Cold radiators or a heating system that won’t hold pressure in Clapham? Some of this is ordinary wet work and some is strictly gas work — the engineers here are checked before listing so you can tell them apart.
✅ Checked before listing — identity, insurance, trading presence, Gas Safe (where relevant).
✅ Workmanship guarantee badges on listings — 1, 3, 6 or 12 months

Coverage: Clapham and the wider SW4/SW12 area, including Clapham Old Town, the High Street, Clapham Common, Abbeville, Clapham North, Clapham Park and Clapham South.
What this covers: faults across the wet system — cold or noisy radiators, sludge and circulation problems, pumps, valves, thermostats and controls, and pressure loss. If the fault is the boiler itself, see Boiler Repair in Clapham; to prevent recurrence, Boiler Servicing in Clapham.
Costs: most repairs are a diagnostic fee plus parts; a power flush is a larger job — see Costs.
Availability: listed engineers set their own hours; ask about priority slots in cold snaps.
Wet work or gas work? Who can legally fix what on your heating
Central heating sits across a legal line, and knowing where it falls tells you who you can safely hire.
The Health and Safety Executive sets the boundary out plainly: a non-registered person may carry out “wet work” — installing water pipes and radiators for a heating system — but any work on the gas boiler itself, and the final connection of the water pipework to the boiler, must be done by a Gas Safe registered engineer.1 So a competent plumber can swap a radiator, fix a leaking valve or replace a circulating pump on the wet side; the moment the job touches the boiler’s gas components or its final connection, it becomes Gas Safe work.
There is a limited middle case. Gas Safe Register states that another competent tradesperson may replace a qualifying non-gas component housed behind a boiler’s decorative casing — for example a water pump or central-heating control valve — only where the work does not break a combustion seal or disturb a gas-carrying component or combustion-control module.2 Work on the appliance itself, its final water connection, gas pipework, flue, functional combustion casing or any restricted component requires an appropriately qualified Gas Safe registered engineer. If the boundary is uncertain, do not open the appliance; check the manufacturer’s instructions and use a Gas Safe engineer.3
Before recommending cleaning or parts, an engineer should establish whether one radiator, one circuit or the whole property is affected; check thermostat demand, boiler operation, system pressure, thermostatic and lockshield valves, pump circulation and visible leaks; compare flow and return or radiator temperatures; and test the system water or inspect magnetic debris where contamination is suspected. Repeated pressure loss requires checking for water loss, pressure-relief discharge and expansion-vessel behaviour rather than assuming sludge.
Flats, communal heating, scale and corrosion in Clapham
In Clapham, heating responsibility and access can vary between an individual flat, a converted house and a managed block.
Individual flats and houses. In a converted or purpose-built flat with its own system, the resident-side radiators and valves may be private while a riser, common pipe or plant remains landlord or freeholder controlled. An upper-flat heating leak may also require access to the shop or dwelling below. Work affecting common services, structure or another demise can require managing-agent or freeholder coordination.
Communal systems. If all radiators in one flat are cold and neighbours are also affected, the fault may sit with communal plant, risers or a heat-interface arrangement rather than inside the dwelling. The managing agent, landlord or heat-network operator controls that work; an individual engineer may be limited to resident-side emitters and controls. Clapham Park residents route landlord-controlled faults through MTVH, while Lambeth Council tenants use the council repairs service.45
Scale, corrosion and treatment. Clapham is within Thames Water’s hard-water region, so dissolved calcium and magnesium can produce limescale in relevant heated, mains-fed components.6 Magnetite sludge is different: it forms through corrosion of ferrous components within the primary heating circuit. A radiator cold at the bottom can indicate restricted flow or sludge only after valve, balancing and circulation faults are considered. System-water tests — including inhibitor condition and, where appropriate, pH, conductivity or visible/magnetic debris — help determine whether balancing, a valve or pump repair, a chemical clean, radiator removal or a full power flush is justified. HHIC guidance separates primary-circuit inhibitor from hard-water measures for domestic-hot-water components.7
Balancing, bleeding, freeing or replacing a valve and repairing an accessible visible leak may be possible on the first attendance. Concealed leaks, restricted cupboards, communal access, specialist parts or full-system cleaning can require a return visit. Pressure that rises sharply when hot and falls after cooling can point the engineer toward expansion-vessel charge or pressure-relief behaviour; specialist leak detection may be needed where no loss is visible.
Safety first
