Building-regulations notification. A new boiler is notifiable building work. The Gas Safe Register confirms that a registered installer can self-certify and notify the local authority within 30 days, after which a Building Regulations Compliance Certificate is issued.4 Keep the certificate and Benchmark record because they may be requested during conveyancing or remortgaging.
Unvented cylinders. Where the project includes an unvented hot-water cylinder, the installer must be competent in unvented systems in every case. Compliance may be certified through an applicable competent-person scheme or handled through Building Control, but Building Control involvement does not replace installer competence.15
System preparation and protection. Under the ordinary Approved Document L replacement route, the circuits should be thoroughly cleaned and flushed and a suitable inhibitor added. The pre-installation survey, system condition and manufacturer’s instructions determine the cleaning method, inhibitor concentration, any permanent filtration and any separate limescale protection. Record the work and commissioning results in the applicable Benchmark documentation.5
Survey, installation day and commissioning. Safety first
Replacing a boiler is the moment an old, unsafe appliance leaves the house — but the safety basics apply throughout.
If you smell gas or suspect a leak: don’t switch electrics on or off, no naked flames, don’t smoke. Open doors and windows if safe. If the meter control valve is safely reachable and not in a cellar, turn off the gas there. Leave if the smell is strong or you feel unwell, and call the National Gas Emergency Service on 0800 111 999 from outside. Don’t go back in until an engineer gives the all-clear.10
Carbon monoxide. A poorly-running gas appliance can produce carbon monoxide — invisible and odourless. A new installation should be commissioned with the required combustion and safety checks recorded. Fit an alarm complying with BS EN 50291, sited to the manufacturer’s instructions.
