An annual boiler service keeps your boiler efficient, safe and under warranty — and in Forest Hill’s Thames Water hard-water area, it can flag scale-related symptoms before they become a breakdown. A service and a landlord gas safety check aren’t the same thing, and it’s worth knowing which you need. Skip to verified engineers ↓

A boiler service and a gas safety check are not the same thing

People use “service” and “safety check” interchangeably, but they’re different jobs with different purposes — and getting them mixed up is where confusion (and sometimes non-compliance) starts.

A boiler service is a maintenance inspection: the engineer checks the boiler is burning cleanly and running efficiently, cleans key components, and heads off faults before they cause a breakdown. It’s what manufacturers require to keep a warranty valid, and the Gas Safe Register recommends an annual service unless the manufacturer’s instructions or your engineer advise otherwise.

A gas safety check is a narrower legal inspection of safety only — that the appliance is safe to use. It’s a landlord’s legal duty (below), and the Gas Safe Register and HSE are explicit that a safety check is not the same as a service, and you should not assume one includes the other. An owner-occupier isn’t legally required to have either, but an annual service is sensible maintenance; a landlord must have the safety check, and a service on top is good practice.

What an annual boiler service covers

A proper service is more than a glance and a sticker. On a typical combi or system boiler a Gas Safe engineer will check the boiler fires and operates correctly, inspect the burner, heat exchanger and main components, check the flue is sound and terminating safely, verify gas pressure and flow, test safety devices, and check for signs of corrosion or leaks. Complete combustion needs adequate air and a clear flue; the HSE stresses that appliances must be able to burn cleanly and that a poorly-burning boiler can produce carbon monoxide, which is exactly what the combustion check on a service is looking for.

Two safety points sit alongside the service. It is illegal for anyone to use a gas appliance they suspect is unsafe — it must be turned off and left until a Gas Safe registered engineer has checked it. And every home with a gas appliance should have an audible carbon monoxide alarm certified to BS EN 50291 — a service is a good moment to check yours works.

Forest Hill landlords: the annual gas safety check

Forest Hill has many flats, conversions and rented homes, so landlord gas duties apply to a lot of local properties. The law is specific. Under the Gas Safety (Installation and Use) Regulations 1998, a landlord must ensure an annual gas safety check is carried out every 12 months by a Gas Safe registered engineer on the gas appliances and flues they provide. After the check, the landlord must keep the record for two years, give a copy to existing tenants within 28 days of the check, and give new tenants a copy before they move in.

The document is the Landlord Gas Safety Record (LGSR)still widely called a “CP12”, which is old CORGI-era shorthand from before the Gas Safe Register replaced CORGI in 2009; the current legal document is the gas safety record. Two things landlords often miss: the safety check is not a service, so many arrange both together; and since 1 October 2022 a carbon monoxide alarm is required in rooms with a gas appliance (other than those used solely for cooking), which the landlord must check is working at the start of a tenancy. Our Landlord Plumbing Compliance Checklist pulls the duties together.

Why hard water makes servicing matter more in Forest Hill

Servicing earns its keep here because of the water. Thames Water says all the water in its region is hard, because it passes through chalky limestone, and hard water is quietly hard on a boiler. Scale can form on hot-water heat exchangers and inside the hot-water circuit, insulating the metal and reducing efficiency. In a combi — common in many Forest Hill flats and conversions — scale can narrow the plate heat exchanger that makes hot water, showing up as fluctuating or lukewarm hot water long before the boiler fails outright.

A service can flag this trajectory early: the engineer can check hot-water temperature stability, flow rate, combustion readings, service history, the system filter, inhibitor condition and any scale-reduction measures, then advise before a heat exchanger is damaged. Routine servicing includes cleaning only where the manufacturer’s instructions require it; heavy internal scaling is a repair or descaling issue, not something a standard service always removes. We don’t publish a single Forest Hill hardness figure — it’s checked by postcode — but the region-wide hard-water reality is why an annual service is a better investment here than in a soft-water area. Our London Hard Water guide explains the wider picture.

Council tenants and leaseholders in SE23

If you’re a Lewisham council tenant in Forest Hill, your gas servicing isn’t arranged through a private engineer. Lewisham’s gas servicing for domestic boilers in SE23 is carried out by its contractor BSW, on 0800 090 2360 or 020 8763 3966, and all communal heating systems are serviced by BSW; the council says it inspects gas pipework and services gas heating appliances every year. BSW’s contractors contact tenants to arrange the annual visit, and you can book through the My BSW portal. For a wider repair, Lewisham’s repairs service is on 0800 028 2028. If you own your home, rent privately, or are a leaseholder responsible for your own boiler, a verified engineer from the listings above is the right route.

Frequently asked questions

Annually, unless the manufacturer’s instructions say otherwise — the Gas Safe Register recommends a yearly service unless a registered engineer advises differently. Most warranties require an annual service by a Gas Safe engineer to stay valid, so skipping it can cost you the guarantee.

No. A service is a maintenance inspection for efficiency and reliability; a gas safety check is a narrower legal safety inspection that a landlord must have done each year. The HSE and Gas Safe Register are clear you shouldn’t assume one includes the other — many people have both done in one visit.

Arrange an annual gas safety check by a Gas Safe registered engineer on the appliances and flues you provide, keep the record for two years, give existing tenants a copy within 28 days and new tenants a copy before they move in. You must also ensure a compliant CO alarm is in place and working where required.

Often limescale. Forest Hill is in Thames Water’s hard-water region, and scale builds on a combi’s plate heat exchanger, restricting hot-water flow and causing temperature swings. A service can flag it early; heavy scaling may need the exchanger cleaned or replaced.

Lewisham’s contractor BSW, on 0800 090 2360, covers SE23 for gas servicing and repairs; they’ll contact you to arrange the annual visit. You don’t book a private engineer for a council-provided boiler.

Why directory-listed engineers

A boiler service is gas work, so who does it matters — every engineer here is checked before listing for identity, insurance, trading presence and Gas Safe registration, and re-checked annually. Listing checks are administrative only; they don’t guarantee workmanship or ongoing compliance, and we’re not a regulator. Always ask to see the engineer’s Gas Safe ID card on the doorstep — it shows who they are and what gas work they’re qualified for. Some engineers offer workmanship guarantees of 3, 6 or 12 months (look for the badge) — set by the engineer, varying in scope, not insurance-backed unless stated. Listed engineers pay a flat monthly fee — no per-enquiry charge, no pay-to-play ranking, and your enquiry goes directly to them. See the full verification process →.
