A boiler replacement in England isn’t just swapping a box — it’s notifiable work governed by Building Regulations, with an efficiency specification and a required commissioning process. Under current Approved Document L, a gas-fired wet-heating system normally has a minimum 92% ErP seasonal-efficiency specification. For existing dwellings, there is a defined exceptional-circumstances route with lower minimum values where the normal condensing standard cannot reasonably be met. Time and temperature controls are required; where a gas-fired combination boiler is installed in an existing dwelling, at least one additional energy-saving measure is required — flue gas heat recovery, weather compensation, load compensation, or a smart control with automation and optimisation.¹¹² A Gas Safe registered engineer carries out and notifies the gas-boiler work, so it is recorded with Building Control and you receive a compliance certificate — check the installer on the Gas Safe Register and ask to see the ID card.²

The part homeowners often miss is water treatment. Approved Document L guidance says that before a new heating appliance is installed, the central-heating and primary-hot-water circuits should be cleaned and flushed, suitable inhibitor added, and the system prepared and commissioned to BS 7593.¹² BS 7593:2019+A1:2024 is an industry code of practice that supplies recommendations, including in-line filtration and ongoing water treatment; it is not a standalone statutory command, and manufacturer instructions or the installation specification may impose particular contractual requirements.³¹⁴ In hard-water areas, Approved Document L calls for suitable measures to treat feed water to water heaters and the hot-water circuit of combination boilers to reduce limescale. It does not require one particular scale-reducer device for every boiler type.

Which boiler suits a Sidcup home

Sidcup’s housing mix can inform the initial discussion, but the property and its hot-water demand decide the specification. Bexley’s 2020 Strategic Housing Market Assessment, based on its 2018 Household Survey, recorded Sidcup Ward as roughly 30% flats/apartments, 28.2% semi-detached, 16% terraced and 10.1% detached, with maisonettes and bungalows making up the rest, and 65.9% owner-occupied. These are historical survey results, not a current 2026 housing-stock count.¹⁰

That mix points different ways:

Flats and maisonettes — where space and airing cupboards are tight, a combi may be suitable, subject to adequate mains pressure and flow, the required flue route, condensate disposal, service access and any freeholder or managing-agent permissions. A communal-heating flat is a different case and normally requires the building’s appointed contractor.
Semi-detached houses — where an existing system or regular boiler and cylinder are present, the installer should compare a combi conversion with retaining stored hot water, based on measured flow, simultaneous demand, existing pipework and available space rather than assuming one option from the house type.
Larger houses or homes with high simultaneous hot-water demand — a system boiler with an unvented cylinder may be considered. The cylinder is separate Part G work: it should be installed by a person competent for unvented hot-water systems, with Building Control notification or self-certification through an applicable competent-person scheme as required.¹³

One siting note: Bexley’s Local Flood Risk Management Strategy identifies flood-risk mechanisms around the River Shuttle and Wyncham Stream through parts of Blackfen and Longlands, but neighbourhood proximity alone does not establish the risk at a particular property. Check the address-specific flood information; where risk applies, an installer should consider the height and location of a new boiler and its condensate route rather than simply reusing the old position.¹¹

Grants and the low-carbon option

If you’re weighing a like-for-like gas replacement against going low-carbon, the Boiler Upgrade Scheme (administered by Ofgem in England and Wales) offers £7,500 for an air-to-water heat pump or a ground-source heat pump and £5,000 for eligible biomass. From 21 July 2026, the Boiler Upgrade Scheme will offer £2,500 for an eligible residential air-to-air heat pump. From 21 July 2026 until 31 March 2027, eligible off-gas-grid properties replacing oil or LPG heating with an air-to-water or ground-source heat pump may qualify for the £9,000 uplift; that does not ordinarily apply to a mains-gas Sidcup home.⁵ A heat pump is a bigger change than a boiler swap and needs an MCS-certified installer and a suitable system, so treat it as a separate conversation — but it is worth checking eligibility before committing to another gas boiler.

Safety first

If you smell gas or suspect a leak (National Gas Emergency Service advice):⁶ don’t operate electrical switches or naked flames; open doors and windows if safe; turn the gas off at the meter if the handle is reachable (unless it’s in a cellar); leave if the smell is strong; and call 0800 111 999 from outside.

Carbon monoxide: a badly installed or flued boiler can produce CO. Fit an alarm to BS EN 50291, sited per the manufacturer’s instructions.⁷ A properly notified, correctly flued installation by a Gas Safe engineer is your best protection — only a Gas Safe registered engineer may install a gas boiler; verify them on the Gas Safe Register.⁸
