Choosing the right boiler for the property {#choosing}
The best boiler depends on the building, not the brochure — and Orpington’s mix of inter-war and post-war suburban houses, bungalows and newer flats means there’s no single answer. A combi heats water on demand with no cylinder, suiting smaller homes and flats with one bathroom and limited space. A system boiler works with a hot-water cylinder and copes better with higher demand — several bathrooms drawing at once, common in Orpington’s larger detached and semi-detached houses. A regular (heat-only) boiler keeps the traditional tank-and-cylinder arrangement, and some older Orpington homes may still run one — where replacing it can involve the airing cupboard, loft tanks and old radiator circuits, not just the boiler on the wall.
Switching type — a regular system to a combi, say — is a bigger job than a like-for-like swap, because it changes how hot water is delivered and often means removing tanks and re-running pipework. A verified engineer should size the boiler to the home’s heat and hot-water demand rather than fitting whatever’s on offer; our Combi vs System Boiler guide helps you weigh it up. If you’re considering a lower-carbon route, an air-source heat pump is a different option with its own grant support and suitability checks — worth raising with your engineer. Whatever the type, a proper survey should check gas-pipe sizing, the flue route, the condensate route, hot-water demand, radiator and system condition, controls and water quality before a boiler is recommended. In flats and maisonettes, the flue route, leaseholder consent and service-cupboard access can decide where the boiler is allowed to go.
What the law requires {#the-law}
Installing a boiler isn’t just a plumbing job — it’s notifiable building work, and cutting corners causes real problems when you sell.
A Gas Safe registered engineer. Only a Gas Safe registered engineer may install a gas boiler; the Gas Safe Register is the official list of those legally allowed to do it. Ask to see the seven-digit ID card before work starts.
Building Regulations notification. A boiler is a heat-producing appliance, so the local authority — here, Bromley — must be told. Gas Safe Register explains that a registered engineer self-certifies by notifying through Gas Safe within 30 days, Gas Safe informs the local authority, and a Building Regulations Compliance Certificate is sent to the property within 10–15 working days. That certificate belongs to the property — keep it, because a buyer’s solicitor or a mortgage lender will ask for it. Installing a boiler outside this route is not legal.
Boiler Plus 2018. New gas boiler installations in England must meet the Boiler Plus standard. The government’s Boiler Plus factsheet sets a minimum seasonal efficiency of 92% ErP, requires time and temperature controls on all gas and oil boilers, and requires every new combi to include one additional efficiency measure — flue gas heat recovery, weather compensation, load compensation, or a qualifying smart control.
Commissioning and warranty. On completion you should receive a Benchmark commissioning record, and the warranty needs registering — usually a condition of keeping the manufacturer’s guarantee valid. In practice you should end up with the Benchmark commissioning record, the Building Regulations Compliance Certificate, the registered warranty, a controls handover and a service schedule. A compliant modern install often also means upgrading the controls or adding thermostatic radiator valves to meet the current standard.
The flue question — the part planning rules can reach {#the-flue}
Every new boiler needs a flue, and its position isn’t always a free choice. If your Orpington property sits in a conservation area or is listed — check with Bromley’s planning service — the flue is constrained: the Planning Portal states that in a conservation area a flue should not be fitted on the principal or side elevation if it fronts a highway; on a listed building, Listed Building Consent is likely needed even where permitted-development rights would otherwise apply; and for flats and maisonettes those rights don’t apply at all, so planning permission is required. Even outside protected areas, a flue terminal must meet minimum distances from windows, doors and boundaries. A verified engineer plans the flue route before choosing where the boiler goes, rather than after.
Preparing the system — the step that protects a new boiler {#prep}
A new boiler fitted onto a dirty old system is a common reason for early problems and disputed warranty claims. Building Regulations Approved Document L states that before a new heating appliance is installed the central heating and primary hot-water circuits should be thoroughly cleaned and flushed, and that in hard-water areas suitable measures should be taken to protect against scale and corrosion, with systems prepared and commissioned to BS 7593. In practice that means a chemical clean and flush to lift out the magnetite sludge decades of corrosion leave behind, a permanent in-line filter, the correct inhibitor, and — given Thames Water confirms the whole region is hard — a scale-reducing measure. On Orpington’s older systems this pre-install clean is often the difference between a boiler that lasts and one that struggles from year one; the deeper remedial clean of a badly sludged system is on Central Heating Repair.
Safety first {#safety-first}
If you smell gas or suspect a leak, follow the National Gas Emergency Service steps in order:
1. Don’t switch anything electrical on or off, don’t use a naked flame, don’t smoke, and don’t use a mobile near the suspected leak.
