What a service actually does
A proper annual service follows the boiler manufacturer’s instructions for the make and model. Before starting, the engineer should check the service history and Benchmark record where available. An appropriately qualified Gas Safe registered engineer checks safe operation, combustion and flue condition, seals, controls, safety devices, gas pressure and signs of leaks or corrosion; condensate traps and discharge routes are checked where applicable. Components are removed or cleaned only where the instructions, condition or test readings call for it. If the appliance is unsafe, the engineer should explain the classification, the immediate action taken and any follow-on work; depending on the risk, this may include isolating the appliance. The landlord must arrange an annual gas safety check on the gas appliances and flues it provides, by a Gas Safe registered engineer, and give a copy to existing tenants within 28 days and to new tenants before they move in. The landlord must retain each gas-safety record until two further safety checks of that appliance or flue have been carried out. If the appliance or flue is removed from the premises, the last record must be retained for two years from the date of its last check. Installation pipework is covered by a separate duty to keep it safely maintained.42018 amendment, regulation 5(4) The check produces a gas safety record; it does not include the maintenance a service does, though many engineers do both in one visit.
