Blocked kitchen sinks: your pipe or Thames Water’s?
A blocked kitchen sink is usually a plumber’s job — but the responsibility test is worth knowing. Thames Water says you’re responsible for waste pipes within your boundary that serve only your property; once the drain joins a neighbour’s, crosses your boundary as a lateral drain or becomes a public sewer, it’s usually Thames Water’s.³ Their signs of an in-home blockage are that neighbours aren’t affected, your property doesn’t share a drain, or upstairs backs up while downstairs runs; they advise calling a plumber for a blockage in your own drains.⁴ Most kitchen-sink blockages are fat, oil, food scraps and so-called “flushable” wipes hardening in the trap or waste — all of which a bin, not the sink, should take.
Tenure changes who arranges it. For Lewisham council tenants, clearing blockages to sinks and to your own washing machine or dishwasher is the tenant’s responsibility, while major blockages to stacks and surging drains are the council’s, reported on 0800 028 2028.⁵ In a converted flat, a shared stack may fall to the freeholder or managing agent.

Thames Water warns that appliances connected to a surface-water drain instead of the wastewater system can send detergent and dirty water untreated into rivers and streams, so appliance wastewater must not enter a surface-water-only drain.⁶ A competent plumber uses a trapped waste arrangement suitable for the actual drainage design, follows the appliance manufacturer’s instructions for hose height, insertion depth and connection method, and checks that an inherited connection has not been misconnected.
Kitchen renovations, building control and conservation
A full kitchen refit often means moving supply and waste, and that can pull in more than a plumber. First establish whether the proposed drainage or building work requires Building Regulations approval. For a non-higher-risk building, the building-control route may be the local authority or a registered building control approver. For in-scope work on a higher-risk building, the Building Safety Regulator is generally the building-control authority, subject to the statutory exemptions, competent-person provisions and emergency-repair rules. A Thames Water build-over agreement is a separate consent and may be required where work is within 3 metres of a public sewer or 1 metre of a public lateral drain.⁷⁸ Where the property lies within a designated conservation area, check visible external waste runs, vents or terminals with the local planning authority — Lewisham or Royal Greenwich, depending on the exact address. Where Regulation 36 applies — generally where residential accommodation is occupied under a lease shorter than seven years or under a licence — the landlord must arrange the required annual gas-safety checks on relevant landlord-provided appliances and flues.¹¹
No water or low pressure at the kitchen tap
If the water drops off, the kitchen tap is the first thing to check. Thames Water advises trying the cold kitchen tap first: if water comes through there but not elsewhere, it’s very likely an internal plumbing issue for a plumber or landlord; if your neighbours have the same problem, it’s more likely a network issue on Thames Water’s side.¹² That single check often decides whether you need a plumber at all — and knowing where your stop tap is helps too.
