Listed engineers are checked before publication, but verification is point-in-time. Always confirm the current Gas Safe ID card and appliance categories before gas work begins. You contact and pay the engineer directly.

Safety first โ€” gas, carbon monoxide, and when to escalate

Smell gas, hear hissing or suspect a gas leak. Stop and call the National Gas Emergency Service on 0800 111 999. Open doors and windows. If you know where the gas meter control valve is and can reach it safely, turn off the gas supply at the meter. Do not switch lights on or off, do not use any electrical appliance, do not smoke or use naked flames, and leave the property if the smell is strong.ยน

Carbon monoxide symptoms (headaches, dizziness, nausea, unexplained drowsiness). Get everyone outside into fresh air. If safe to do so, switch off the suspected appliance and โ€” if you know where the gas meter control valve is โ€” turn off the gas supply at the meter. Open doors and windows on your way out. Call 999 if anyone has collapsed or is seriously unwell, or 111 for non-emergency medical advice. Then call 0800 111 999. Do not re-enter until told it is safe.

Per the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022, landlords of rented homes in England must install a carbon monoxide alarm in any room used as living accommodation that contains a fixed combustion appliance (excluding gas cookers).ยณโน For owner-occupiers, fitting CO alarms in rooms with fuel-burning appliances is a recommended safety baseline.

Lambeth council tenants

Per Lambeth Council’s repair responsibility guidance, the Council services its own boilers in council-owned homes โ€” annual service, gas safety check, and heating system maintenance.โน

Lambeth’s housing stock includes social housing across the borough, with post-war estates in areas such as Stockwell, Brixton, Loughborough Junction, Tulse Hill and West Norwood.

If you’re a Lambeth council tenant:

  • Annual service / gas safety check โ€” arranged by the Council. You don’t need to book this yourself.
  • Boiler not working โ€” report via your online tenant account or 020 7926 6000 (working day) / 020 7926 6666 (out of hours).ยนโฐ
  • Repeated missed appointments or service failures โ€” escalate via the Council’s complaints process.

If you book a private engineer instead of going through the Council, you’ll usually pay yourself, and the Council will not usually reimburse.

Leaseholders of former council flats: the boiler inside your demised premises is typically your responsibility under the lease, including its service, per Lambeth’s leaseholder repair guidance.ยนยฒ Where communal heating exists โ€” in some larger estates and in some Vauxhall / Nine Elms blocks โ€” responsibility is usually set out in the lease or tenancy documents and sits with the freeholder or building manager. Always refer to your individual lease.

Right page for your problem?

This page is for routine annual servicing and landlord gas safety checks. For other situations:

Annual service vs CP12 โ€” what’s the difference?

Two different pieces of work that often happen at the same visit:

  • Annual boiler service โ€” a manufacturer-recommended check of the boiler’s condition, combustion, controls and safety devices. Helps maintain the manufacturer warranty where annual servicing is a warranty condition, and helps identify faults before they worsen. Recommended for most domestic boilers.
  • Annual landlord gas safety check โ€” a legally required annual check, completed by a Gas Safe registered engineer, on the gas appliances and flues the landlord provides, plus relevant gas installation duties. The check produces the Landlord Gas Safety Record (sometimes called a “CP12” in industry usage; there is no legal document called a CP12). Per HSE, records must be kept for 2 years and a copy issued to tenants within 28 days of the check.ยนโธ

Lambeth has many rented homes, so annual landlord gas safety duties are relevant to many households โ€” for landlords, the annual gas safety check is required for gas appliances and flues they provide.

Many engineers can do both at one visit if the boiler is the only gas appliance. The landlord’s annual gas safety check must cover every landlord-provided gas appliance and flue โ€” so if the landlord provides a gas hob, gas fire or other gas appliance, those must be included.

Confirm when booking. (Older Lambeth flats โ€” particularly conversions in areas such as Brixton, Stockwell and Tulse Hill โ€” may still have gas fires that aren’t in regular use; the engineer must still inspect them as long as the landlord provides them.)

