Plumbing in a washing machine or dishwasher looks like a two-minute job – until a fill connection lacks proper backflow protection or a badly fitted waste floods the flat below. In hard-water Crystal Palace it’s worth doing properly. Verified plumbers for SE19.

Coverage: SE19 — the Triangle and Upper Norwood, out toward Anerley, Gipsy Hill and the Crystal Palace Park side.
What this covers: supplying and fitting valved feeds, connecting fill and waste hoses, fitting or checking the standpipe and trap, first-fill testing, and moving or adding an appliance point in a kitchen or utility.
Something else? A wider kitchen re-plumb is kitchen plumbing; a drain already blocked is blocked drains; a leak you can’t locate is leak detection; a single tap or valve is tap repair.
Costs: fixed fee per appliance plus parts — see what it costs.
Availability: plumbers set their own hours; check each listing for the cover offered.

Why a “simple” install goes wrong in Crystal Palace
Two things make appliance plumbing here less trivial than it looks: the water going in, and where the water goes out.
Going in. Thames Water states all the water in its region is hard.1 Hard water can scale the fine mesh filter on a machine’s inlet hose and fur the internal heating element, so slow filling or poor heating may start with the appliance feed rather than the appliance itself. A proper install uses good valved feeds you can actually isolate, checks the inlet filter, and leaves the appliance easy to service rather than sealed into a run of units.
Coming out. The supply-side risk is a Water Regulations matter: a machine fill must be protected against back-siphonage so used appliance water cannot be drawn back into the mains supply. Water Regs UK says every plumbing system needs point-of-use backflow protection, and its whitegoods guidance treats domestic washing machines and dishwashers as typically fluid category 3.89 The waste hose, standpipe height, trap and drainage layout are different: they are drainage / Building Regulations Part H and manufacturer-installation matters, not Water Fittings Regulations matters.10
Where a property connects to a combined sewer, heavy rain can add pressure downstream, but the appliance-install point is narrower: Thames Water tells customers to keep fats, oils, grease, food leftovers and wipes out of drains and toilets.2 In a converted villa or flat above a shop, the practical risk is the shared waste stack, trap layout and backflow-protected supply connection. If that shared stack already has a history of backing up, treat the appliance point as a plumbing check, not a quick hose connection.
This is an honest, narrow job — but it’s precisely the kind of small job where cutting a corner has consequences out of all proportion to the ten minutes saved.
What good installation looks like
Short list, because the job is genuinely contained:
Valved, isolatable feeds so the appliance can be serviced or swapped without draining anything. An inlet connection protected against back-siphonage, so the supply can never be contaminated. A waste run at a suitable standpipe height for that appliance, with a proper trap and air admittance, so the machine drains cleanly and nothing back-flows or smells. The installer should follow the appliance manufacturer’s hose-height, routing, anti-flood-device and maximum-hose-length instructions as well as the plumbing requirements. A first-fill test before the plumber leaves means opening the feed valve, checking the hose connection, running a fill and drain cycle, then inspecting the trap, standpipe, waste hose and adjacent units for weeps under real use. If there is a damaged hose, no local isolation, a leaking valve, no trap, an unsafe waste, a blocked gully or a shared stack already backing up, the installer should stop and quote the remedial plumbing before connecting the appliance.
If you rent, the appliance point — the feeds, the waste, the isolation — is part of the plumbing your landlord keeps in repair, even where the appliance itself is yours. Croydon Council, as a landlord, lists water pipes and waste pipes among the installations it must maintain.3
Find a verified installer by district
Crystal Palace is split across councils. Croydon Council describes it as sitting at the edge of five London boroughs, with Croydon, Bromley and Lambeth each managing one side of the Triangle.4 For appliance plumbing that boundary rarely matters — but the building type does, and that varies sharply across the town.
Upper Norwood Triangle & converted villas. In a Triangle flat above a shop, even a dishwasher install may need shutdown or access timed so another flat or business is not left without water. In converted villas, a shared waste stack with a history of backing up should be checked with the freeholder or managing agent before another appliance is added. Adding an appliance to a shared run without checking it can contribute to a neighbour’s blockage, so the check before the connection is the whole value here.
Anerley, Gipsy Hill & the terraced slopes. Older kitchens where a low cupboard can hide a poor standpipe, trap or boxed-in waste arrangement that predates current practice — worth exposing and replacing at install rather than trusting.
Beulah Hill & the Park side. Larger homes and utility rooms with space to fit appliance points properly and accessibly, isolatable and serviceable — the installs where doing it well is easiest.
Beyond that, an honest note: this is the same fitting job in a Triangle maisonette as in a Park-side utility room. The variables are the water hardness (constant across SE19) and the building’s shared drainage (the thing to check). Anyone selling you a dramatically “local” version of a washing-machine install is padding.
What it costs
Appliance installation is normally a fixed fee per appliance plus any parts. A sense-check, not a quote.
| Typical installation job | Editorial estimate |
|---|---|
| Plumb in a washing machine (existing point) | £80–£160 |
| Plumb in a dishwasher (existing point) | £90–£180 |
| Both appliances in one visit | £140–£280 |
| Create a new appliance point (feed + waste) | £200–£450 |
| Replace standpipe / trap / valved feeds | £90–£220 |
Crystal Palace sits inside the London-wide Ultra Low Emission Zone, so a non-compliant van pays Transport for London‘s daily charge of £12.50 for cars, smaller vans and other lighter vehicles.5 It is outside the central London Congestion Charge zone. Frequently asked questions
You can, and many do – but the two things that go wrong are the two you cannot always see. A fill connection without proper back-siphonage protection can risk contaminating the supply, and a waste at the wrong height can siphon the machine empty or let it back-flow.
Back-siphonage protection is a Water Regulations matter. Waste height, trap and drainage layout are drainage / Building Regulations Part H or manufacturer-installation matters.
One common cause is the inlet filter, scaled up by hard water. Thames Water says all its water is hard.
A good install checks and cleans that filter and leaves the feed isolatable so it’s a two-minute job next time.
It can. In a converted villa your kitchen waste may share a stack with the flats above and below, and adding an appliance to a run that cannot take it can cause blockages beyond your own kitchen.
Have the stack checked before the appliance goes in.
The appliance is yours; the feeds, waste and isolation are part of the plumbing your landlord keeps in repair. Croydon Council, as a landlord, lists water and waste pipes among the installations it maintains.
Report a faulty appliance point to the landlord in writing.
Often worth it. An old standpipe or trap that predates current practice is a common source of smells and slow draining, and replacing it at install is cheaper than a return visit.
Why verified plumbers — not a general directory
This is the job people most often let anyone do – which is exactly why it is worth insisting on someone who fits the supply backflow protection and the waste connection correctly. The failures are invisible until they are not.
Every listing is checked before it goes live and re-verified each year: we confirm the business is legitimately trading and verify the named contact, we check evidence of public liability insurance, and we confirm the plumber covers Crystal Palace’s SE19 postcodes before a profile is approved. Because appliance connections are work on the water supply, you can also look a plumber up yourself on WaterSafe, the free, water-industry-backed national register.6 Where a job touches gas, we confirm registration directly with the Gas Safe Register.7
Profiles may be suspended or removed if credentials lapse or credible concerns are raised — see the full verification process →. No customer middleman fee: enquiries go directly to the plumber.
