What a compliant installation actually involves

A boiler replacement in England is notifiable work governed by Building Regulations, with a minimum efficiency standard and a required commissioning process. For gas-fired wet heating, the normal minimum is 92% ErP. For certain installations in existing dwellings, Approved Document L Table 6.2 permits a defined exceptional-circumstances route using lower SEDBUK 2009 minimum efficiencies. A new combi must also include one additional energy-saving measure — flue gas heat recovery, weather compensation, load compensation, or a smart control with automation and optimisation.1 A Gas Safe registered engineer carries out and notifies the work, so it is recorded with Building Control and you get a compliance certificate — check the installer on the Gas Safe Register and ask to see the ID card.2

The part homeowners often miss is system preparation and commissioning. Approved Document L guidance says that before a new heating appliance is installed, the central-heating and primary hot-water circuits should be cleaned and flushed, suitable inhibitor added, hard-water measures considered for water heaters and combi hot-water circuits, and the domestic system prepared and commissioned to BS 7593.10 The current BS 7593:2019+A1:2024 is a code of practice supplying recommendations for commissioning, recommissioning after major remedial work such as boiler replacement, ongoing water treatment and in-line filtration. Its filter and continuing water-testing provisions are recommendations or requirements for claiming compliance with that standard, not standalone statutory duties for every installation.3

Before quoting, a competent installer should assess whole-property heat loss, radiator or emitter suitability, dynamic mains flow and pressure, simultaneous hot-water demand, existing gas-pipe capacity, flue-terminal clearances, condensate fall and frost protection, electrical supply and controls. Where an unvented cylinder is proposed, the installer should confirm appropriate competence, safe discharge arrangements and available access. Commissioning should be recorded and the homeowner given the relevant Benchmark, Building Regulations and warranty documents.


Which boiler suits a Welling home

A good installer matches the boiler to the property, not to a price. A temporary £9,000 grant for eligible off-gas-grid air-to-water or ground-source installations is scheduled to be available from 21 July 2026 to 31 March 2027. Eligibility is property-specific and applications are made through an MCS-certified installer.5


Safety first

If you smell gas or suspect a leak (National Gas Emergency Service advice):6 don’t operate electrical switches or naked flames; open doors and windows if safe; turn the gas off at the meter if the handle is reachable (unless it’s in a cellar); leave if the smell is strong; and call 0800 111 999 from outside.

Carbon monoxide: a badly installed or flued boiler can produce CO. Fit an alarm to BS EN 50291, sited per the manufacturer’s instructions.7 A properly notified, correctly flued installation by a Gas Safe engineer is your best protection — only a Gas Safe registered engineer may install a gas boiler; verify them on the Gas Safe Register.8
