What kitchen plumbing covers โ€” sink, taps, feeds and appliances

Kitchen plumbing is everything on the water and waste side of the kitchen โ€” separate from the cabinetry, worktops and electrics.

The sink, waste and trap. A new sink, a replacement bottle trap, a leaking waste connection or a slow-draining double bowl all sit here. For a slow sink, a plumber checks the trap, the appliance waste connection, the fall on the pipe and any grease build-up before deciding whether it’s a fixture fault or a blockage further down โ€” and if it’s a blockage, that’s blocked drains.

The tap and its feeds. Fitting a new kitchen mixer, a pull-out spray or a higher-pressure tap, and the hot and cold feeds and isolation valves behind it. If your existing tap just drips or stiffens, that’s a tap repair. If an under-sink isolation valve has seized or leaks, the plumber may need building maintenance to isolate a wider branch before changing a tap, appliance valve or filter โ€” which can make a small job take longer.

Drinking water stays wholesome. The kitchen cold tap should give wholesome water for drinking. Water Regs UK says a drinking-water tap should, where possible, be supplied direct from the mains rather than through a fitting that stores, treats or filters the water โ€” and where that isn’t feasible, the supply must still be kept wholesome.33 It’s also why a softener gets special handling: Thames Water doesn’t recommend softened water for drinking or cooking and advises a separate tap if you fit a softener,7 so the kitchen drinking tap is usually left on unsoftened mains water. A plumber keeps the drinking supply right when fitting or moving a tap.

Appliances. The supply, waste and isolation for a dishwasher or washing machine in the kitchen run. The wastes need connecting properly โ€” with the right standpipe height or a high loop so they don’t backflow into the sink or each other โ€” and the hose connections checked for weeping. A standalone appliance plumb-in has its own washing machine & dishwasher installation page, but it’s also done as part of a kitchen refit.

Extras. Waste-disposal units, and boiling-water or filtered taps. The plumbing side needs correct isolation, backflow protection where it’s required and access to change a cartridge โ€” and a boiling-water tap also needs an under-sink unit and an electrical spur, which is an electrician’s job, coordinated with the plumber.

Refit plumbing. Moving the sink, capping or extending the supply and waste, and reconnecting everything so it drains and isolates properly. Moving a sink can tip into a bigger job once the waste fall, or the route through the cupboards, won’t allow it. A commercial kitchen โ€” with grease management and trade-effluent rules โ€” is commercial plumbing.


Kitchens in the City: flats, office tea points and hard water

City kitchens tend to fall into two groups: compact kitchens in flats, and the tea points and kitchenettes that serve its workers โ€” the City of London Corporation counts around 8,600 residents against 678,000 workers in 1.12 square miles.1

Office tea points. Much of the City’s kitchen plumbing is office kitchenettes โ€” boiling-water and filtered taps, under-counter dishwashers and the isolation valves that let one unit be worked on without shutting a floor. In a Bank or Broadgate tea point, a leaking dishwasher valve can affect a whole floor if the right local isolation can’t be found, which is why access through building maintenance often comes first.

Hard water and softeners. Thames Water says all the water in its region is hard, so limescale builds up on taps, appliances and fittings over time7 โ€” which is why kitchen taps fur up and why some flats fit a water softener. A softener is plumbed to reduce scale on the general supply, but Thames Water doesn’t recommend softened water for drinking or cooking and advises a separate tap, so the kitchen drinking tap is normally left on unsoftened mains water.7

Kitchen drains and FOG. Fats, oils and grease from cooking are a leading cause of blocked kitchen drains; Thames Water says fat, oil and food scraps are among the main causes of blockages, so they belong in the bin, not the sink.27 A blocked kitchen drain is a blocked drains job.

Compliance. For plumbing work in your property, Thames Water recommends a WaterSafe-approved plumber, whose work complies with the Water Fittings Regulations and can be certified.30 If you rent from the City of London Corporation, report a fault on its repairs line, 0800 035 0003: as landlord, the Corporation maintains communal areas and its own fittings inside the home, while tenants stay responsible for their own fittings or improvements, and work the Corporation isn’t obliged to do can be recharged.11
