The rules a bathroom fit has to meet
A bathroom refit needs the plumbing layout, drainage, structure, waterproofing and any electrical work checked together. Plumbing connected to the mains must comply with the Water Supply (Water Fittings) Regulations 1999, which protect the public water supply from contamination and waste.1 Two practical water-fittings points are:
- Some installations must be notified to the water company before work starts — including a bath with a capacity over 230 litres (larger freestanding and slipper baths often exceed this) and a bidet with an ascending spray or flexible hose.1
- Backflow protection and fitting suitability depend on the appliance, outlet position and contamination risk. Products and arrangements must comply with the Regulations; WRAS approval can be useful evidence of conformity, but it is not the only possible evidence.
An approved contractor operating through a recognised scheme such as WaterSafe can certify eligible water-fittings work within the scheme’s scope; notification and certification depend on the job and the contractor’s approval.2 Before a layout is fixed, the plumber should measure pressure and flow, assess boiler, cylinder or communal hot-water capacity, locate the soil stack, confirm achievable waste falls, inspect the floor structure and plan waterproofing and electrical coordination. Clapham’s hard water can leave scale on shower valves, thermostatic cartridges and heating elements, so access for servicing and appropriate scale management should be considered.3
Bathroom electrical work should be coordinated with a suitably competent electrical installer. Under Part P, a new circuit, consumer-unit replacement, and additions or alterations within the defined bath/shower special location are notifiable; other work may be non-notifiable but must still comply with Part P and BS 7671.9
Period Clapham, conservation areas and flats
Clapham includes period houses, converted flats, mansion blocks and newer or refurbished apartments. In a converted terrace, an en-suite or rear bathroom may be constrained by the fixed soil-stack position, long waste runs and the need to achieve a reliable fall; in a lower-ground flat, the available drainage level can determine whether the proposed layout is workable.
First, heritage controls. Parts of Clapham lie within conservation areas, so externally visible service changes may be planning-sensitive. If the building is listed, listed-building consent is required where bathroom works would affect its special architectural or historic character — for example by removing historic fabric, changing a significant layout or feature, or cutting damaging new service routes. The listing covers the whole building, including the interior, but it does not mean every repair or like-for-like bathroom operation automatically requires consent. Check with the relevant local planning authority where the effect is uncertain.10
Second, converted and leasehold flats. A bathroom may sit above another home or a commercial ceiling, and the stack, riser or isolation valve may be communal. The lease and the scope of work determine whether freeholder or managing-agent consent is required. Waterproofing should be designed around the substrate, tray or wet-room former, penetrations and movement joints, then flood- or drainage-tested before finishes conceal the work. If floors are opened and reveal weak joists, previous leakage or unsuitable pipe routes, the layout may need to be revised before installation continues.
A pre-installation survey should record pressure and flow, hot-water recovery and storage, the stack position, waste falls, floor and wall condition, ventilation and condensation risks, access to communal services, and the electrical scope. For a flat above a shop, the plumber may also need the managing agent to approve access and testing so any leak is identified before it can damage the premises below.
Find a verified bathroom plumber by district
- Clapham Old Town & Common Northside — period houses, conversions and mansion blocks where heritage impact, communal isolation and concealed stacks may need checking before the layout is fixed.
- Abbeville (Clapham Common & Abbeville) — terraces and conversions where an en-suite or rear-extension bathroom may face a long route to the existing stack and limited space for the required waste fall.
- Clapham North & the High Street — flats above shops and converted houses where access, shared stacks and leak testing should be coordinated with the managing agent and commercial occupier below.
- Clapham Park & Clapham South — mixed houses, flats and managed blocks where shower performance depends on the actual pressure, flow and hot-water system rather than the size or age of the property alone.

Frequently asked questions
Some does — for example a bath over 230 litres or a bidet with an ascending spray or flexible hose is notifiable under the Water Supply (Water Fittings) Regulations 1999. A WaterSafe-approved plumber can handle compliance and self-certify.1
Usually yes. Listed-building consent is needed where the work would affect the building’s special architectural or historic character, such as removing historic fabric, altering significant layouts or features, or introducing damaging new service routes. Check with the relevant local planning authority before work where the effect is uncertain.10
Hard water — Thames Water supplies the whole area with hard water, which scales shower heads, valves and thermostatic cartridges. Descaling and scale protection help.3
Why verified plumbers — not a general directory
A bathroom refit in a period Clapham flat touches heritage rules, water-fittings compliance and a downstairs neighbour’s ceiling — so who does it matters. Every plumber on this Clapham page is checked before going live and re-verified yearly: we confirm the business is legitimately trading and verify the named contact, we check evidence of public liability insurance, we confirm they cover the Clapham area, and we keep an eye on customer feedback from across the web. For water-fittings work you can also look a plumber up on WaterSafe, the free national register (unlike gas, plumbers aren’t legally required to be on a register, so an independent check matters).8 Listed plumbers pay a flat monthly fee to be listed; that fee never buys the verification — every listing is checked on the same terms — and there’s no per-enquiry middleman fee.