If you smell gas or suspect a leak, get into fresh air immediately, ventilate where safe, isolate the gas at the meter if safely accessible and not in a cellar, extinguish flames, do not smoke or operate electrical switches, and call 0800 111 999 from outside.8
The Clapham gas network is operated by SGN up to your meter; a leak still goes to the national number above.9
Carbon monoxide. A poorly running gas appliance can produce CO — colourless and odourless, with flu-like symptoms (headache, dizziness, nausea, breathlessness). Fit a CO alarm to BS EN 50291, sited per the manufacturer’s instructions.
Where Gas Safe is required. Wet work — radiators and pipework — can be done by a competent plumber, but the boiler itself and the final pipework connection to it must be a Gas Safe registered engineer.1 Landlords: you must keep landlord-provided appliances, flues and pipework safe and arrange the annual gas safety check.
Find a verified heating engineer by Clapham district
- Clapham Old Town & the High Street — converted properties can have divided circuits, restricted cupboards and heating leaks that affect a flat or commercial unit below; access and ownership should be confirmed before opening up.
- Clapham Common & Abbeville — larger or altered houses may have long circuits, multiple zones, cylinders or later radiators; measure circulation and demand before assuming a flush is needed.
- Clapham North & Clapham Road — in converted flats, check whether valves, pumps or risers are private or landlord controlled and whether common access is required.
- Clapham Park — establish whether the fault is inside the dwelling or within MTVH-controlled communal plant or distribution before arranging private attendance.
- Clapham South & the Nightingale area (SW12) — larger houses and mansion flats may have several zones, older cylinders or open-vented arrangements; symptoms should be tested rather than assigned to a presumed system type.
Clapham’s Northern line and Overground links keep listed engineers close to the SW4/SW12 core.
What central heating repairs cost in Clapham
| Job | Typical Clapham range (editorial estimate) |
|---|---|
| Diagnostic / callout | £80–£150 |
| Radiator swap (like-for-like) | £150–£320 |
| Circulating pump replacement | £180–£360 |
| Magnetic system filter, fitted | £120–£230 |
| Power flush (typical system, size-dependent) | £450–£750 |
| Thermostat / smart controls upgrade | £120–£350 |
Editorial estimate only — indicative ranges to sense-check a quote, NOT regulated rates, market data or a published cost survey. Power-flush pricing depends on the number of radiators and system condition. Clapham is inside the London-wide ULEZ and outside the central Congestion Charge zone.
Frequently asked questions
Cold at the bottom can indicate restricted circulation or corrosion debris, but the engineer should first check the TRV, lockshield, balancing and pump flow. Hard-water limescale and primary-circuit magnetite are separate mechanisms. A power flush is appropriate only where system-wide evidence supports it; one radiator may need only valve work, balancing or individual cleaning.7
The managing agent, landlord or heat-network operator controls communal plant and risers. A resident may still be responsible for internal radiators or controls, depending on the lease or tenancy. If neighbours are also affected, report it as a block-system fault rather than assuming the problem is inside one flat.4
No. The remedy should follow diagnosis and system-water evidence. Balancing, a valve replacement, pump work, a chemical clean or an individual radiator flush may be enough; a full power flush is for more widespread contamination or restricted circulation.
For work inside your own demise, usually not; for anything affecting shared risers, structure or communal systems, check your lease and the managing agent first.

Why verified plumbers — not a general directory
Central heating crosses the line between ordinary wet work and gas work, so the credential you need depends on the job — and we make that checkable. Every listing is checked before it goes live and re-verified annually: we confirm the business is legitimately trading and verify the named contact, we check evidence of public liability insurance, and we confirm the plumber covers Clapham’s SW4/SW12 postcodes before a profile is approved — and we keep an eye on customer feedback gathered from across the web. Where a job touches the boiler, we confirm Gas Safe registration directly with the Gas Safe Register, and you should ask to see the ID card. For the water side you can look a plumber up yourself on WaterSafe, the free, water-industry-backed national register.
Listed plumbers pay a flat monthly fee to be listed. What that fee never buys is the verification itself — every listing is checked on the same terms — and there is no per-enquiry middleman fee, so your enquiry goes directly to the plumber. Profiles may be suspended or removed if credentials lapse or credible concerns are raised; see the full verification process →.

Central-heating repair in Clapham starts with symptom-led testing and the responsibility boundary: resident-side wet work, restricted boiler work or a communal system controlled by the landlord or managing agent. The appropriate repair may be balancing, a valve or pump repair, leak tracing, targeted cleaning or a full-system treatment only where the evidence supports it.
