What kitchen plumbing covers
Kitchen plumbing is everything on the water side of the room: the sink and its taps, the hot and cold supplies feeding them, the isolation valves that let each be worked on without draining the house, the waste and trap under the sink, the feeds and drainage for a washing machine or dishwasher, and any softener, filter or boiling-water tap. Most jobs are one of three kinds — a repair or single swap, connecting an appliance, or re-plumbing as part of a new kitchen — and the right page depends on which. A tap that only drips or has seized is a Tap Repair & Installation job; a washing machine or dishwasher going in is Washing Machine & Dishwasher Installation; a sink that won’t drain is Blocked Drains. Re-plumbing a kitchen — first fix and second fix
A new kitchen is plumbed in two stages. First fix happens when the units are out and walls and floors are accessible: hot and cold supplies and waste pipes are run to where the sink, appliances and any island tap will sit, isolation valves are fitted, and appliance feeds are stubbed out. It’s the stage where relocating a sink or moving an appliance is straightforward — once the units are in, it isn’t. Second fix is the finishing stage once units and worktops are installed: connecting the sink, tap, waste and appliances, testing every joint under pressure, and checking falls on the waste so water drains cleanly.
The Eltham-specific wrinkle is the stock. In an interwar Well Hall semi or a Victorian house the existing runs may be old copper, sometimes lead, and the waste may tie into an older private drainage run — so a competent plumber checks what’s there before assuming a straight swap. In a flat, the sink waste usually ties into a shared soil stack, which is a building or managing-agent matter rather than something to re-route freely.
Kitchen taps, boiling-water and filtered taps

Boiling-water taps deliver near-boiling water on demand from a small under-sink tank. They’re a genuine scald risk and a small pressurised hot store, so they need correct installation, a suitable feed and isolation, and setting up to the manufacturer’s instructions — not a job to improvise.
Filtered and softened water at the sink. If you fit a water softener, there’s an important rule: Thames Water does not recommend softened water for drinking or cooking, and advises keeping a separate hard-water tap or supply for drinking. In practice that usually means a dedicated drinking-water tap or a filter tap run from the unsoftened mains — so the softener protects your appliances and pipework while you still drink unsoftened water. Appliance feeds — washing machines and dishwashers
Washing machines and dishwashers are common in Eltham kitchens and utility spaces, and the connection is regulated for a reason: it’s a route by which dirty water could, in theory, be drawn back into the drinking supply. Under the Water Supply (Water Fittings) Regulations 1999, backflow prevention appropriate to the fluid-category risk must be provided on fittings and appliances, and appliance valves and hoses need to be the right type and correctly fitted. A dedicated isolation valve for each appliance lets it be serviced or swapped without draining the kitchen.

Waste, traps and drainage

Common faults are a trap that leaks at a worn washer, a waste that’s been extended too far or too flat during a previous refit, or a blockage of fat and food debris. A blockage itself — the sink won’t drain — is a Blocked Drains job, and the responsibility split there matters: a blockage affecting only your property, within your boundary, is usually yours, while shared or public drainage is Thames Water’s. If you’re extending a kitchen at the rear, note that Thames Water may require a build-over agreement where work is within 3 metres of a public sewer or 1 metre of a lateral drain — worth checking before drainage is altered.
The water fittings rules
Kitchen work sits under the Water Supply (Water Fittings) Regulations 1999, which set national requirements for water fittings to prevent waste, misuse, undue consumption and contamination of the public supply. Regulation 4 covers the quality and standard of fittings, Schedule 2 covers backflow protection by risk, and Regulation 5 requires certain work to be notified to the water undertaker before it begins. In Eltham, Thames Water enforces those rules, and its Water Fittings Regulations code of practice sets out the local notification and consent process. WaterSafe explains that approved contractors can carry out some work without advance notification and issue a certificate of compliance, which is useful evidence if the water supplier later queries the installation. For a straightforward tap or appliance connection that certificate rarely comes up, but for a full re-plumb or anything the supplier could later question, an installer who can certify is worth having.
Hard water in the Eltham kitchen
The kitchen takes the brunt of Eltham’s hard water because it’s where the hot water, the appliances and the kettle all live. Thames Water says all the water in its region is hard, because it passes through chalky limestone, and it can leave a chalky limescale residue on taps and inside appliances.
