The kitchen holds the one tap in your West Wickham house that has to deliver drinking water — and the longest, hardest-working waste run. Move the sink in an open-plan conversion and both come with rules.

Coverage: BR4 — West Wickham centre and out through Coney Hall, Hayes (Kent) fringe, Eden Park edge and the Shirley/Croydon border.
What this covers: kitchen sinks, taps and mixers, drinking-water and boiling-water taps, waste and traps, relocating supply and waste in a refit, isolation valves, softener and filter connections, and coordinating appliance connections.
Not a whole kitchen? A washing machine or dishwasher is washing machine & dishwasher installation; a slow sink is blocked drains; a dripping tap alone is tap repair & installation. Borough-wide? See kitchen plumbing in Bromley.
Costs: driven by whether the sink stays put or moves, and by appliance connections — see what it costs.
Availability: plumbers set their own hours; each listing shows the cover offered.

The kitchen tap is a drinking-water tap
Every other tap in the house washes things. The kitchen cold tap is the one people drink and cook from — and that changes the rules that apply to it.
If you soften your West Wickham water — and hard water gives good reason to — the kitchen drinking-and-cooking tap must stay on unsoftened mains. The Drinking Water Inspectorate is explicit: if you install a softener, it is very important you do not soften the water to the kitchen tap used for drinking and cooking, because most softeners replace hardness with sodium — a problem for premature babies, whose kidneys can’t filter it well, and for anyone on a low-sodium diet.1 The drinking water regulations carry a standard for sodium that a softener may risk breaching, and artificially softened water should not be used to make up baby feeds.2
So a softener in a West Wickham kitchen is a design decision made before the tap is bought: you need a dedicated unsoftened drinking tap, or a hard-water branch kept to the kitchen sink. An installer who offers to “soften the whole house” without asking about the kitchen tap has missed the one point that matters. And installing an ion-exchange softener connected to the supply is itself notifiable to the water company before the work.3
The DWI adds a warning worth repeating in a borough that sees doorstep traders: buy a softener from a reputable supplier and have it fitted by a qualified plumber — not from a doorstep seller offering to “test your water” and demonstrate it’s contaminated.2 Bromley Council’s own advice is blunt: never deal with uninvited doorstep traders.4
Boiling-water and filtered taps are increasingly popular in West Wickham kitchen refits. A boiling-water tap needs manufacturer-compliant installation, safe pressure and expansion arrangements where required, filter access and suitable electrical provision, and both filtered and boiling taps need the right backflow protection and a serviceable installation — not a novelty bolt-on.
Moving the sink: the waste run nobody plans for
The defining West Wickham kitchen job is the open-plan conversion — knocking the kitchen through to the dining room or into a rear extension, and moving the sink to an island or a new run. It looks like a cosmetic change. Underneath, it’s a drainage problem.
Approved Document H gives a kitchen sink a 40mm trap with a 75mm water seal — deeper than a bath — and caps how far a 40mm branch waste can run unventilated (a maximum of 3.0 metres at the right fall) before the trap siphons and the kitchen smells.5 Move the sink to an island in the middle of a knocked-through room and you can easily exceed that run, or lose the fall — which is exactly why some island sinks gurgle, drain slowly, and smell within a year.
A competent kitchen plumber measures the run to the stack before the units are ordered and the sink position is fixed. Sometimes the answer is a shorter route; sometimes it’s a properly ventilated branch or an air-admittance valve. What it is never is “we’ll make it work” after the worktop is down.
In practice, a first-fix/second-fix kitchen job means routing supplies, pressure testing and capping before cabinets go in, then connecting the sink, tap, waste, softener or appliance tee-ins and testing everything after the worktop is fitted. The plumber should check distance to stack, fall, trap depth, ventilation, access for future repairs and where an electrician or kitchen fitter needs to coordinate around sockets, boiling-water taps or appliance positions.
Ventilation matters here too: a kitchen with a cooker needs mechanical extract — 30 l/s adjacent to the hob, or 60 l/s elsewhere, venting to outside — under Approved Document F, and a recirculating hood on its own doesn’t meet it.6
On the supply side, a kitchen sink tap needs an adequate air gap above the sink’s spillover to prevent backflow — Water Regs UK describes the domestic Type AUK2 tap gap as the vertical gap from the lowest point of the outlet to the spillover level, suitable for low-risk back-siphonage protection up to Fluid Category 3.3
Hard water, and why West Wickham kitchens scale
West Wickham is supplied by Thames Water, which confirms all water in its region is hard.7 In a kitchen that shows up fast: scaled kettles and coffee machines, furred aerators on the mixer tap (often mistaken for a pressure fault when it’s a five-minute clean), and shortened life on dishwashers and boiling-water taps.
That’s the case for softening — and the reason the unsoftened kitchen tap above is not a technicality. It’s why the sensible West Wickham setup is often a softener protecting the hot supply and the appliances, with the kitchen drinking tap left on hard mains or fed through a separate drinking-water filter tap.
One more point, and it belongs to the kitchen because that’s where you drink from: in older homes, especially pre-1970 housing, it is worth checking whether the underground supply pipe is lead before designing a softener or drinking-water branch. The DWI notes that very soft or over-softened water can be more corrosive and dissolve plumbing metals including lead.2 Lead pipework, and Thames Water’s free replacement of its side of it, is covered on our general plumbing page.
Before a kitchen extension or external pipework change, check conservation-area, listed-building, locally listed, Article 4 and sewer build-over constraints. West Wickham does not have the same conservation-area overlay as some Bromley districts, but that does not remove other planning, heritage or Thames Water build-over checks.8