A gas safety inspection commissioned at the point of sale or before completion is similar in scope but is a one-off purchaser’s report โ€” not a CP12, which is specifically the landlord record.

What’s included in an annual service

A typical annual boiler service takes 30โ€“60 minutes and commonly includes:

  • Visual inspection of the boiler and surroundings (case, flue route, pipework)
  • Removal of the boiler casing and inspection of internal components
  • Cleaning of the heat exchanger, burner and condensate trap as needed
  • Combustion analysis with a flue gas analyser (CO and COโ‚‚ readings)
  • Check of safety devices and controls (PRV, pressure gauge, flame failure)
  • Check of system pressure and inhibitor level
  • Check of the flue and flue terminal externally
  • Issue of a service record (Benchmark Service Record entry, manufacturer-specific service log, and/or the engineer’s own service certificate)

If the engineer finds a fault during the service that affects safety or efficiency, they should explain it, quote for the remedial work separately, and not proceed with repairs without authorisation.

Before you contact

Before the engineer travels, have ready:

  • Service type โ€” annual service, CP12, homebuyer inspection, or first warranty service?
  • Boiler details โ€” make, model, approximate age, location in the property
  • Other gas appliances โ€” for CP12, list every gas appliance the landlord provides (boiler, hob, oven, fire) so the engineer arrives prepared. In older Lambeth flats โ€” particularly conversions across areas such as Brixton, Streatham and West Norwood โ€” landlord-provided gas fires in living rooms can be easy to forget if not used regularly.
  • Existing service history โ€” have you had it serviced before, and when? Knowing the last service date helps the engineer scope the visit
  • Manufacturer warranty โ€” if your boiler is under warranty, confirm whether your warranty terms require a brand-trained engineer (some manufacturers, e.g. premium brands, require warranty service by an “Accredited Installer” or similar)
  • Landlord paperwork needs โ€” confirm the engineer can issue a CP12 and email a copy directly to the landlord and tenants
  • Access constraints โ€” for flats with the boiler in a kitchen cupboard or airing cupboard, mention any boxing-in or limited clearance. Many engineers will turn back from a service if the boiler casing can’t be safely removed.

Manufacturer warranty and the Benchmark Service Record

Many modern boilers have manufacturer warranties that require annual servicing to remain valid. Failure to keep the Benchmark Service Record up to date โ€” the dedicated service log inside the boiler installation manual โ€” can invalidate the warranty. Check your warranty terms for the exact requirements.

A warranty service should be done by a Gas Safe registered engineer who:

  • Completes the Benchmark Service Record (or the manufacturer’s online equivalent)
  • Uses manufacturer-specified parts where parts are needed
  • For some premium brands, holds manufacturer-specific accreditation

If your boiler is under warranty and you can’t find the original Benchmark log, ask the engineer to record the service in writing and on the manufacturer’s online warranty portal where one exists. Keep a copy with your property documents.

Lambeth-specific signals

Conversion flats and combi servicing

Lambeth’s housing stock spans Georgian terraces in Kennington and Vauxhall, Victorian and Edwardian conversion flats across Brixton, Stockwell, Streatham, Tulse Hill and West Norwood, post-war estates in central and southern parts of the borough, and modern developments around Vauxhall and Nine Elms. Layout, access and boiler position vary significantly between properties and individual refurbishments.

In many flats across areas such as Brixton, Stockwell, Streatham, Tulse Hill and West Norwood, boilers are often installed within existing cupboard space or retrofitted into kitchens and utility areas. The exact position depends on how the property has been converted or updated over time.

A common issue encountered during servicing is restricted access. Boilers may be boxed in, surrounded by shelving, or installed in cupboards that were not designed for modern service clearance requirements. Where the casing cannot be safely removed, a full service may not be possible.

In some properties โ€” particularly subdivided houses or flats โ€” the gas meter may be located outside the immediate living space (for example in a communal cupboard or basement). Access to the meter may be required for safety checks.

Always confirm boiler location, access and meter position when booking. This helps avoid aborted visits and ensures the engineer can carry out a full service.

