What a service actually checks

On arrival, the engineer should identify the appliance and model, review the service history and any reported symptoms, confirm that the boiler and accessible flue can be inspected, and then follow the boiler manufacturer’s current service instructions. Depending on the appliance, the procedure may include visual condition checks, seals, safety devices, controls, condensate and visible signs of leakage or unauthorised alteration, together with combustion analysis where specified. Cleaning or component removal is undertaken only where the manufacturer’s procedure requires it. If boxing, cupboards or missing inspection hatches prevent adequate flue or appliance access, the full service may not be completed until access is provided. A defective seal, safety component or other repairable fault normally requires separate authorisation and, where necessary, manufacturer-specific parts; if the appliance cannot be left operating safely, the engineer should make it safe and explain the next steps.

A boiler service and a landlord’s annual gas safety check are related but different. The annual check, still often called a “CP12”, is a legal duty for landlord-provided gas appliances and flues under regulation 36 of the Gas Safety (Installation and Use) Regulations 1998; a service follows the appliance manufacturer’s maintenance procedure. Some manufacturer warranties require documented annual servicing, but the precise interval, record and other conditions depend on the individual warranty terms. Hard water & Dulwich’s boilers

Dulwich is supplied by Thames Water, which states that water in its region is hard and advises checking the exact figure by postcode.2 Hardness is relevant mainly to limescale where fresh mains water is heated, including domestic-hot-water components and the hot-water side of a combination boiler. Black magnetite sludge in the sealed primary heating circuit is principally associated with corrosion and oxygen ingress, not with hardness alone. BS 7593:2019+A1:2024 and current HHIC guidance cover system-water testing, inhibitor and maintenance separately from the appliance service procedure.310 A system-water or inhibitor check should therefore be described as part of the agreed maintenance scope, not as a universal feature of every boiler service.

Fit and maintain a CO alarm to BS EN 50291 in accordance with the manufacturer’s instructions. If CO is suspected, get into fresh air, call 0800 111 999 from outside and seek medical advice.7

Servicing must be done by a Gas Safe registered engineer — only a suitably qualified Gas Safe registered engineer may legally work on the boiler and its gas connection.1

If you rent, your landlord must arrange the annual gas safety check on the appliances and flues they provide, using a Gas Safe registered engineer, under regulation 36. The HSE sets this out, and the record should be given to you.8
