Service versus the landlord’s gas safety check. These are often confused. A service is maintenance to keep the boiler running well. The landlord’s annual gas safety check โ recorded on a Landlord Gas Safety Record, once known as a CP12 โ is a legal safety inspection of the gas appliances and flues the landlord provides;3 it isn’t the same as a full service, and installation pipework is maintained separately rather than as part of that annual check. Many landlords sensibly have both done in one visit.
Whichever you need, only a Gas Safe registered engineer may service or check a gas boiler, which should be serviced in line with the manufacturer’s instructions, and you can ask to see the engineer’s Gas Safe ID card and check it covers boilers.2
Boiler servicing in Islington homes
Islington’s housing and water both make servicing worthwhile. Safety first
A gas boiler is the one appliance where a fault can be dangerous, so treat gas and carbon monoxide as urgent.
If you smell gas or fumes:
- Don’t turn anything electrical on or off, and avoid naked flames and smoking.
- Open doors and windows if it’s safe to do so.
- If you can safely reach it, turn the gas off at the meter’s emergency control handle โ unless the meter is in a cellar or basement.
- Leave the property if the smell is strong or you feel unwell.
- Call the National Gas Emergency line on 0800 111 999 from outside, and don’t go back in until a Gas Safe registered engineer says it’s safe.1
Carbon monoxide. A poorly-running gas appliance can produce carbon monoxide โ a gas you can’t see, smell or taste. The Health and Safety Executive lists symptoms including headaches, dizziness, nausea, breathlessness and drowsiness.8 Warning signs on the appliance itself include sooty staining around it, a lazy yellow or orange flame instead of a crisp blue one, and a pilot light that keeps blowing out. A regular service is an important defence against CO, alongside a working CO alarm to BS EN 50291 (sited per the manufacturer’s instructions) and safe installation. If a CO alarm sounds or you suspect carbon monoxide: stop using the appliance, open doors and windows to ventilate, leave the property, call the National Gas Emergency line on 0800 111 999, don’t go back in until you’re told it’s safe, and seek medical help โ tell them you suspect CO poisoning.
