Safety first — call this first by situation

Existing appliance leaking, hose burst, or active leak under the kitchen units. Turn off the appliance shut-off valve (the small valve on the supply pipe behind the appliance) or, if you can’t reach it, the internal stop tap (usually under the kitchen sink). What an installation actually involves

Every washing machine, washer-dryer or dishwasher install needs three things in place:

  • Cold water supply with an isolation valve (sometimes a hot supply too on older dishwashers)
  • Waste connection — either a stand-pipe or a connection to the sink trap
  • 13A electrical socket within reach of the appliance cable. Do not use extension leads for permanent appliance installation.

For a like-for-like swap into existing connections, this is usually a 30–60 minute job. For a new position, the plumber will need to run new supply and waste pipework, and an electrician will need to add a socket if there isn’t one already.


Before booking — check what’s already there

Before calling, take a quick look behind the existing appliance space. Confirm:

  • Cold supply isolation valve — usually a small lever or screw-slot valve on the cold pipe at the back. Some have a separate hot supply too.
  • Waste outlet — either a vertical stand-pipe (a pipe sticking up from the unit base) or a spigot on the kitchen sink trap.
  • Socket — a 13A socket within hose-and-cable reach of the appliance position. If there’s no socket at the appliance position, an electrician is normally needed before the plumber can complete the install.
  • Floor space and door clearance — new appliances are often a fraction wider than older ones; under-counter spaces may have a tight fit.

If any of these are missing or in the wrong position, the install becomes a longer job. Tell the plumber when you call so they bring the right parts and budget the right time.


When you call

Before the plumber travels, get the following in writing (a text or email is fine):

  • Callout fee — and what it includes
  • Hourly rate or fixed-fee — appliance installs are often quoted as a fixed visit price
  • Removal of old appliance — included in the price, or charged separately? Disposal is normally extra.
  • Hose length / extensions — new appliances often come with shorter hoses than older models. If the existing connections are far from the appliance, ask whether extension hoses are included.
  • Stand-pipe height — most appliances need the waste outlet between specific heights from the floor. The plumber can adjust if needed.
  • Out-of-hours uplift — if it’s evenings, weekends or bank holidays.

Have ready when you call: appliance type and brand (washing machine, washer-dryer, dishwasher), like-for-like swap or new position, whether existing connections (cold supply with isolation valve, waste, 13A socket) are present, premises type (flat / house / commercial), and your postcode.


Water Regulations — what applies

Per the Water Supply (Water Fittings) Regulations 1999, water fittings must be installed in a “workmanlike manner” and comply with backflow prevention requirements.³⁵

Domestic appliance connections should be installed so they do not create a backflow risk and comply with the Water Fittings Regulations. Installations should include suitable isolation for maintenance.³⁵ The installer should confirm the correct arrangement for the appliance.


Lambeth-specific signals

Conversion flats and shared waste

Victorian and Edwardian conversion flats are common across Brixton, Clapham, Stockwell, Herne Hill, Tulse Hill, Streatham and West Norwood. Streets like Brixton Hill, Acre Lane, Stockwell Road, Streatham High Road and Norwood Road have heavy concentrations of conversion flats with appliance positions retrofitted into kitchens that weren’t originally designed for them. In conversion flats, appliance waste often joins a shared soil stack between flats — a poorly-fitted stand-pipe or loose hose can affect another flat downstairs.

Internal pipework within your flat is normally your responsibility. The shared stack and lateral drain leaving the building are usually the freeholder’s or, since 2011, Thames Water’s.³¹ ³²

Check the lease before adding new appliance waste connections in a leasehold flat.

Mansion blocks and older purpose-built flats

Mansion blocks in Streatham and Clapham (some along Streatham High Road and around Clapham Common) and older purpose-built blocks may have non-standard kitchen layouts and shared meter cupboards. Appliance positions in mansion-block kitchens often inherit awkward pipework runs from earlier refurbishments. Confirm meter and stop tap location before booking.

Modern new-builds (Vauxhall, Nine Elms, Waterloo, South Bank)

Modern apartment buildings around Vauxhall, Nine Elms, Waterloo and South Bank typically have appliance positions integrated into the kitchen design, with isolation valves and stand-pipes in place from new. For these properties, appliance install is usually a clean swap — but always check whether the building has any restrictions on appliance change-outs (some service charges include appliance maintenance, and some leases restrict tenant-initiated alterations).

