be fitted in any room used as living accommodation that contains a fixed combustion appliance other than a gas cooker.7 If a CO alarm sounds, stop using appliances, leave the property, call 0800 111 999, do not re-enter until advised, and get immediate medical help.

Find a verified engineer by district
Crystal Palace is really one town spread across five boroughs’ edges — Croydon Council describes it as a centre “at the edge of five London boroughs” where three of them manage different sides of the high street known locally as the Triangle, so that no single borough plans for it as a whole.9 For a boiler service, what changes across it is the housing and the heritage overlay.
Upper Norwood Triangle — the commercial heart, and a conservation area of historic urban-shopping character.5 Flats above shops, tight plant positions, and flues retrofitted into period fabric can make access and flue inspection the time-consuming part, especially where shared rear access or commercial premises below control the route.
Church Road and Westow Hill — grand Victorian streets and larger houses, often converted into flats, where a single service visit may cover more than one boiler. In converted flats the boiler may be boxed into a kitchen or bathroom cupboard, or the flue may run through an awkward altered route, and the conservation designation shapes any external work that follows.5
Beulah Hill and Harold Road — Georgian and Victorian villas on relatively small plots, with older, sometimes oversized systems whose water treatment is the difference between an efficient boiler and a scaled one.5
Anerley and the Bromley/SE20 edge — the Bromley side of the town, where former council homes are managed by Clarion; a tenant here routes a boiler fault, annual check or landlord-authorised access through their landlord rather than booking a private engineer.10
Gipsy Hill, the Lambeth edge and the Southwark/Lewisham fringes — the SE27 and neighbouring edges have similar period stock, but landlord, council or environmental-health escalation depends on the exact address, not just the Crystal Palace name.
Any let property — a landlord’s Regulation 36 gas safety check is due every 12 months, whichever borough the property sits in, and the Gas Safety Record must reach the tenant within 28 days.2 A landlord service and a homeowner service are booked the same way; the paperwork differs.
