What an annual service actually involves

A service is not a gas safety check — they’re different things
This trips up a lot of landlords. HSE is explicit that you should not assume an annual service inspection meets the gas safety check requirement, and that a safety check alone doesn’t amount to effective maintenance. A gas safety check is a legal compliance inspection — is the appliance safe, is combustion correct, is ventilation adequate — resulting in a Gas Safety Record. A service is maintenance — cleaning, checking efficiency and replacing worn parts. They overlap, but one doesn’t automatically satisfy the other, and the record often called a “CP12” is properly a Gas Safety Record; CP12 is informal shorthand from the old CORGI era. A good engineer will tell you which they’re carrying out.
System water, filters and your warranty

The in-line filter should be emptied and serviced as part of that annual visit.
This isn’t just best practice — the standard is referenced within Building Regulations Approved Document L, Volume 1, which states that domestic central heating systems should be prepared and commissioned to BS 7593, and inhibitor and filter checks sit within the Benchmark commissioning and servicing record that gas engineers complete, which many boiler manufacturers require to keep the warranty valid. So an annual service that includes the system-water check protects both the boiler and the guarantee behind it.
What the service should leave you with
After the visit, ask for the service record, any combustion readings the engineer took, a note of any advisories or parts that need attention, the findings on the inhibitor and filter, and — where relevant — an updated Benchmark entry. Those records are what demonstrate the boiler has been maintained properly if you ever make a warranty claim or sell the home.