Hard water and service findings

Lambeth sits in the Thames Water supply area, which Thames Water describes as hard across the region.ยฒโถ

Hardness can affect heating systems differently depending on the property โ€” particularly in older flats and houses across central Lambeth (areas such as Brixton, Stockwell, Streatham, Tulse Hill and West Norwood) where original pipework may not have been replaced.

Symptoms that may surface at service include heat exchanger noise (“kettling”), reduced flow rate from the hot tap, or short-cycling. If the property has had recurring scale issues, the engineer may recommend remedial work โ€” for example a power flush or fitting a magnetic system filter โ€” separate from the service itself.

Lambeth’s housing stock and what brands you typically see

Across Lambeth, you’ll find a wide range of property types โ€” from Georgian terraces and Victorian/Edwardian conversion flats through to post-war estates and modern developments around Vauxhall and Nine Elms. Boiler ages and conditions vary widely depending on property type and refurbishment history.

When you book, give the engineer the boiler’s make and model โ€” usually printed on a sticker on the casing. UK domestic boilers come from a range of manufacturers; you may have a Worcester Bosch, Vaillant, Ideal, Baxi, Viessmann or Alpha (among others). Older properties sometimes have legacy installations from brands such as Potterton, Glow-worm or Halstead, where parts availability may be limited and a service may flag the boiler is approaching end-of-life.

When booking, confirm the engineer services your specific make and model. For warranty servicing of premium brands, some manufacturers (notably Worcester Bosch and Vaillant) operate accreditation schemes โ€” confirm with the engineer whether they hold the relevant manufacturer accreditation if your boiler is under an extended warranty.

Older boilers and replacement decisions

Lambeth’s housing stock varies considerably by area โ€” Georgian terraces in Kennington and Vauxhall, Victorian and Edwardian conversion flats across Brixton, Stockwell, Streatham, Tulse Hill and West Norwood, post-war estates in central and southern parts of the borough, and modern developments around Vauxhall and Nine Elms. Boiler stock follows a similarly varied pattern, depending on property type, refurbishment history and previous replacement choices.

An older boiler may flag at service with parts that are obsolete or expensive to source โ€” particularly for legacy brands no longer dominant in the new-install market. Engineers will often tell you if a future failure would likely tip the boiler into replace-rather-than-repair territory. See Boiler Installation Lambeth for replacement options.

Conservation areas and flue routing

Lambeth has 62 designated conservation areas covering approximately 30% of the borough.โธ Annual servicing itself doesn’t engage planning, but if the service flags that the boiler is end-of-life and needs replacing, the new flue routing may need planning consideration in conservation areas โ€” particularly for visible front elevations or near listed features.

Lambeth has a high concentration of conservation areas across central Lambeth, Clapham, Stockwell, Herne Hill, Tulse Hill and Kennington. If you’re planning a replacement following the service, check the property’s conservation area status with Lambeth Council planning and mention it to the engineer โ€” flue position is a common sticking point.

Private renters and landlords

Per HSE, landlords have specific legal duties on gas safety in rented homes:ยนโธ

  • Annual gas safety check by a Gas Safe registered engineer on the gas appliances and flues the landlord provides, plus relevant gas installation duties
  • Records kept for 2 years after the check
  • Landlord Gas Safety Record (CP12) issued to the tenant within 28 days of the check
  • New tenants must be given a copy before they move in

Per Section 11 of the Landlord and Tenant Act 1985, every short-lease residential tenancy contains an implied covenant by the landlord to keep in repair and proper working order the installations for the supply of gas and for space heating and water heating.ยนยณ

A landlord who fails to arrange the annual check, or fails to issue the Landlord Gas Safety Record to tenants within 28 days, is in breach of gas safety duties and may face enforcement action.

Tenants: if you haven’t been given the Landlord Gas Safety Record (sometimes called a “CP12”) within 28 days of the check (or at all), ask the landlord in writing for a copy.

Selective licensing

Most privately rented homes in Lambeth โ€” those located in 23 of the borough’s 25 wards, subject to property-level exemptions โ€” require a licence under the Council’s Selective Licensing Scheme.ยนโด

Designations are time-limited and subject to change โ€” always check current ward status using Lambeth Council’s Ward Checker before relying on this. Only Vauxhall and Waterloo & South Bank wards are excluded.

