Combi, system or conventional — which fits your home?
The right boiler type follows the building and how it uses hot water, not the brochure.
A combi heats water on demand with no cylinder or tanks — space-efficient and well suited to many of H&F’s one- and two-bedroom flats, where the airing cupboard went years ago. Its limit is simultaneous demand: two showers at once is where combis disappoint.
A system boiler works with a hot-water cylinder — better for larger households and homes with more than one bathroom, at the cost of the cylinder’s space.
A conventional (heat-only) boiler with tanks suits some older, larger properties and like-for-like replacements where re-engineering the whole system isn’t justified.

One H&F note: some newer riverside blocks run communal heat or heat interface units rather than individual boilers — if that’s your building, a “new boiler” may not be the right question, and the managing agent is the first call.
Boiler Plus — what the law requires of a new boiler
Since April 2018, new domestic gas boiler installations in England must meet the Boiler Plus standard. Per the government’s Boiler Plus factsheet, that means a minimum efficiency of 92% ErP, with timers and room thermostats an explicit requirement for gas and oil systems — and when a gas combi is installed, one additional energy-saving measure must be fitted, chosen from flue gas heat recovery, weather compensation, load compensation, or smart controls providing automation combined with optimisation.1
Which of the four suits you is a genuine choice, not a formality — the requirement is deliberately flexible to fit different homes — so a good installer discusses it before quoting rather than silently bolting on the cheapest. A quote for a new combi that doesn’t mention any of the four is a quote that hasn’t engaged with the regulations.
Paperwork and commissioning — the part that protects you
A compliant installation produces paper, and the paper matters.
Building Regulations. A new boiler is notifiable building work: per the industry’s Benchmark scheme, installations in England and Wales must be notified to Local Authority Building Control, either directly or through the installer’s Competent Persons Scheme, after which a Building Regulations Compliance Certificate is issued to you.2 Keep that certificate — solicitors ask for it when you sell.
Commissioning and the Benchmark checklist. The installer should complete the Benchmark commissioning checklist in the boiler’s documentation — flow rates, gas rate, combustion readings — and the system itself should be cleaned, flushed and treated in line with BS 7593: a chemical clean and flush before fresh inhibitor goes in, and an in-line filter fitted to protect the new boiler; in hard water above 200ppm, BS 7593 also recommends a scale reducer.2 That last point is live here: H&F sits in Thames Water’s hard-water region, so connecting a new boiler to a dirty or scale-prone system is how ten-year boilers die in five.3
Warranty. Register it, diarise the annual service it requires, and keep the Benchmark record — a long warranty is a maintenance contract in disguise, and Boiler Servicing covers keeping it valid.
Safety first
Installation is gas work from start to finish — which is why the legal line matters most on this page: only an engineer on the Gas Safe Register may install a gas boiler, and you can check any engineer there yourself, free.4
If you smell gas, or suspect a leak — during or after any work: follow the gas emergency steps —
- Open doors and windows to ventilate.
- Turn off the gas at the meter’s emergency control valve, if you can do so safely.
- Put out naked flames and don’t smoke.
- Don’t operate electrical switches — on or off.
- Leave the property.
- Call the National Gas Emergency Service, free and 24 hours, on 0800 111 999 from outside.5
Carbon monoxide. A poorly-running gas appliance can produce carbon monoxide (CO), which you can’t see or smell. A new installation is the natural moment to fit an audible CO alarm — the HSE advises one complying with BS EN 50291, sited in line with the manufacturer’s instructions.6 If a CO alarm ever sounds, get fresh air and call 0800 111 999.
Flues, flats and where the boiler can actually go
In H&F’s flats and conversions, the flue often decides the installation. A flue terminal has to sit clear of openings, boundaries and walkways to manufacturer and Building Regulations requirements — and on an upper floor or an internal kitchen, the compliant routes can be few. Where a flue runs concealed through ceilings or voids, inspection hatches are needed so the whole run can be examined, now and at every future service. Moving a boiler across the flat sounds simple and rarely is: the flue route, the condensate route (which needs a drain or a properly-installed pumped alternative, frost-protected if external) and the gas-supply sizing all travel with it. A good installer surveys all three before quoting; a price given over the phone hasn’t.
Leaseholders: a flue terminal position or a boiler relocation can touch the lease and the freeholder’s consent, particularly on external walls — worth checking before the install date, not after.
