What a boiler service is — and what it isn’t

The most useful thing to be clear about before you book is that three different things get muddled together, and they aren’t the same job.

An annual service is preventive maintenance carried out to the boiler manufacturer’s current instructions. The engineer checks the items required for that appliance, commonly including combustion, flue integrity, gas rate, safety devices and controls. Cleaning or dismantling is done where the manufacturer’s procedure or the findings require it, not automatically on every model. Many manufacturer warranties require documented annual servicing, but the manufacturer’s own current warranty terms are authoritative. Servicing supports safe and efficient operation but cannot guarantee that a future fault will not occur. Where the installation uses the HHIC Benchmark record, the service details should be completed and left with the customer.1

A landlord gas safety check is a separate legal duty, not the same as a service. Repair parts and corrective work require the customer’s agreement and a separate price unless they were expressly included in the original quote.


System-water protection and Earlsfield service access

The building mainly changes access and responsibility. In a terrace or conversion, the engineer may need to inspect a flue that passes through an extension, concealed ceiling or another room; if a required inspection hatch is missing, the service may not be completed until suitable access is provided. In a compact leasehold flat, cupboard alterations or freeholder approval may be needed to provide the manufacturer’s service clearances. Where the home is supplied by communal heating rather than an individual boiler, the resident should normally contact the managing agent or heat-network operator instead of booking a domestic boiler service.


Safety first

Why a service is a safety issue, not just efficiency. A poorly-running gas appliance can produce carbon monoxide, and CO can come from any faulty combustion appliance — a service checks combustion and flue integrity precisely to catch that early. Symptoms of CO exposure include headaches, dizziness, nausea, breathlessness and confusion, often affecting several people (and pets) at once and easing when you leave the property. A CO alarm should comply with BS EN 50291 and be sited in line with the manufacturer’s instructions. If your alarm sounds or you suspect CO, get out, ventilate and call 0800 111 999.

Gas Safe only, and landlord duties. Only a Gas Safe registered engineer may service a gas boiler; ask to see the ID card and check it covers your appliance. Since 1 October 2022, relevant landlords in England must also provide a carbon monoxide alarm in any room used as living accommodation that contains a fixed combustion appliance (excluding gas cookers), per the HSE.2