Practically, this means a Lambeth landlord renting in Brixton, Clapham, Stockwell, Streatham, Tulse Hill, West Norwood, Herne Hill, Kennington or any other in-scope ward must hold a current selective licence. Note that these named areas are neighbourhoods rather than ward names โ€” confirm the property’s ward status using Lambeth Council’s Ward Checker.

Per Lambeth’s published selective licence conditions, where gas is supplied to a licensed property, the licence holder must be able to produce an annual gas safety certificate to the Council on request โ€” Lambeth’s published condition states this must be provided “within 14 days” if requested.โดยน Tenants in scope wards can ask the landlord for the current gas safety record, and Lambeth may enforce licence conditions if the landlord fails to comply.

What does boiler servicing cost in Lambeth?

Boiler service quotes are normally fixed-fee for the visit โ€” not hourly. Confirm what’s included before booking, particularly whether a flue gas analysis and Benchmark Service Record update are bundled.

Indicative internal estimates based on recent London plumbing jobs (2025โ€“2026), not regulated rates โ€” no official pricing data exists for private boiler servicing.

Always confirm pricing before work begins. Actual costs vary by boiler, access, and time. VAT applies. Parts (if needed) are normally separate from service labour.

ItemIndicative range
Annual boiler service (gas combi, single appliance)ยฃ80 โ€“ ยฃ140
Annual service + CP12 (single boiler, no other gas appliances)ยฃ100 โ€“ ยฃ180
CP12 only (1 gas appliance)ยฃ80 โ€“ ยฃ140
CP12 with multiple gas appliances (boiler + hob + fire)ยฃ120 โ€“ ยฃ220
Homebuyer gas safety inspectionยฃ100 โ€“ ยฃ180
Manufacturer-accredited warranty serviceยฃ120 โ€“ ยฃ220
Service contract (annual, includes one service + breakdown cover)ยฃ15 โ€“ ยฃ30 / month
Out-of-hours / weekend serviceยฃ140 โ€“ ยฃ280+

Lambeth-specific cost factors: access issues in conversion flats can push a routine service to the higher end of the range โ€” the engineer may need to clear cupboard contents, work around painted-shut panels, or arrange access via shared meter cupboards. Many landlords with multiple Lambeth properties arrange annual contracts with a single engineer or company โ€” usually cheaper per property than booking ad hoc.

Why verified Gas Safe engineers

Per Gas Safe Register, by law any work on a domestic gas boiler must be carried out by a Gas Safe registered engineer.โต ยนโต For a CP12, the engineer must be Gas Safe registered for the categories of appliance being checked.

Always check the current Gas Safe ID card before any work begins โ€” it has the engineer’s photo, licence number, and the categories of work they’re qualified for. Per HSE, you can also verify any engineer’s registration at the Gas Safe Register check service.ยนโต

Before any engineer appears in this directory we check, at minimum:

  • Gas Safe registration against the Gas Safe Register’s “check an engineer” service.โต
  • Public liability insurance โ€” industry-standard rather than a legal requirement, but every listing carries it at time of listing.
  • Business identity โ€” registered company details, trading name, and trading address.
  • Cross-platform reputation checks โ€” a filter at listing, not an assessment of workmanship quality and not an ongoing audit.

Verification is a point-in-time check at the time of listing. Annual Gas Safe re-registration cycles mean the listed engineer’s status should be re-verified at the time you book.โต

FAQs – Boiler Servicing Lambeth

It depends on whether the casing can still be safely removed. Service-clearance requirements vary by boiler manufacturer and model.

If shelving or units have been fitted too close to the casing, the engineer may not be able to service it. Clear the obstruction before the visit, or have the engineer assess it and reschedule if remedial work is needed first.

This is common in conversion flats across Brixton, Stockwell and Streatham. Mention it when booking so you don’t lose the visit fee.

Possibly, but book a service to be sure.

Warning signs include a yellow or orange flame, sooty marks around the casing, or a CO alarm sounding. If any are present, treat it as an immediate safety issue.

