Boiler Plus. The Boiler Plus standards apply to gas boilers installed in existing dwellings in England, including replacement boilers and a first boiler installed in an existing home. They are not the complete framework for the initial heating system in a new-build dwelling. The normal minimum for a gas boiler in scope is 92% ErP with time and temperature controls, and a new gas combi also needs an additional qualifying efficiency measure.1 Current Approved Document L also contains a defined exceptional-circumstances route for certain installations in existing dwellings.10
Building Regulations notification. The Gas Safe Register explains that the registered installer self-certifies the work and notifies the local authority within 30 days, after which a Building Regulations Compliance Certificate is issued for the property.2 Keep it — you’ll want it when you sell or remortgage a Clapham flat or house.
Commissioning and warranty records. The installer should complete the manufacturer’s commissioning and Benchmark documentation, clean and treat the primary system as required by Approved Document L and BS 7593, set the controls and provide the Building Regulations and warranty paperwork. Whether a warranty remains valid depends on the manufacturer’s complete terms; commissioning and servicing records support those conditions but do not override them.3
