- Lewisham council tenants and leaseholders report general repairs to Lewisham on 0800 028 2028, or through the resident portal.³ Lewisham works to set response times — emergencies within 24 hours, urgent repairs within 5 working days and routine repairs within 20 working days.⁴ For SE3 domestic-boiler, gas and heating repairs, Lewisham currently identifies BSW on 0800 090 2360 or 020 8763 3966.⁴

Drains: is it your pipe, or Thames Water’s?

Where the work is notifiable, the lawful routes include self-certification by a registered competent person, certification by a registered third-party certifier appointed before work begins, or approval through the applicable building-control body. Using a registered electrician is the normal practical route.
- Boilers and heating faults — identify the system and affected component first. A fault involving a gas appliance, gas pipework, flue, combustion seal or combustion controls goes to an appropriately qualified Gas Safe engineer. Wet-side heating faults may go to Central Heating Repair, while electric boilers, immersion heaters and heat-pump systems need the relevant competent trade.
- Notifiable water-fittings work — some plumbing legally has to be notified to your water supplier before it starts, but a WaterSafe-approved plumber can self-certify certain work without that delay.¹¹
Safety: Smell gas or suspect a gas leak? Do not operate electrical switches or use flames; ventilate and turn off the gas only if safe; leave and call the National Gas Emergency Service on 0800 111 999. CO alarm or suspected carbon monoxide? Stop appliances if safe, ventilate, leave immediately, call 0800 111 999 from outside, do not re-enter until the emergency service says it is safe, and seek immediate medical advice. Call 999 if anyone has serious symptoms or has collapsed. Where Regulation 36 applies — generally where residential accommodation is occupied under a lease shorter than seven years or under a licence — the landlord must arrange the required annual gas-safety checks on relevant landlord-provided appliances and flues.¹³
