What kitchen plumbing actually involves in Balham
A kitchen is where the water-supply rules, the drainage rules and the electrical rules all meet in one small room, so it’s worth being clear which is which before anyone quotes.
The water-supply side — taps, appliance feeds, isolation valves and other fittings connected to the mains — is water-fittings work under the Water Supply (Water Fittings) Regulations 1999. In an existing kitchen, everyday supply-side work such as a new tap, sink supply or appliance connection normally does not need advance notification, though it must still comply. Reverse-osmosis units and water-treatment units that discharge wastewater or use water for regeneration or cleaning must be notified to the water supplier in advance; this can include relevant water-softener installations. The waste-pipe side — the sink waste, trap and connection to the stack — is governed by Part H of the Building Regulations; Approved Document H gives recognised guidance on ordinary trap, branch-pipe and gradient arrangements.1
The electrics are commonly misdescribed. Since the 2013 amendment, a kitchen is not automatically a special location, so not every kitchen job is notifiable. Adding a new circuit is notifiable; altering an existing circuit outside a special location generally is not. Electrical installation work within Part P’s scope must satisfy Part P. Following BS 7671 is the recognised technical route for design, installation, inspection, testing and certification, although another properly demonstrated route may comply. Notifiable work must use an applicable Part P route: self-certification by the registered competent person who carries out the work; certification by a registered third-party certifier appointed before work begins; or prior notification to and certification through Building Control.2 Confirm who will carry out and certify any electrical work before the kitchen work starts.
Testing and handover. After installation, the plumber should fill both sink bowls, release them at full discharge and inspect the trap, supply connections and concealed joints. The sink and each appliance should then be discharged separately to locate any downstream restriction. Isolation valves should remain accessible, and fitted units should have removable access where future inspection of concealed connections is reasonably required.
The Balham drinking-water question: hard water and the kitchen tap
Hard water is relevant in a Balham kitchen, but it is only one of the practical decisions. Waste layout and fall, access to shared supplies or stacks, appliance connections and electrical coordination can be just as important to whether the refit works.
Balham is normally within Thames Water’s service area; confirm the full address against Thames Water service-area information. Thames Water describes its regional supply as hard.3 Hardness can contribute to scale on kettles and appliance components. Where ion-exchange softening is proposed, DWI advice is to retain an unsoftened kitchen supply for drinking and cooking; that is public-health guidance rather than a Balham-specific notification rule.4
Slow, noisy or smelly wastes need diagnosis rather than another fitting. The plumber should fill and discharge the sink separately from each appliance, watch whether water rises in the other bowl or appliance connection, and check the trap, branch and shared stack. Gurgling can indicate poor venting, an inadequate branch or a restriction farther downstream; a longer run may need a different route or pipe size rather than being forced behind the cabinets.
The building matters too. Balham includes terraces, converted flats, mansion blocks and newer infill homes, but each property should be surveyed rather than assumed from its area. Before accepting a relocated sink, the plumber should check the stop tap, local isolation, incoming pressure, waste diameter, sink-to-stack distance and available fall. In a rear-extended terrace, a proposed sink may have to remain nearer the original stack if adequate fall cannot be achieved without a larger pipe or a different route. In a converted leasehold property, responsibility for a shared branch or stack follows the lease and may require freeholder or managing-agent approval before isolation or alteration.
Find a verified kitchen plumber by district
The named areas do not establish a building type or plumbing arrangement. The examples below apply only where the described property or system is actually present. Coverage varies by listing — confirm yours when you call.
Balham High Road & the district centre (SW12) — in a flat above a shop or another mixed-use building, the kitchen may be compact and services may be shared. Confirm the actual valve, waste and access route and coordinate any shutdown affecting another occupier.
Hyde Farm & “Between the Commons” (SW12) — where a rear or side-return extension creates a long sink-to-stack run, survey the available fall and route before fixing the sink position.
