What “general plumbing” covers

General plumbing covers small leaks, valves, overflows, traps, wastes, outside taps and other faults that do not yet point to a specialist service. The first visit is not always a completed repair: seized isolation, concealed pipework, obsolete fittings, specialist parts or communal access can require a temporary isolation, further diagnosis or a return visit.

Before attendance, identify whether the symptom affects one outlet, one room, one flat or the whole building. Check whether neighbours have the same low pressure or loss of water, whether the internal stop tap works and whether a managing agent controls the service cupboard. The how to find your stop tap guide covers common London locations, but the actual position is property-specific.

A practical triage sequence is: isolate a visible leak if possible; measure flow and pressure where low pressure is reported; check an overflowing cistern for inlet-valve, float, water-level or discharge faults; and trace waste smells through dry traps, failed seals, poor falls or inadequate ventilation. After work, waste traps, falls and joints should be tested. A whole-building supply issue may need Thames Water or the block manager; a recurring drain fault may need a drainage contractor; and heating noise or sealed-system pressure loss may need a heating engineer.

Whose job is it in Peckham?

Before you pay for a small job, it’s worth knowing whether it’s actually yours to fix — because in Peckham the answer depends on your tenure and where the problem sits. Here’s the plain-English version.

If you own the property, internal plumbing and the supply pipe from the boundary are normally your responsibility. A private drain within the boundary serving only the property is also normally private. Thames Water is responsible for the water main and communication pipe to the boundary, and for public sewers, shared sections and public lateral drains outside the boundary.1

If you rent, report the problem promptly to the landlord or agent. Section 11 of the Landlord and Tenant Act 1985 generally covers landlord-provided water, gas, sanitation and heating installations, but tenant-caused damage and tenant-owned fittings or appliances can remain the tenant’s responsibility.27 Southwark council tenants report to Southwark; housing-association tenants report to their own provider. The social-rent evidence cited here applies specifically to Peckham and Rye Lane wards and does not identify the landlord at every address.4

Match the check to the work: Gas Safe for gas, WaterSafe for regulated drinking-water work, and schemes such as TrustMark or Buy With Confidence for broader assurance.5 Complaints about a trader can be taken to Citizens Advice, which can pass relevant information to Trading Standards.

Find a verified plumber by district

Bellenden & Choumert (SE15) — pipe age and stop-tap condition cannot be assumed from the building. A plumber should establish the route, isolation and previous alterations before replacing a valve or opening finishes.

Rye Lane & Peckham High Street (SE15) — in a flat above a shop, shutting off water may affect another occupier or need access to a remote valve. Plan isolation to limit business downtime and confirm who can authorise communal access.

Nunhead (SE15) — small faults can arise from scale, wear, corrosion, installation condition or alterations. A weeping joint should not be attributed to hard water without examining the fitting.

Peckham Rye & the Common edge (SE15/SE22) — outside taps, overflows and rear extensions should be assessed from the actual pipe route. Outside taps need suitable backflow protection and frost protection; altered wastes need adequate fall and ventilation.

Queens Road & Peckham Park Road (SE15) — flats and blocks can have communal risers, storage tanks, booster arrangements or service cupboards. Confirm tenure and whether the fault is private or communal before booking privately.

Editorial estimate only, to help you sense-check a quote — these are NOT regulated rates, NOT market data, and NOT a published cost survey. Always agree the call-out charge, hourly rate and whether small parts are included before work starts. See How to read a plumbing quote and the London plumbing costs guide.* Peckham is inside the London-wide ULEZ but outside the central Congestion Charge zone, so a non-compliant vehicle may incur the daily ULEZ charge — reasonable to ask whether any travel charge is in the quote.6

Frequently asked questions

Yes, but availability and minimum charges vary. Ask about the call-out, first-hour rate, parts and whether the visit is expected to diagnose, make safe or complete the repair.

The internal stop tap shuts off the private supply, but its location varies. It may be under a sink, in a cupboard or near the entry point. If it is seized, inaccessible or shared, a plumber may need wider isolation or managing-agent access.

Landlord-provided plumbing is generally the landlord’s responsibility once reported, but tenant-caused damage and tenant-owned fittings or appliances can remain the tenant’s. Council tenants report to Southwark; housing-association tenants to their provider; private renters to the landlord or agent.

Match the check to the work: Gas Safe for gas, WaterSafe for drinking-water fittings, and the government-endorsed TrustMark or Trading Standards’ Buy With Confidence for broader assurance. Every plumber listed here is also verified by us before listing.

Small leaks rarely stay small: they rot cabinets, stain ceilings and, between flats, become someone else’s problem. Turning the supply off at the isolation valve or stopcock and getting it looked at soon is cheaper than waiting.

Contact Citizens Advice for consumer guidance; it can pass appropriate trader complaints to Trading Standards. Also use any contractual guarantee, insurer or scheme complaints route that applies.

Why verified plumbers — not a general directory

Small jobs are where rogue trading is easiest, because people don’t scrutinise a £90 call-out the way they would a bathroom. Every listing here is checked before it goes live and re-verified annually: we confirm the business is legitimately trading and verify the named contact, we check evidence of public liability insurance, and we confirm the plumber covers Peckham’s SE15 postcodes before a profile is approved. Match the check to the work — Gas Safe for gas, WaterSafe for drinking-water fittings — and for broader assurance Southwark signposts TrustMark and Buy With Confidence. Profiles may be suspended or removed if credentials lapse or credible concerns are raised — see the full verification process →. No customer middleman fee: enquiries go directly to the plumber, with no pay-to-play ranking.
