  • Radiators cold at the bottom — can indicate restricted flow or settled corrosion debris, but valve position, balancing and circulation faults should be ruled out first. One radiator may be removable and flushable separately; widespread contamination may justify broader cleaning.
  • Cold at the top / needs bleeding — often trapped air; repeated air accumulation can point to air ingress, corrosion, an open-vented-system issue or another underlying fault.
  • Pressure keeps dropping — can result from visible or concealed system leaks, expansion-vessel problems, pressure-relief discharge, automatic-air-vent leakage or faults at valves and joints. Pressure that rises sharply as the system heats and then falls after cooling can point towards an expansion-vessel or relief-valve problem, but the engineer should test rather than assume.
  • Banging, gurgling or “kettling” — may involve trapped air, pipe expansion, pump cavitation, poor circulation or scale in a heat exchanger; the sound alone does not identify the remedy.
  • Some rooms hot, others cold — may involve balancing, valve faults, pump performance, altered pipework or added radiator demand after an extension.

The current BS 7593:2019+A1:2024 supplies recommendations for initial commissioning, recommissioning after major remedial work such as boiler replacement, and ongoing water treatment. Cleaning, flushing, inhibitor and filtration should be selected according to system condition and the work being undertaken; a power flush should follow evidence of widespread contamination rather than a single cold radiator.1 System-water testing can include inhibitor concentration, pH, conductivity and visible or captured debris. Results help distinguish a system that mainly needs balancing or a local radiator clean from one requiring inhibitor correction, chemical cleaning or wider flushing. A magnetic filter can help capture circulating ferrous debris where appropriate, but it is one measure among diagnosis, cleaning, corrosion control and correct commissioning.

On a first attendance, an engineer may be able to bleed and balance radiators, free or replace an accessible valve, correct a filling-loop issue or repair a visible leak. Concealed leaks, specialist detection, communal-riser access, unavailable parts or full-system cleaning may require a follow-up visit. Thermal imaging can help compare radiator and pipe temperatures, but it does not replace pressure, flow and water-quality checks.

Water-side-only work such as fitting radiators or water pipework can be carried out without Gas Safe registration where it stays outside the legally restricted gas-work boundaries. Work on the appliance, gas pipework, flue, combustion system, final water-pipe connections to the boiler, or components that disturb gas-carrying or sealed-combustion parts requires an appropriately qualified Gas Safe registered engineer.12 Check the engineer’s ID card for the work category.


Water quality and altered heating systems in Welling

Welling is within Thames Water’s hard-water region, but limescale and magnetite sludge are different mechanisms.