West Wickham is compact and entirely within Bromley. For kitchen work, what changes across it is the type of conversion, not the water.
West Wickham centre and Station Road — interwar and post-war houses where the original small kitchen is being opened into a rear extension; the classic sink-relocation-and-waste-run job.
High Street flats and mixed-use buildings — kitchen waste may connect to a shared stack, so a new dishwasher or sink move can affect neighbours if the run is poorly trapped, undersized or difficult to access through a managing agent.
Coney Hall — 1930s estate housing, often side-return or rear extensions bringing the kitchen into a bigger open-plan space. In a Coney Hall rear extension, the sink position should be checked against the distance and fall back to the original stack before units are ordered.
Eden Park edge — houses toward the Beckenham border; similar refits, same hard-water and drinking-tap considerations.
Hayes (Kent) and the BR4 fringe — larger detached homes with bigger kitchens, more appliances and longer waste runs to manage.
Shirley / Croydon border — the southern edge of BR4; confirm postcode coverage before booking, as West Wickham meets Croydon’s CR0 here.
Any softened home — keep the kitchen drinking-and-cooking tap on unsoftened mains, per the DWI.1 If an installer skips that question, stop.
What it costs
A kitchen tap or waste swap is quick. Relocating the sink and connecting appliances is where time and pipework go. The ranges below are a sense-check for a West Wickham quote, not a price list.
| Typical kitchen job | Editorial estimate |
|---|---|
| Replace a kitchen mixer tap (existing supplies) | £90–£200 |
| Replace a sink and waste (like-for-like) | £120–£300 |
| Fit a separate unsoftened drinking-water tap | £150–£350 |
| Fit a boiling-water tap (tank + connections) | £250–£550 |
| Relocate sink + new waste run (refit) | £300–£800 |
| Connect softener with unsoftened kitchen branch | £300–£700 |
| Full kitchen plumbing first-fix (refit) | £600–£1,500+ |
West Wickham sits inside the Ultra Low Emission Zone, which Transport for London operates across all London boroughs; a non-compliant van up to 3.5 tonnes carries a £12.50 daily charge. It’s well outside the central Congestion Charge zone.9 To read a kitchen quote line by line, see the London Plumbing Costs & Compliance Guide 2026.

Frequently asked questions
The Drinking Water Inspectorate advises keeping an unsoftened supply to the kitchen drinking-and-cooking tap.
Most softeners replace hardness with sodium, a problem for premature babies and low-sodium diets.
Artificially softened water shouldn’t be used for baby feeds.
Usually the waste run is too long or has too little fall after moving the sink.
Approved Document H caps an unventilated 40mm branch at 3.0 metres and needs a 75mm trap seal.
The fix is a shorter route, a ventilated branch, or an air-admittance valve.
Often a scaled aerator, not a pressure fault — Thames Water says all its water is hard.
Unscrewing and descaling the aerator is a five-minute job.
If flow is poor throughout the house, that’s a different, supply-side question.
A water-treatment unit that needs regeneration or produces wastewater is notifiable to your water company before installation, though using an Approved Contractor such as a WaterSafe business may remove the need for advance notification where the Water Fittings Regulations exemption applies.
And keep the kitchen drinking tap unsoftened.
Buy from a reputable supplier, never a doorstep seller.
A kitchen with a cooker needs mechanical extract — 30 l/s next to the hob, or 60 l/s elsewhere, venting outside.
A recirculating hood on its own doesn’t meet Approved Document F.
This matters more in an open-plan conversion where cooking smells travel.
No. The DWI warns against buying from a doorstep seller offering to test your water.
Bromley Council advises never dealing with uninvited doorstep traders.
Buy from a reputable supplier and use a qualified plumber.
Why verified plumbers — not a general directory
The kitchen is where a small job hides a big consequence: the tap you drink from, the softener that must bypass it, and a waste run that fails months after the worktop goes down. None of it is visible at handover.
Every listing is checked before going live and re-verified annually: we confirm the business is legitimately trading and verify the named contact, we check evidence of public liability insurance, and we confirm the plumber covers West Wickham’s BR4 postcodes before a profile is approved. For work on the water supply and its fittings you can also look a plumber up on WaterSafe, the free, water-industry-backed national register, and for whole-project quality on TrustMark, the Government-endorsed scheme — both of which Bromley Council’s own advice points residents toward, alongside its warning never to deal with uninvited doorstep traders.4
Profiles may be suspended or removed if credentials lapse or credible concerns are raised — see the full verification process →. Plumbers pay a flat monthly listing fee; there is no pay-to-play ranking and no per-enquiry middleman fee. Enquiries go directly to the plumber.

A West Wickham kitchen carries the one tap you drink from and the hardest-working waste in the house. Keep the drinking tap on unsoftened mains, plan the waste run before the island goes in, and treat the hard Thames Water supply as the thing quietly scaling fittings. Start with a verified plumber who works BR4 and asks about the kitchen tap before touching the softener.
