The visit assesses safe operation and flue performance at the time and identifies conditions that could create carbon-monoxide risk; it cannot guarantee zero present or future risk. Faults or remedial work found during servicing are normally quoted separately, and the customer should receive an appropriate service record, including a Benchmark commissioning/service record or digital equivalent where applicable. Annual servicing may be required by the individual manufacturer’s warranty terms, so check the specific warranty and keep the record.

One important distinction: a service is not the same as a landlord gas safety check (the record still often called a “CP12”), though a good engineer can do both in one visit. The HSE advises homes with fuel-burning appliances to fit a CO alarm that complies with BS EN 50291 and is sited to the manufacturer’s instructions.3 If you suspect CO or smell gas, get into fresh air, leave the building and call the National Gas Emergency Service on 0800 111 999 from outside; seek medical advice for possible CO exposure and call 999 if anyone is seriously unwell.4
