What a proper appliance install involves
A washing machine or dishwasher has two connections โ water in, water out โ and getting both right is the whole job:
- A proper isolating valve on the supply. The fill connects to the cold supply (most modern machines are cold-fill only) through a dedicated appliance valve โ not a “self-cutting” saddle valve clamped onto a pipe, which is a common source of slow leaks.
- Backflow protection at the fill. Domestic washing machines and dishwashers are classed by the Water Regulations Advisory Scheme (WRAS) as a fluid category 3 backflow risk because of the detergents involved, so the connection needs backflow protection โ generally built into a WRAS-approved appliance, but something to confirm on install.3
- A secure waste connection. The waste runs either to a standpipe with its own trap, or to a spigot on the sink trap โ set at the height the appliance instructions specify, with an air gap so dirty water can’t siphon back into the machine.
- Levelling and securing. The machine is levelled so it doesn’t vibrate or “walk,” and on a new washing machine the transit bolts are removed (left in, they wreck the drum).
- A leak check under load. A good installer runs a cycle and checks every joint before leaving โ most install leaks show up in the first wash, not the first minute.
The connection people get wrong: draining to the right drain
The most serious mistake isn’t a drip โ it’s connecting the waste to the wrong drain. Thames Water explains that appliance waste must go to the foul (wastewater) sewer for treatment, not the surface-water drain that runs straight to a river; when it’s wrongly plumbed to surface water โ a “misconnection” โ the dirty, detergent-laden water pollutes the watercourse untreated.1
This isn’t a rare slip. Thames Water has found washing machines to be among the most commonly misconnected appliances of all,2 and it notes that under section 109 of the Water Industry Act 1991 discharging foul water into a surface-water sewer is unlawful where separate sewers exist, with responsibility for fixing it resting on the property owner.1 It matters in Enfield because Thames Water is the borough’s sewerage authority and the surface-water drains feed the Lea Valley’s rivers. If you suspect an existing appliance is misconnected โ usually a legacy of past DIY โ you can use the ConnectRight tool Thames Water points to, or report it on 0800 316 9800. (For the full picture of foul versus surface water, see Kitchen Plumbing.)
First-time install versus a like-for-like swap
What the job involves depends on whether the plumbing is already there:
- A like-for-like swap โ replacing an old machine where there’s already an appliance valve and a waste spigot or standpipe โ is quick: disconnect, connect, level, test.
- A first-time install โ a dishwasher in a kitchen that never had one, or a washing machine in a utility room, garage or different spot โ needs new plumbing: a tee and isolating valve into the cold supply, and a new waste connection run to the foul stack (with the correct trap and air gap). It’s a bigger job, and it’s exactly where the foul-versus-surface-water connection has to be got right.
- Integrated and built-in appliances add a little more โ the plumbing has to work neatly within the cabinet and behind the decor panel, with the connections still accessible for future servicing.
One Enfield-specific point: Thames Water confirms the region’s water is hard and scale-forming,4 which is hard on heating elements and shortens appliance life โ so the right detergent dose and regular descaling cycles are worth keeping up once a machine is in.
Find a verified installer by Enfield district
The borough’s housing mix shapes the install.
Enfield Town & the EN1/EN2 core (Enfield Town, Enfield Chase, Gordon Hill, Bush Hill Park, Southbury, Carterhatch). Older homes where the machine usually sits under a kitchen counter on existing connections โ straightforward swaps, but worth checking the old valve and waste are sound.
EN3 / the Lea Valley eastern corridor (Ponders End, Enfield Highway, Enfield Lock, Enfield Island Village, Freezywater, Brimsdown, Turkey Street). Close to the Lea Valley watercourses, so a correctly connected appliance waste matters most here; flats and estates often have shared stacks and utility cupboards.
Edmonton & Meridian Water (N9/N18) (Edmonton, Edmonton Green, Lower Edmonton, Upper Edmonton). Purpose-built and new-build flats with modern, accessible connections, though waste runs through communal structure that needs respecting.
Palmers Green, Winchmore Hill & the N13/N21 suburbs (Palmers Green, Winchmore Hill, Grange Park, Highlands Village). Converted and subdivided homes where a past DIY appliance install is the classic place a misconnection is found and put right.
Southgate, Oakwood & the western edge (N14/EN4) (Southgate, Oakwood, Arnos Grove, Cockfosters, New Southgate, Bowes Park, Hadley Wood). Larger homes with separate utility rooms and more appliances, often needing first-time installs with new supply and waste runs.
