A service and a gas safety check are different jobs

The two get muddled, but they’re not the same. A gas safety check confirms that the appliance and flue can be used safely. A service follows the appliance manufacturer’s instructions and may include visual inspection, checks of the flue route and terminal, case and combustion seals, condensate path, ignition and flame supervision, safety devices, gas rate or working pressure where required, and combustion-analysis readings against the manufacturer’s tolerances. Cleaning depends on the boiler design, condition and instructions. The engineer should record relevant findings and readings for the customer. Pump, motorised-valve, cylinder and wider heating-system faults may be noticed during attendance, but they are normally separate work. Gas Safe Register advises servicing in line with the manufacturer’s instructions and annually where no interval is available.17

If the service identifies an unsafe condition, the engineer should explain the classification and required action. An appliance classed as Immediately Dangerous must not be left operating; separate repair or replacement work must be agreed before it can be returned to use.19 A service reduces risk but does not guarantee against a future breakdown.

Two reasons beyond safety. Warranty: many boiler warranties or cover arrangements require documented servicing at the intervals stated in their terms; check the exact conditions for the particular boiler because missing a required service may affect a later claim.18 Efficiency: for gas-fired wet heating, the normal installation minimum is 92% ErP. In existing dwellings, Approved Document L Table 6.2 also permits a defined exceptional-circumstances route, using SEDBUK 2009 minimums of 78% for natural gas and 80% for LPG. Servicing may help maintain safe and efficient operation, but 92% is not a recurring statutory in-use test.2

Hard water, limescale, and who’s responsible in Welling
