The council’s answer is to identify a trustworthy trader before the emergency — it runs Trading Standards Checked, a vetted fair-trader directory with checks including compliance history, credit checks and public liability insurance². That’s the same principle behind this directory: a verified plumber, checked before listing, is the opposite of the stranger at your door quoting cash-only for work you can’t assess.

Gas or carbon monoxide is not a plumber call

This one can cost lives, so it comes first. Orpington’s gas network is run by SGN, and its guidance is unambiguous: if you smell gas or suspect a leak, call the National Gas Emergency Service immediately on 0800 111 999³. If parts or a replacement boiler are required, the landlord or engineer should tell you when the works are likely to take place and be completed. If the landlord doesn’t respond within five working days or drags their feet, the council may serve an enforcement notice or instruct contractors — giving higher priority when it’s below freezing and there are older people or young children in the home⁷. For other disrepair, you’ll need written evidence dated within the last three months and a reasonable period (normally 14 days)⁶ before the council steps in.