The Green Belt / rural edge (EN2) (Forty Hill, Crews Hill, Bulls Cross, Bullsmoor, The Ridgeway, Worlds End). Bigger properties where machines may go in garages or outbuildings, needing new runs and frost protection on exposed pipework.
What appliance installation costs in Enfield
Indicative editorial estimates for plumbing in washing machines and dishwashers in the Enfield area. A swap is a small job; a first-time install is larger because of the new pipework. These are starting points only โ your plumber will confirm before any work.
| Job | Indicative range (editorial estimate) |
|---|---|
| Plumb in / connect an appliance (like-for-like, existing valve & waste) | ยฃ60โยฃ140 |
| First-time install with new supply tee, valve and waste connection | ยฃ150โยฃ350 |
| Fit an integrated / built-in dishwasher (plumbing) | ยฃ100โยฃ250 |
| Fit an appliance isolating valve | ยฃ60โยฃ120 |
| Disconnect and reconnect (move) an appliance | ยฃ80โยฃ180 |

Swap or first-time? A like-for-like swap is one of the cheapest plumbing jobs there is. The cost steps up for a first-time install only because there’s new supply and waste pipework to run โ and that’s the job where getting the foul connection right earns its keep.
A note on vehicle charges. Enfield is inside the London-wide Ultra Low Emission Zone, which Transport for London expanded to all London boroughs on 29 August 2023, so a plumber driving a non-compliant vehicle pays the ยฃ12.50 daily ULEZ charge, which can feed into pricing.8 Enfield is well outside the central London Congestion Charge zone, so no Congestion Charge applies.9
Frequently asked questions
No โ appliance waste must go to the foul wastewater drain, not the surface-water drain.
Washing machines are among the most commonly misconnected appliances, and Thames Water explains a wrong connection pollutes rivers.
Under section 109 of the Water Industry Act 1991 it’s unlawful where separate sewers exist.
See draining to the right drain.
The fill connects through a proper appliance isolating valve.
Because washing machines and dishwashers are a fluid category 3 backflow risk, per WRAS, the connection needs backflow protection.
That’s usually built into a WRAS-approved appliance, but it’s worth confirming on install.
Water Supply (Water Fittings) Regulations 1999 โ Schedule 2
A like-for-like swap onto existing connections is within reach for many people.
A first-time install is different โ it needs new supply and waste pipework and the correct foul connection.
That’s where a plumber earns their fee.
Common causes are a loose or cross-threaded fill hose, a perished washer, a waste hose that isn’t secured, or โ on a washing machine โ transit bolts left in.
A leak check under a full cycle catches these.
A swap reuses the existing valve and waste.
A first-time install adds a new supply tee, isolating valve and waste connection to the foul stack.
It’s more work, and more important to get connected correctly.
Yes โ the hard water scales heating elements and can shorten an appliance’s life.
Keeping up descaling cycles and the right detergent dose helps.
The appliance itself is usually yours.
But if the supply valve or waste connection serving it is faulty, report it through Enfield Council on 020 8379 1000 โ option 4, then option 2.
Housing Gateway tenants use 020 3880 2125.
Private tenants should tell their landlord or agent.
As a rough editorial guide, a like-for-like connection is around ยฃ60โยฃ140 and a first-time install with new pipework ยฃ150โยฃ350.
These are estimates, not fixed prices โ see what it costs.
Why verified plumbers โ not a general directory
Appliance installs are deceptively easy to get wrong: a leak that soaks into a kitchen floor or the flat below, or a waste quietly connected to the wrong drain for years. Both are the kind of thing you don’t see until there’s a problem โ which is the case for using someone who’s been checked first.
Every listing is checked before it goes live and re-verified annually: we confirm the business is legitimately trading and verify the named contact, we check evidence of public liability insurance, and we confirm the plumber covers Enfield’s EN and N postcodes before a profile is approved. Because appliance connections are clean-water and water-fittings work, you can also look a plumber up yourself on WaterSafe, the free, water-industry-backed register of plumbers whose work meets the Water Fittings Regulations that protect your drinking water.5
We also keep an eye on customer feedback from across the web, and profiles may be suspended or removed if credentials lapse or credible concerns are raised โ see the full verification process โ. What we don’t do is tell plumbers how to run their businesses or rank them by who pays most: there’s no pay-to-play ordering and no per-enquiry middleman fee. Enquiries go directly to the plumber.

Plumbing in an appliance comes down to three things: connect the water in through a proper valve with backflow protection, run the waste out so it can’t siphon back, and make sure it drains to the foul sewer where it belongs. A verified plumber from this page gets all three right โ checked before they arrive โ whether it’s a quick swap or a first-time install.