Listed buildings and conservation areas

Lambeth has 62 designated conservation areas covering approximately 30% of the borough, with concentrations around Clapham Old Town, Brixton Town Centre, Kennington, Stockwell Park, Herne Hill and parts of Streatham. Some properties — particularly Georgian terraces in Kennington and parts of Vauxhall — are listed. Internal appliance installs don’t engage planning, but any external alteration (e.g. new outside waste pipe or external vent) on a front elevation in a conservation area may need consideration. Listed building consent may be required for substantial alterations affecting external elevations.

Hard water

Lambeth sits in Thames Water’s hard-water area.²⁶ Hard water can contribute to limescale build-up on dishwasher heating elements and washing machine components over time, and shortens the life of internal heater elements in particular. Water softeners or regular descaling may help manage limescale. Discuss with the plumber if hard water has been a maintenance issue at the property.

Outside spaces, outhouses and garden flats

Some Lambeth properties — particularly older terraced houses in Brixton, Stockwell, Streatham, Herne Hill, Tulse Hill and West Norwood, and garden flats across the borough — have washing machines in outhouses, garages, kitchen extensions or rear utility rooms where pipework can freeze in winter. Per Thames Water, outdoor and unheated pipework should be protected against freezing.²¹ The installer should confirm the appliance and its supply pipework are appropriately protected (foam lagging, trace heating where appropriate).

HMOs and shared houses

Many Lambeth wards (particularly around Brixton, Stockwell and Streatham close to Lambeth College and the further-education sites, and around the Waterloo/Southwark border for student lettings) have a substantial HMO sector. In HMOs, appliance plumbing is usually the landlord’s responsibility — including any required upgrades for shared-use loading (e.g. multiple users, more frequent cycles). HMOs are licensed separately under HMO licensing rather than Selective Licensing.


Lambeth council tenants and leaseholders

Per Lambeth Council’s repair responsibility guidance, the Council is responsible for the fixed plumbing of council-owned homes — but appliances are normally tenant-supplied unless they came with the property. Council responsibility is subject to tenant responsibilities, misuse exclusions, and whether the fixture was provided or authorised by the Council.⁹

Leaseholders of former council flats: pipework inside your demised premises is typically your responsibility under the lease, per Lambeth’s leaseholder repair guidance.¹² Always refer to your individual lease, which overrides general guidance.


Private renters and landlords

Per Section 11 of the Landlord and Tenant Act 1985, every short-lease residential tenancy contains an implied covenant by the landlord to keep in repair the installations for the supply of water and sanitation.¹³ Pipework, isolation valves and waste connections that came with the property are likely to engage Section 11 repair duties, for tenancies covered by Section 11. Tenant-owned appliances (a washing machine the tenant brought with them) are normally the tenant’s responsibility for installation and maintenance. Tenants may be liable where damage is caused by misuse.

If the appliance was supplied with the property and has failed, tell the landlord (or the letting agent) in writing. Keep a copy.

Selective licensing

Lambeth’s Selective Licensing Scheme currently applies to many privately rented homes in the borough — typically those let to a single-family household or no more than two unrelated sharers — across most wards, with Vauxhall and Waterloo & South Bank excluded.¹⁴ Coverage is subject to ward designation, property-level exemptions, and change.

Check current status with Lambeth Council before relying on this — designations are time-limited. HMOs continue to be licensed separately under the Council’s HMO licensing schemes. A licensed landlord must keep the property in good repair as a licence condition.

A plumber usually expects to fit hoses, isolation valves and stand-pipes to current standards. If your existing setup needs upgrading (e.g. replacing seized iso valves, fitting a stand-pipe where there wasn’t one), expect a higher cost than a clean swap.

Appliance installation doesn’t usually involve gas appliances, so Gas Safe registration isn’t typically relevant. Where work involves gas appliances or gas pipework (e.g. relocating an appliance space near a boiler), Gas Safe registration is verified — under the Gas Safety (Installation and Use) Regulations 1998 (enforced by HSE), any gas work on a domestic gas appliance must be carried out by a Gas Safe registered engineer competent for that category of work, with registration through the Gas Safe Register.⁵ ¹⁵

For a like-for-like swap, some people do this themselves.

Connect the cold inlet, secure the waste hose properly, plug in safely, and check for leaks on the first cycle.

If moving the appliance or adding new connections, you’ll need a plumber and electrician.

Often a good choice for a straightforward swap. It’s usually competitively priced and includes disposal.

Retail installers typically won’t modify plumbing — if changes are needed, a plumber may be more flexible.

This is normal. Options include repositioning the appliance, fitting a manufacturer-approved extension hose, or moving the water supply.

Confirm the approach with the plumber before installation.

Modern dishwashers heat water internally for better control and efficiency.