Heaver Estate & Nightingale Lane (SW12) — in a house or converted flat, establish whether the kitchen branch and stack are demised or communal before changing them.
Ramsden Road, Cavendish Road & the mansion-block area (SW12) — in a block without a usable local isolation valve, the managing agent may need to authorise a shared-riser shutdown and notify affected residents.
The Lambeth side — Telford Park & the Streatham Hill border (SW2 / SW12) — the technical plumbing standard is unchanged by the boundary. Tenants and leaseholders must use the property-specific landlord, council, TMO/PFI, housing-association or managing-agent route.
What it costs
Editorial estimate only, observed across independent WaterSafe and Gas Safe contractors and directories serving south-west London in early 2026. These are NOT regulated rates, NOT market data and NOT a published cost survey. Balham is inside the London-wide ULEZ and outside the Congestion Charge zone. Any road-user charge depends on the vehicle, route, date and whether it enters a charging zone. Figures are not a substitute for a written quote.

Why verified plumbers — not a general directory
A kitchen carries water, waste, appliances and electrics through the room you cook and drink in — and the softener-and-drinking-water question here has a genuine health dimension, which is why the plumber’s knowledge matters, not just the price.
Every listing here is checked before it goes live and re-verified annually. We confirm the business is legitimately trading and verify the named contact, we check evidence of public liability insurance, and we confirm the plumber covers Balham’s SW12 (and neighbouring SW17/SW11/SW4/SW2) postcodes before a profile is approved. Because kitchen work is water-fittings work, you can look a plumber up yourself on WaterSafe, the free, water-industry-backed national register; and where a job touches gas (a cooker or combi connection) we confirm Gas Safe registration directly with the Gas Safe Register.
Profiles may be suspended or removed if credentials lapse or credible concerns are raised — see the full verification process →. We’re a pay-to-list directory, not a lead broker: there is no pay-to-play ranking and no per-enquiry middleman fee, and enquiries go directly to the plumber.
Frequently asked questions
Where ion-exchange softening is installed, retain a separate unsoftened mains supply for drinking and cooking, normally taken before the softener, in line with DWI advice. A filter may be fitted to that unsoftened supply and selected for its stated treatment purpose; an unspecified filter must not be presented as making softened water equivalent to unsoftened water.
Yes. Hard water is safe to drink and Thames Water’s supply must meet drinking-water standards; hardness is mainly a scale-and-taste issue. The DWI advises against using artificially softened water for the kitchen drinking-and-cooking supply.
No — replacing or fitting a kitchen tap, sink or appliance connection in an existing home doesn’t need advance notification to the water supplier, though the work must still comply with the Water Fittings Regulations. The waste side is covered by Building Regulations.
Since 2013 a kitchen is not automatically a special location, so not everything is notifiable. Adding a new circuit is notifiable under Part P. Electrical installation work within Part P’s scope must satisfy Part P. Following BS 7671 is the recognised technical route for design, installation, inspection, testing and certification, although another properly demonstrated route may comply. Notifiable work must use an applicable Part P route: self-certification by the registered competent person who carries out the work; certification by a registered third-party certifier appointed before work begins; or prior notification to and certification through Building Control.
Check the incoming supply pipe for any lead legacy and establish whether the kitchen waste and supply are private to the flat or shared. A tenant-owned fitting, a landlord-provided valve and a communal branch can carry different repair responsibilities, so the lease or tenancy and the failed component determine who authorises the work.
The plumbing and appliance connections may fall within one listing’s scope, while the notifiable electrical work may be coordinated by that contractor or arranged separately. Confirm the complete scope and certification route in writing before work starts.

The Balham kitchen job that’s worth paying for is one where the plumber follows the official guidance on retaining an unsoftened drinking-and-cooking supply, checks the proposed waste route and fall before approving a new layout, and is clear about who is carrying out any notifiable electrical work. That reduces the risk of leaks, poor drainage and missing certification complicating a later sale.
