A compliant installation starts with the survey

A like-for-like quotation should not be accepted until the installer has checked whether the proposed boiler and system are suitable. A competent survey should cover:

a room-by-room heat-loss or sizing assessment and the output of existing radiators at the intended system temperature;

hot-water demand, bathroom count and simultaneous-use expectations;

incoming mains flow and dynamic pressure before recommending a combination boiler;

gas working pressure, meter capacity and gas-pipe sizing under load;

the complete flue route, terminal clearances, plume effects on nearby windows, balconies, lightwells and shared walkways, and access needed for future inspection;

a gravity-fall condensate route where possible, including insulation and termination; basement or awkward flat layouts may require a manufacturer-approved condensate pump;

the condition and configuration of existing pipework, pumps, cylinders, controls and emitters, including whether a nominally simple swap is actually a conversion;

access, asbestos awareness and the permissions required before drilling or opening older service cupboards or communal fabric.10

Poor mains flow or high simultaneous hot-water demand can make a combi unsuitable even in a flat. A system boiler and correctly sized cylinder may be the better design where two bathrooms are used together or the mains cannot deliver the required flow.

Boiler Plus and Building Regulations. For gas boilers installed in existing dwellings in England, Boiler Plus requires the applicable efficiency and control measures. The normal minimum product efficiency is 92% ErP, with time and temperature controls, and a new combi requires an additional efficiency measure. Approved Document L contains a defined exceptional-circumstances route for certain existing-dwelling installations. The Gas Safe registered installer submits the Building Regulations notification; the compliance certificate is issued through the relevant competent-person scheme or registered organisation.

Commissioning and handover. The system should be prepared and commissioned in accordance with the appliance instructions and applicable guidance, with cleaning and inhibitor treatment selected for the system condition. The installer should record commissioning readings, set controls, explain operation, provide the Benchmark or equivalent record, confirm notification and warranty-registration steps, and leave the manufacturer documents.


Brixton flats, flues, condensate and water treatment

Safety first

Installation, commissioning, work on gas fittings or gas pipework, and the final connection to a gas boiler must be completed by an appropriately qualified Gas Safe registered engineer. Ordinary water-pipe and radiator work can be wet work, but the gas-appliance boundary must not be crossed by an unqualified person.

A suitable carbon-monoxide alarm should be installed where current law and Building Regulations require it and in accordance with the alarm manufacturer’s instructions. If mains natural gas is smelled at any stage, leave and call 0800 111 999 from outside.
