A service and a gas safety check are not the same thing
People use the terms interchangeably, but they’re different jobs. A gas safety check confirms an appliance is safe to use — the right operating pressure, safe combustion, a clear flue and adequate ventilation. A service follows the appliance manufacturer’s schedule and includes the safety checks plus the model-specific inspection and tests required for that boiler. The manufacturer’s instructions determine which components are opened, cleaned or tested. Depending on the model and schedule, expect the engineer to record the make, model, serial number and service history; carry out a visual inspection before removing the case; check combustion-analyser readings against the manufacturer’s permitted range and the gas rate or heat input where required; inspect the flue seal, terminal, supports and any required inspection hatches; inspect or clean the condensate trap where specified; check case seals and replace disturbed seals or gaskets where required; restore the casing and combustion seal correctly; and test controls and safety shut-down functions. If combustion readings fall outside the manufacturer’s limits or another unsafe condition is found, the engineer may recommend repair, issue a warning notice or isolate the appliance, depending on the risk. Ask for a service record showing readings, defects and recommended work.15 Gas Safe Register recommends servicing gas appliances every 12 months unless the manufacturer states otherwise.1 A service is not the same as fault-finding: a boiler that is already noisy or performing poorly may need a separate repair quote, and descaling, water treatment, a power flush or work on pumps, valves and cylinders outside the boiler is not automatically included.
Two reasons it matters beyond safety. First, guarantee terms: many manufacturer guarantees require servicing at the stated interval and evidence that it was completed, but registration requirements, exclusions and claim conditions vary, so check the exact guarantee. Guarantee terms are separate from statutory consumer rights.14 Second, efficiency: Boiler Plus sets a minimum rated seasonal-efficiency specification when a qualifying gas boiler is installed; it is not an ongoing legal requirement for an existing boiler to achieve a measured 92% at every service. A service checks the appliance against the manufacturer’s specification and records operating or combustion results where required.2
Whoever the engineer is, only a Gas Safe registered engineer may service a gas boiler — find or check one on the Gas Safe Register, and ask to see the ID card, which lists exactly what work they’re qualified to do.3
Hard water, limescale and Sidcup’s landlords
Sidcup is generally within Thames Water’s supply area, subject to an address-specific check. Safety first