2. Open doors and windows if it’s safe to do so.
3. If the meter control handle is safely reachable, turn the gas off at the meter — unless the meter is in a cellar.
4. Leave the property if the smell is strong or you feel unwell.
5. Call the National Gas Emergency Service on 0800 111 999 from outside, and don’t go back in until an engineer gives the all-clear.
A correctly installed boiler is the first defence against carbon monoxide. London Fire Brigade says CO comes from boilers that are faulty, badly fitted or poorly maintained, or where flues and vents are blocked — which is exactly why a competent install and a correct flue matter — and recommends an audible CO alarm in any room with a fuel-burning appliance. If you suspect carbon-monoxide poisoning, get into fresh air and seek medical advice — contact NHS 111, or call 999 or go to A&E for severe symptoms — and report it on 0800 111 999. After a new install, keep to an annual service and safety check; see Boiler Servicing.
Landlords and tenants {#renting}
Private landlords. Once a new boiler is installed the ongoing duty applies: under the Gas Safety (Installation and Use) Regulations 1998, HSE requires an annual gas safety check by a Gas Safe registered engineer within 12 months of installing a new appliance and annually after, with the record given to tenants within 28 days and kept for two years.
Tenants. If a boiler needs replacing, that’s the landlord’s responsibility. Bromley says a broken boiler should be reported to the landlord or agent first; where a replacement is needed the landlord should say when the works will happen and provide temporary heaters in winter, and if they fail to act the council can intervene.
Finding a trusted installer in Orpington {#trust}
Two checks protect an expensive, safety-critical job. Verify the engineer or business on the Gas Safe Register by the seven-digit licence number and ask for the ID card. And because a boiler install is exactly the sort of high-value work rogue traders target, Bromley’s Trading Standards Checked — which it calls the only traders vetted by Bromley Trading Standards — is a useful local check, alongside its standing advice to avoid unsolicited doorstep callers.
What a boiler installation costs in Orpington {#costs}
A rough orientation to sense-check a quote — not a price list. No official pricing exists; always get written quotes.
| Job | Typical indicative range | Notes |
|---|---|---|
| Like-for-like combi swap | £1,800–£3,000 | Similar position; includes controls and filter |
| System or regular boiler replacement | £2,200–£3,800 | With cylinder; varies by size and layout |
| Regular-to-combi conversion | £3,000–£4,500+ | Removing tanks, re-piping, added labour |
| System flush + filter at install | £300–£600 | Pre-install clean; protects the new boiler |
Editorial estimate only — not regulated rates, market data or a cost survey. Actual quotes vary by make and output, boiler type, flue and pipe routing, system condition and access. Orpington is inside the London ULEZ, so a non-compliant van may carry the £12.50 daily charge; check the current position.
Why directory-listed engineers {#why-verified}
A boiler install is expensive, safety-critical and legally regulated — and the corners that get cut are the ones you discover when you sell or when a warranty is refused. Every engineer listed for Orpington is checked for identity, insurance and trading presence before going live and rechecked annually, with Gas Safe registration confirmed directly where gas work is involved. These listing checks are administrative and don’t replace your own checks or guarantee workmanship; ask to see the ID card. You contact the engineer directly: no lead fee, no per-enquiry charge, and no pay-to-play ranking, with any Sponsored placement labelled. Workmanship guarantees of 1, 3, 6 or 12 months are set by the plumber and aren’t insurance-backed unless stated; your Consumer Rights Act 2015 rights still apply.
Frequently asked questions
Yes.
Your Gas Safe registered engineer notifies the installation and you should receive a Building Regulations Compliance Certificate for the property within 10–15 working days, plus a Benchmark commissioning record.
Keep the certificate — you’ll need it when you sell or remortgage.
Yes.
Boiler Plus 2018 requires new gas boilers in England to be at least 92% ErP efficient, with time and temperature controls, and every new combi must include one extra efficiency measure such as weather compensation or a smart control.
It should.
Approved Document L says the system should be cleaned and flushed and prepared to BS 7593 before a new boiler goes on, plus an in-line filter and inhibitor — important on Orpington’s older systems, and often a warranty condition.
Not always.
In a conservation area a flue can’t go on a highway-fronting principal or side elevation, listed buildings need Listed Building Consent, flats don’t get permitted-development rights, and terminals must clear windows, doors and boundaries — check with Bromley planning.
Usually yes, but it’s a bigger job — tanks come out and pipework changes, which affects hot-water delivery.
Size it properly for the home; see our Combi vs System guide.
No.
A replacement is the landlord’s responsibility; report it to them first, and Bromley can step in if they don’t act.

A new boiler is only as good as the choice, the install and the system behind it. Get the type right for the property, the flue right for the setting, and the system cleaned before it goes on — and you get a boiler that lasts, stays under warranty, and passes cleanly when you sell. Guarantees vary; confirm with your engineer.
