A manufacturer-led service normally includes:

a visual check of the appliance, case, ventilation provision, signs of leakage and the visible flue route and terminal before firing the boiler;

operating checks, including controls, ignition sequence and safety devices;

gas-rate or working-pressure checks where applicable, together with combustion analysis and comparison with the manufacturer’s tolerances;

inspection of accessible seals, the condensate trap and discharge route, and evidence of flue-gas or condensate leakage;

cleaning or component removal only where the manufacturer’s instructions, test results or appliance condition require it;

recording the service findings and readings in the service record or Benchmark record where applicable.

A defect found during servicing may become separately quoted repair work. If the engineer identifies an unsafe condition, the appliance may need to be turned off or isolated and the customer told what remedial work is required. A service reduces risk but does not guarantee that a later breakdown cannot occur.

A routine service and a landlord gas-safety check are distinct.
