Why a bad install floods the kitchen

Appliance floods can result from installation shortcuts as well as from a fault in the appliance itself.

The fill hose is the pressurised side: a loose connection or an inaccessible isolating valve can let a leak run beneath units unnoticed. An existing fill hose should be checked for age, cracking, damaged seals and corrosion before it is reused. On the waste side, a hose pushed too far into a standpipe, an untrapped connection, or routing outside the manufacturer’s permitted discharge-hose height or required high loop can cause siphoning, smells, backflow or discharge faults. Where a sink-trap appliance spigot is used, its blanking cap must be removed and the bore checked clear before the hose is secured.

Done properly, the appliance connects to an isolatable fill valve and discharges through a suitable trapped standpipe or a suitable trapped sink-waste appliance connection, with the hose routed and secured so it can neither siphon nor pull out. The Water Supply (Water Fittings) Regulations 1999 require water systems to be capable of being drained down and fitted with an adequate number of servicing valves. An accessible appliance isolating valve is normal compliant installation practice, but the Regulations do not expressly require a separate valve at every washing-machine or dishwasher inlet.1

Commissioning should follow the appliance instructions: remove transport restraints where relevant, level the appliance, check an integrated dishwasher’s door balance, confirm the permitted hose height, any required high loop and any maximum extension, open the valve, run a complete fill-and-drain cycle, and inspect the valve, hose union, trap, standpipe or spigot and adjacent units during and after the test. After the appliance is pushed back, check that neither hose is crushed or placed where cabinet screws or brackets could pierce it, and that the isolating valve and trap remain accessible; for an integrated appliance, repeat the leak check after the door and plinth are fitted. For landlord or between-tenancy work, record the commissioning result and any existing defects.


Backflow, drainage and the electrics

Three compliance points get botched most often on appliance installs, and all three matter.

Backflow protection. Under the Water Fittings Regulations 1999 every water system must contain adequate backflow prevention appropriate to the risk.2 Water Regs UK says some, but not all, appliances contain built-in supply-side protection satisfying UK requirements; if that protection is inadequate or cannot be verified, approved independent protection appropriate to the assessed fluid category is required.8 The open standpipe and waste-hose position are drainage and anti-siphon details, not the Water Fittings Regulations air gap for the incoming water supply; a regulatory air gap is a physical break between the water-supply inlet and the receiving vessel’s water level.9

Waste and standpipe. Building Regulations Approved Document H sets the drainage detail: a washing machine or dishwasher discharges through a 40mm trap with a 75mm water seal (reducible to 38mm only where it goes directly to a suitable gully).3 The standpipe height and discharge-hose routing should follow the appliance manufacturer’s instructions. The branch layout, pipe size, gradient and ventilation should be assessed together; a remote run may require redesign, increased pipe size or appropriate ventilation rather than an air-admittance valve being assumed as the answer. Appliance waste must discharge to the foul or combined system. An outside trapped gully is suitable only where its connection is confirmed as foul or combined, not surface-water-only; misconnecting foul waste into a surface-water drain is unlawful.4

The electrics. Where electrical installation work is carried out for fixed equipment, it falls within Part P; simply plugging a freestanding appliance into an existing suitable socket is not notifiable work. A new circuit is notifiable. A fused spur added to an existing kitchen circuit is generally non-notifiable because an ordinary kitchen is not a special location, but the electrical installation work must still comply with Part P and be inspected, tested and certificated in accordance with BS 7671.5

One local aside: Welling is on Thames Water‘s hard supply,6 so limescale can accumulate within appliances. Follow the appliance manufacturer’s cleaning and descaling instructions; the local hardness does not change how the appliance should be connected.

Bellegrove & the town-centre residential streets — where no dedicated appliance standpipe is present, a compliant 40mm trapped standpipe may need to be added at a height permitted by the appliance manufacturer’s instructions, or a suitable sink-trap appliance spigot may be used after its blanking cap and bore are checked.

Falconwood & the Danson side (DA16 2/DA16 3) — in a fitted kitchen, an integrated appliance needs an accessible isolating valve and an accessible compliant trap. A solid-floor, island or remote route may require redesign, increased pipe size or appropriate ventilation after the branch is assessed, as well as electrical work in some cases. A new circuit is notifiable; a fused spur added to an existing kitchen circuit is generally non-notifiable but still subject to Part P.5

East Wickham edge — in a fitted kitchen where cabinetry restricts access, the installer should check that the existing fill hose, isolating valve and waste connection can be reached and that the hoses remain uncrushed when the appliance is pushed back.
