Safety first

A boiler runs on gas, so its installation is a safety matter, not just a fitting job.

If you smell gas or suspect a carbon monoxide leak, treat it as an emergency:

  1. Open doors and windows to ventilate the property.
  2. Turn the gas off at the meter control valve, if you can reach it safely.
  3. Don’t touch light or electrical switches, and no naked flames or smoking.
  4. Leave the property.
  5. Call the National Gas Emergency Service on 0800 111 999 โ€” it’s free and open 24 hours.

Don’t go back in until you’re told it’s safe, and seek medical help for anyone feeling unwell.

Carbon monoxide. A badly installed or poorly-running gas boiler can produce carbon monoxide (CO) โ€” a gas you can’t see, smell or taste. Gas Safe Register lists the warning signs as headaches, dizziness, nausea, breathlessness, collapse and loss of consciousness.5 Fit an audible CO alarm Kitemarked to BS EN 50291-1:2010 for domestic premises โ€” a sensible backup alongside a properly installed and commissioned boiler.6

What “to standard” means: Boiler Plus and certification

A compliant boiler installation has three things behind it โ€” and it’s worth knowing them, because they’re how you tell a proper job from a cheap one.

1. It’s installed by a Gas Safe registered engineer. By law, gas work must be done by someone on the Gas Safe Register โ€” under the Gas Safety (Installation and Use) Regulations 1998 you must be registered to work legally on gas appliances.1 Ask to see the ID card and check them on the register before work starts.

2. It meets Boiler Plus. The government’s Boiler Plus standard, which amended Part L of the Building Regulations in England from April 2018, sets a minimum efficiency and controls for a new domestic boiler. A GOV.UK factsheet sets out that a new gas boiler must be at least 92% ErP efficient and have time and temperature controls, and that a new combi boiler must also include one additional energy-saving measure โ€” flue gas heat recovery, weather compensation, load compensation or smart controls.2

3. It’s certified and commissioned. Gas Safe Register explains that in England and Wales a heat-producing appliance like a boiler must be notified to the local authority โ€” the Gas Safe registered installer self-certifies it within 30 days, and a Building Regulations Compliance Certificate is issued for you to keep (it matters when you sell or remortgage).3 Separately, the installer completes a Benchmark commissioning checklist (the industry scheme run by the HHIC); commissioning the boiler correctly โ€” including flushing and adding inhibitor to the system โ€” is generally what validates the manufacturer’s warranty, so getting it done and recorded protects you.4

Choosing the right boiler

Repair or replace first. If your boiler is old, inefficient or failing repeatedly, replacing it can be better value than another repair โ€” see Boiler Repair and the Boiler Repair or Replace guide. When you do replace, a few decisions shape the job:

  • Type. A combi heats water on demand and needs no cylinder; a system or heat-only boiler works with a cylinder and suits homes with several bathrooms or higher hot-water demand. The trade-offs are set out in the Combi vs System Boiler guide.
  • Size (output). Bigger isn’t better โ€” a boiler should be sized to the home’s heat and hot-water demand, not over-specified, which a proper survey works out rather than guessing.
  • Fuel. Most of Enfield is on mains gas, but parts of the Green Belt edge are off-grid and run on LPG or oil, which changes the options.
