A first visit should establish whether one radiator, one branch or the whole system is affected; check the controls, whether the boiler reaches temperature, pump operation, flow and return temperatures, valve and lockshield positions, balancing and water condition before cleaning is prescribed:

  • Radiators cold at the bottom — restricted flow or sludge is possible, but valve position, balancing, pump performance and the condition of that radiator should be checked before a system clean or power flush is recommended.
  • Cold at the top / needs bleeding — trapped air is possible; if it returns repeatedly, check for air ingress, low pressure or gas generated by corrosion rather than treating bleeding as the complete repair.
  • Pressure keeps dropping — possible causes include a visible or concealed system leak, loss of expansion-vessel charge, pressure-relief-valve discharge or a weeping joint or valve. Diagnosis should include the vessel charge, discharge pipe and leak indicators rather than repeated re-pressurising.
  • Banging, gurgling or ‘kettling’ — these noises have several possible causes, including poor circulation, trapped air, pump or control issues, primary-circuit contamination, and limescale in relevant mains-fed hot-water or heat-exchange components. The sound alone does not identify the cause.
  • Some rooms hot, others cold — check whether the problem affects one radiator, one branch or the whole circuit; test thermostatic-radiator-valve pins, lockshields, pump speed and head, motorised valves, zoning and system balance before deciding that sludge is responsible.

Cleaning, treatment and filtration should be selected according to system condition, the scope of work, manufacturer instructions and the applicable BS 7593:2019+A1:2024 recommendations. Water sampling and debris found in an existing filter can support the diagnosis. A power flush should follow evidence of contamination and an assessment that the radiators, valves and pipework can tolerate it; in some systems, removing and flushing individual radiators is safer. After repairs, the system should be recommissioned, balanced and the inhibitor concentration recorded as appropriate.1 Some valve, balancing or control faults may be fixed on the first visit; model-specific boiler parts, concealed leaks or wider remedial work may require a return visit or separate quote.

External water-filled heating pipework and radiators are ordinarily wet work that a competent non-registered person may undertake. Work on the gas boiler itself, the final water connection to it, and boiler-contained pumps, valves or controls requires an appropriately qualified Gas Safe registered engineer. Water quality and system condition in Sidcup

Two separate mechanisms matter. First, hard water: Thames Water supplies the Bexley area and states that the water in its region is hard. In purpose-built blocks, communal heating or heat-interface-unit faults normally require the managing agent, housing provider or appointed contractor; a resident should not authorise alterations to a communal system independently.
