What a boiler service actually involves
A proper annual service is more than a quick look โ a Gas Safe engineer checks that the boiler is burning safely and efficiently, not just that it’s working. Typically it includes:
- A visual and operational check โ casing, seals, mountings, and that the boiler fires and runs correctly.
- Combustion and flue-gas analysis โ using a flue gas analyser to confirm the boiler is burning gas correctly and not producing dangerous levels of carbon monoxide.
- Gas pressure and gas-tightness checks โ confirming the supply and that there are no leaks.
- Checking key components โ the heat exchanger, burner, electrodes, seals and condensate trap, cleaning where needed.

- A boiler service is preventative maintenance โ cleaning, checking and confirming the boiler runs safely and efficiently. It’s about keeping your boiler healthy and the warranty valid.
- A landlord gas safety check (the CP12, now properly a Gas Safety Record) is a safety inspection of all the gas appliances, fittings and flues in a let property, ending in a record that the property is safe. It’s a legal duty for landlords.
The check focuses on safety and compliance; the service adds cleaning and preventative maintenance. A safety check is not automatically a full service, and a service is not automatically a safety check โ though a good engineer can do both in one visit, which is what most landlords sensibly arrange. Landlords and the annual gas safety check (CP12)