The landlord must give you a copy of the Landlord Gas Safety Record within 28 days of the check.

Ask the landlord or letting agent in writing for a copy and keep the message. If they do not respond within a reasonable time, contact HSE and Lambeth Private Sector Housing where licensing applies.

Selective licensing covers Streatham wards, and Lambeth licence conditions require the landlord to produce an annual gas safety certificate to the Council on request.

Landlord Gas Safety Record is the formal name. CP12 is the older historical name from the CORGI period.

Gas Safety Certificate is the common everyday term. In practice, all three usually refer to the legally-required annual gas safety document for rented properties.

Yes. Most warranties require the first annual service within a set window, often 12โ€“14 months from installation.

Check your warranty terms for the exact requirement.

Not always. Minor remedial work may be reasonable to authorise during the visit.

For larger work, such as heat exchanger replacement or flue rerouting, ask for a written quote, take time to consider it, and ideally get a second opinion.

Communal boilers serving multiple flats are normally the freeholder’s or building manager’s responsibility, not the individual landlord’s.

If your flat has district or communal heating, the CP12 obligation may not apply to an individual boiler in the flat because there may not be one. Ask the landlord in writing what gas appliances they provide, such as a gas hob or gas fire. Check your individual lease.

No. Gas appliance servicing is gas work and must be carried out by a Gas Safe registered engineer.

Servicing a domestic gas boiler yourself is dangerous, may breach gas safety duties, and typically invalidates the manufacturer warranty.

Tenants should allow reasonable access for gas safety checks, and landlords must take reasonable steps to arrange access.

If the proposed time is genuinely inconvenient, ask in writing for a suitable alternative. If a landlord cannot get access despite reasonable steps, they may seek a court order, but that is a last resort.

Areas covered

Lambeth’s postcodes span 13 districts crossing central, south, and southeast London. Property type and access conditions vary across the borough โ€” when you book, mention the postcode and the property type so the engineer can plan the right approach.

  • SW2 โ€” Brixton, Brixton Hill, Streatham Hill (parts). Includes older terraced housing, much of which has been converted into flats.
  • SW4 โ€” Clapham, Clapham Common, Clapham Park (parts). Includes period terraces and 1930s mansion blocks; Old Town area includes listed properties.
  • SW8 โ€” South Lambeth, Stockwell (parts), Vauxhall (parts), Oval (parts). Includes period terraces, conversion flats, and modern new-build developments around Nine Elms and Vauxhall.
  • SW9 โ€” Brixton (parts), Stockwell (parts), Angell Town, Loughborough Junction (parts), Oval (parts). Includes period terraces and post-war housing.
  • SW12 โ€” Clapham Park (parts) (postcode crosses borough boundary into Wandsworth โ€” confirm the property is in Lambeth before booking).

  • SE27 โ€” West Norwood, Tulse Hill (parts), Gipsy Hill (parts). Includes period housing and post-war development.

When booking, mention the postcode and the property type โ€” flat (which floor), house, communal-heated new-build โ€” so the engineer can budget the right time.

Closing

Annual boiler servicing is an important routine maintenance job โ€” especially across Lambeth, where the variety of property types means access constraints and retrofit-fit issues commonly surface during servicing. Annual servicing helps maintain manufacturer warranties where annual servicing is a warranty condition, helps identify safety issues before they worsen, and surfaces operational faults early.

For Lambeth landlords, the annual gas safety check is a statutory duty under the Gas Safety (Installation and Use) Regulations 1998 on the gas appliances and flues the landlord provides; the resulting Landlord Gas Safety Record (sometimes called a “CP12” in industry usage) must be issued to tenants within 28 days. Tenants can contact HSE โ€” which provides guidance and may take enforcement action on gas safety duties โ€” and Lambeth Private Sector Housing where licensing or housing-condition enforcement applies. Selective licensing covers 23 of 25 wards.

Confirm the service includes a flue gas analysis, Benchmark Service Record update, and (where applicable) the Landlord Gas Safety Record before the engineer arrives.
