The first few minutes
Two actions limit the damage before anyone arrives. First, turn the water off — at your internal stop tap, usually under the kitchen sink or in a nearby cupboard, or at a single appliance’s isolation valve if the burst is at one fitting. If the internal stop tap is seized — common in older Eltham homes — the external boundary stop valve near the property line is the fallback. Second, keep clear of electrics the water is reaching: switch off at the consumer unit only if it’s safe and dry to reach, otherwise wait. What actually bursts, and why
Understanding the mechanism helps you brief a plumber and tell a one-off from a wider pipework problem. Three patterns dominate.
Freeze–thaw rupture. Water expands by about 9% as it freezes, and inside a closed pipe that expansion has nowhere to go — the pressure rise splits the pipe wall. The burst usually shows not while frozen but during the thaw, when water flows out through the split under mains pressure. In Eltham’s Victorian and Edwardian terraces and older suburban houses, the highest-risk runs are in unheated lofts, garages, outbuildings and along uninsulated external walls.
Pinhole corrosion in copper. Older copper can develop small pinhole leaks through localised pitting, influenced by water chemistry and original installation. These present as slow seepage — a damp patch on a ceiling or wall — rather than a dramatic burst, and where one pinhole appears, others of similar age and exposure often follow. Joint failures round out the picture: soldered joints fail at the solder line under thermal or mechanical stress; compression joints fail at the olive if over- or under-tightened (a weep weeks after a compression repair usually means an under-tightened olive); push-fit joints fail at the O-ring if the pipe end wasn’t square-cut and deburred. The supply-pipe blind spot
Here’s the detail that catches Eltham households out. The mains arrives under pressure — water companies must maintain a minimum of 7 metres head (about 0.7 bar) at the outside stop valve, and many aim higher, around 1 bar3 — so a burst under pressure floods quickly. But where the burst sits decides whether you can stop it. The pipe from the water main to your boundary — the communication pipe — belongs to Thames Water and ends at the outside stop valve; the supply pipe from there into your home is your responsibility, even though it’s “the mains side”.3
The practical consequence: a burst on your supply pipe, between the boundary and the house, cannot be isolated at your internal stop tap — the leak is upstream of it. Containing it needs the external boundary stop valve, or, where that’s seized or inaccessible, Thames Water attendance. A supply-pipe leak is often a planned replacement in modern MDPE rather than a quick fix, and in older Eltham homes it can also be a lead pipe worth replacing at the same time.4
Frozen pipes: prevent, and thaw safely
Prevention is lagging — insulating the pipe runs in lofts, garages and against external walls before winter, and keeping a little heat in the property during a cold snap. If a pipe has frozen but not yet burst, thaw it gently: open the nearby tap so meltwater can escape, and warm the pipe with a hot-water bottle, warm towels or gentle warm (not boiling) water, working from the tap end back. Never use a naked flame or blowtorch — the rapid expansion can shatter the pipe or the water inside. If it has already split, turn the water off and call a plumber; the burst will show as soon as it thaws.
Make-safe first, full repair second
An emergency burst-pipe call-out is almost always make-safe rather than a permanent repair, and the reason is technical. A lasting repair needs the affected section dry and properly supported — and for a soldered joint, the working area free of standing water. Where saturated plaster, ceilings or insulation surround the leak, drying has to come first. So the make-safe stage — a temporary cap, a compression repair or an isolation valve — restores the rest of the property to service, and the permanent repair, drying-out and any decorative reinstatement follow across one or more later visits. A good plumber will tell you clearly which is happening and quote accordingly.
Older and modern Eltham stock fail differently
In the Victorian and Edwardian terraces and older SE9 houses — Well Hall, New Eltham and the older suburban streets — the classic burst is a freeze-thaw split on pipework run through an unheated loft or void, and older copper is where pinhole leaks appear. Insurance after a burst
Escape of water from a burst pipe is one of the most common home insurance claims, and it helps to know what usually responds. Buildings insurance typically covers damage to the structure — plaster, ceilings, fixed flooring, fitted kitchens and bathrooms, and structural drying — though the failed pipe itself is sometimes excluded while the resulting damage is covered. Contents insurance covers damaged possessions. Home emergency cover, a separate add-on, may fund the emergency call-out and make-safe through the insurer’s contractor — and if you hold it, it’s worth calling that line before instructing your own plumber, as some policies require their approved contractor.
