The rules a bathroom fit actually has to meet

A bathroom installation must use fittings of an appropriate quality and standard, be completed in a workmanlike manner and include backflow protection appropriate to the risk. Certain installations require advance notification to the water undertaker, including a bath over 230 litres and specified bidets with an ascending spray or flexible hose.1 The protection and notification route should be confirmed for the actual fittings selected.

Before quoting a new layout, measure static and dynamic pressure, available flow and hot-water capacity; identify the soil-stack position, maximum viable WC route, waste fall and ventilation; and confirm the floor and wall construction. Where a refit adds or replaces an unvented hot-water cylinder, the work must be done by someone with the necessary competence and completed through the appropriate Building Regulations notification or certification route. WaterSafe can be checked for approved water-supply plumbing.2

If you rent, report faults promptly. Landlord-provided sanitation installations are generally the landlord’s responsibility under section 11, while tenant-caused damage and tenant-owned fittings may remain the tenant’s responsibility.3

The Dulwich Estate and Dulwich’s period stock

Where a specific property is subject to The Dulwich Estate Scheme of Management, structural alterations and some external changes may require an Estate licence, separate from council planning or building control.45 Estate status and the exact scope must be checked for the individual address; it does not establish the internal plumbing layout.

For a bathroom refit, the soil route and service access are core constraints. A WC or en-suite cannot simply be placed anywhere: the plumber must confirm stack distance, fall and ventilation, and whether a pumped solution is appropriate for a lower-ground room. Concealed valves, traps and cisterns need permanent access panels. Before finishes are completed, inspect the waterproofing or tanking and carry out agreed first-fix, flood or leak tests. Electric showers and other bathroom electrical work require coordination with a competent electrician.

Thames Water confirms that the regional supply is hard.6 Limescale can affect some showerheads and valves over time, but pressure, flow, hot-water capacity, cartridge condition and pipe sizing must also be checked.

Find a verified plumber by district

East Dulwich (SE22) — establish the actual floor, wall, soil-stack and waste route at the property. A back addition or box-room layout is a possibility, not an area-wide assumption.

Dulwich Village & West Dulwich (SE21) — confirm whether the specific home is subject to Estate controls and whether a structural change, communal duct or external route requires consent.

Flats & conversions — identify private and communal pipework, obtain freeholder or managing-agent approval before altering a shared stack or duct, and confirm that isolation will not affect another dwelling.

Herne Hill edge (SE24) — the Lambeth side of Dulwich, similar stock; confirm your postcode so you reach a plumber covering your street and the right council for any approvals.

Dulwich is inside the London-wide Ultra Low Emission Zone, which Transport for London operates across all London boroughs; a non-compliant vehicle incurs the daily ULEZ charge.7 Dulwich sits outside the central London Congestion Charge zone.

VerifiedPlumbers is a directory that connects you with verified plumbers; it doesn’t carry out the work itself, and enquiries go directly to the plumber with no middleman fee.

Frequently asked questions

A like-for-like refit may be straightforward, but check the address and scope. Structural alterations, communal-stack changes, external work and some conversions can require Estate, freeholder, council or Building Control approval.

It can be. Under the Water Supply (Water Fittings) Regulations 1999, installing a bath over 230 litres or a bidet with an ascending spray or flexible hose must be notified to the water company (Thames Water) in advance. A good plumber handles this.

Confirm that the installer is competent for unvented hot-water systems and that the work will be notified to Building Control or self-certified through an applicable competent-person scheme.

Landlord-provided sanitation installations are generally the landlord’s responsibility. Tenant-caused damage and tenant-owned fittings may remain the tenant’s responsibility, so report the fault and confirm the circumstances.

Hard water can leave deposits on showerheads and valves over time. Regular maintenance may help, but choose fittings based on pressure, flow, hot-water capacity, service access and product requirements rather than a broad “scale-resistant” claim.

A bathroom project should be agreed only after pressure, flow, hot-water capacity, soil route, waste fall, structure, waterproofing, electrical work and service access are checked. Estate, freeholder or managing-agent approval depends on the specific property and whether shared or structural elements are affected.
