Choosing the right boiler

Getting the boiler type and size right is half the job — the wrong choice wastes money and runs poorly for years.

Type. The three broad options are a combi (heats water on demand, no tank or cylinder — suits smaller homes and flats), a system boiler (works with a hot-water cylinder — better for homes with more bathrooms and simultaneous demand), and a regular/conventional boiler (cylinder plus a cold-water tank, common in older houses). Size. Boiler output should be matched to the home with a proper heat-loss calculation, not guessed. Oversizing is a common mistake — it costs more and cycles inefficiently. A good installer surveys the property, counts radiators and bathrooms, and sizes accordingly. This matters most when a replacement is part of a bigger project: Redbridge Council’s extension guidance specifically says that if you extend central heating into an extension or conversion, your plumber or heating engineer should check the existing boiler has capacity for the additional radiators — so a home that’s been extended or reconfigured wants a proper heat-loss calculation, not a like-for-like swap.5

Efficiency. New gas boilers are high-efficiency condensing boilers; the installation’s compliance certificate (below) confirms it meets the energy-efficiency requirements of the Building Regulations. What a compliant install involves

A boiler installation isn’t just plumbing — it’s notifiable building work, and the paperwork is what proves it was done legally and safely.

Building Regulations notification. In England, when a heat-producing appliance such as a boiler is installed, the local authority must be informed so a Building Regulations Compliance Certificate can be issued. A Gas Safe registered installer self-certifies the work and notifies the local authority within 30 days of installation — and as a homeowner it’s worth making sure your engineer does so.1 The certificate confirms the boiler was installed correctly and meets the Building Regulations, including their energy-efficiency requirements.

It’s not the same as a CP12. The Building Regulations Compliance Certificate (a new install meets the regs) is a different document from the Gas Safety Record / CP12 (the annual safety check — see Boiler Servicing). Keep the compliance certificate safe; you’ll want it when you sell or remortgage. For a Redbridge licensed rental, the install paperwork matters for licensing too: the council’s selective-licence conditions accept a Gas Safe Installation Certificate where the boiler was installed less than 12 months ago, with a copy provided to the council within 28 days on demand.6

The physical install. A proper installation includes:

  • A survey and heat-loss sizing before anything is fitted.
  • Correct flue positioning — clear of windows, doors and openings by the required distances.
  • A condensate drain run correctly, ideally internally to a drain, since an external run is what freezes in winter.
  • System cleaning — a power flush or chemical clean and a system filter, especially on an older system in hard water, so debris doesn’t damage the new boiler.
  • Commissioning and testing, and the manufacturer’s Benchmark certificate completed to validate the warranty.

Gas Safe only. Installing or replacing a gas boiler is gas work, so by law it must be done by a Gas Safe registered engineer — the HSE requires the business to be on the Gas Safe Register, and only a registered installer can self-certify the Building Regulations notification.2 Always ask to see the engineer’s Gas Safe ID card.


Find a verified engineer by district

A new boiler goes into every kind of home in Redbridge, and the property shapes the install.

Ilford, Ilford Town and Loxford (IG1). Redbridge Council’s Ilford Housing Zone has brought hundreds of new town-centre homes in managed flats and mixed-use blocks around Ilford Hill and the High Road.3 A flat usually takes a wall-hung combi, and the flue and condensate routing has to work with the building — an external-wall flue position and a condensate run that ties into the block’s drainage — so in a managed block the install often needs the agent’s sign-off as well as the engineer’s.

Wanstead, Aldersbrook, Snaresbrook and the Woodford areas (E11 / IG8 / E18). Redbridge has 16 conservation areas, several here — Wanstead Village, the Edwardian Aldersbrook and Lake House Estate, and the Woodford areas among them — with extra planning rules to protect their character, and listed buildings protected inside and out.4 The Building Regulations notification (below) is separate from planning: a like-for-like internal swap is a Gas Safe / building-regs job, but a new flue terminal, visible external pipework or a relocated boiler changes the outside of the property and can raise planning or conservation-area issues — so the flue and any external route are worth checking before work starts on a period home. An older system also usually wants a thorough flush before a new boiler goes on.

Seven Kings, Goodmayes and Chadwell Heath (IG3 / RM6). Elizabeth line corridor terraces and semis, a common spot for combi swaps and system upgrades. Chadwell Heath sits on the borough boundary, so confirm the address is within Redbridge.

Gants Hill, Newbury Park, Barkingside, Fairlop, Hainault and Clayhall (IG2 / IG5 / IG6 / IG7). The broad suburban belt of family houses, where a system boiler with a cylinder often suits a home with more than one bathroom, and where a straightforward replacement on good A12 and A406 access is the everyday job.


Safety first

A boiler is a gas appliance, and an installation done by anyone other than a Gas Safe registered engineer is both illegal and dangerous. The two serious risks gas carries are a gas leak and carbon monoxide.

If you smell gas or suspect a leak. Natural gas has a strong “rotten egg” smell added to it. The Health and Safety Executive and the National Gas Emergency Service set out a clear order:7

  1. Don’t touch anything electrical — no light switches on or off, no naked flames, no smoking.
  2. Open doors and windows if it’s safe to do so, to ventilate.
  3. Turn off the gas at the meter control valve if you know where it is and can reach it safely (unless the meter is in a cellar).
  4. Leave the property if the smell is strong or you feel unwell.
  5. Call the National Gas Emergency Service on 0800 111 999 from outside — free, 24 hours.

Carbon monoxide. A correctly installed and commissioned boiler burns cleanly; a botched install can produce carbon monoxide (CO), which the Health and Safety Executive warns you cannot see, taste or smell.8 Symptoms include headaches, dizziness, nausea, breathlessness, tiredness and difficulty thinking clearly. This is one more reason a new boiler must go in via a registered engineer who tests and commissions it properly.

Carbon monoxide alarm. Fit an audible CO alarm with any gas appliance, as the Health and Safety Executive recommends.8 Gas Safe Register advises it should comply with BS EN 50291 and carry an approval mark such as a Kitemark, sited per the manufacturer’s instructions.9

Get the certificate. After the install, make sure you receive the Building Regulations Compliance Certificate and the manufacturer’s Benchmark record — they’re your proof the work is legal and your warranty is valid.
