Why pipes burst — and how to stop one fast

Cold weather is one cause of burst pipes: water freezes and expands, but the pipe usually splits from pressure building behind a frozen blockage, and the flood may show only when it thaws and water starts moving again. Bursts can also follow corrosion, failed joints or accidental damage. Pipework can be more exposed in unheated, draughty places such as lofts, cupboards on exterior walls and outside-tap runs.

Prevention is mostly about keeping pipes warm and water moving: the same guidance recommends lagging pipes in exposed spots, keeping the home reasonably warm even when you’re out, leaving the loft trap-door open during extreme cold, and never using a naked flame to thaw a frozen pipe.¹

Burst pipes in Clapham homes — who fixes what

A burst is one of the few jobs where the “where” decides who pays. Safety first

Water and electricity are the real burst-pipe danger. If water is dripping near or onto sockets, light fittings, the consumer unit or wiring, keep clear and switch the electricity off at the consumer unit only if it’s safe and dry to do so. Switch off the boiler or immersion heater too, and don’t use electrical appliances in a flooded area.

If you also smell gas or suspect a leak — for instance where a burst has affected a boiler or heating pipework — follow the National Gas Emergency Service steps:

1. Don’t switch anything electrical on or off, don’t use a naked flame, don’t smoke, and don’t use a mobile near the suspected leak.

2. Open doors and windows if it’s safe to do so.

3. If the meter control valve is known and safely reachable, turn the gas off at the meter — unless the meter is in a cellar.

4. Leave the property if the smell is strong or you feel unwell.

5. Call the National Gas Emergency Service on 0800 111 999 from outside, and don’t go back in until a gas engineer gives the all-clear.⁷

Carbon monoxide is a colourless, odourless gas a poorly-running gas appliance can produce; its six main symptoms — headache, dizziness, nausea, breathlessness, collapse and loss of consciousness — mimic flu but without a fever.⁸ Keep a working audible CO alarm to BS EN 50291 in any room with a fuel-burning appliance.

Gas work is restricted by law. A burst supply pipe or radiator is wet work and doesn’t need Gas Safe registration, but the gas boiler, its combustion and flue, and its gas pipework must be worked on by a Gas Safe registered engineer — ask to see the ID card.⁹
