Safety first
Most central heating repairs are “wet” work on radiators and pipework โ but the system runs off a gas boiler, so treat any gas or fume warning as an emergency.
If you smell gas or suspect a carbon monoxide leak:
- Open doors and windows to ventilate the property.
- Turn the gas off at the meter control valve, if you can reach it safely.
- Don’t touch light or electrical switches, and no naked flames or smoking.
- Leave the property.
- Call the National Gas Emergency Service on 0800 111 999 โ it’s free and open 24 hours.
Don’t go back in until you’re told it’s safe, and seek medical help for anyone feeling unwell.
Carbon monoxide. A poorly-running gas boiler driving the system can produce carbon monoxide (CO), which you can’t see, smell or taste. Why radiators run cold: it’s usually the system
A cold radiator rarely means a broken boiler. The clue is usually where it’s cold:
- Cold at the bottom, warm at the top. The classic sign of sludge โ a build-up of magnetite (black iron-oxide from corrosion) and scale that settles in the bottom of the radiator and blocks the flow. Bleeding won’t fix this; the system needs cleaning. This is the big one in Enfield, and it’s covered next.
- Cold at the top, warm at the bottom. Usually trapped air, which collects at the highest point. Bleeding the radiator with a key releases it and restores circulation (top the boiler pressure back up afterwards).
- Some rooms hot, others cold. Often a balancing issue, a stuck thermostatic radiator valve (TRV), or a failing pump or motorised/diverter valve not sending heat where it should.

The hard-water cure: flush, inhibitor and a filter
This is where most Enfield heating problems are won or lost. Thames Water confirms the area’s water is hard and scale-forming,7 and combined with the steel and iron in a typical heating system that means scale and corrosion sludge (magnetite) build up over the years โ the stuff that leaves radiators cold at the bottom, makes boilers kettle, and wears out pumps.
The fix follows the recognised British Standard for heating-system water treatment, BS 7593, which sets out the best-practice sequence: clean the system with a chemical clean or power flush, fit a permanent in-line filter to capture magnetic and non-magnetic debris, add a corrosion inhibitor at the final fill, and then check the inhibitor concentration and water cleanliness every year, re-dosing at around five-year intervals.3
In plain terms: a power flush or chemical clean clears the sludge that’s already there; an inhibitor stops new corrosion forming; and a magnetic filter catches the magnetite before it settles in your radiators or the boiler. Done together, they’re the difference between a system that limps along and one that heats evenly and protects the boiler โ which is why a good engineer treats the water, not just the symptom.
Central heating, landlords and Enfield homes
