Start with the symptom, then test the system
The engineer should first establish whether the problem affects one radiator, one zone or the whole property. A displayed boiler code may direct testing, but it does not by itself prove which component has failed.
One radiator cold at the top: check for trapped air and why it entered the system.
One radiator cold at the bottom or uneven across its face: check the valves, lockshield setting, flow and evidence of restricted circulation or debris.
All radiators cold: confirm thermostat and programmer demand, boiler operating status, system pressure, pump operation and motorised-zone-valve movement before recommending parts.
Repeated pressure loss: look for visible or concealed water loss, pressure-relief discharge and expansion-vessel behaviour; sludge alone does not normally explain continuing sealed-system pressure loss.
Pressure rising when hot and falling after cooling: investigate expansion-vessel charge, filling-loop valves and pressure-relief operation.
Noise or uneven heating: check air, pump settings, valve positions, balancing and system-water condition before selecting cleaning work.
Balancing, bleeding, freeing or replacing an accessible valve and repairing a visible leak may be completed on the first attendance. Model-specific pumps or valves, concealed leaks, communal access, draining a large system, or a full-system clean commonly require follow-up. Thermal imaging can compare temperatures, but its usefulness depends on the system operating and the type of leak or circulation fault.
Corrosion sludge and hard-water limescale are different
Dark radiator sludge is principally associated with internal corrosion in the closed primary heating circuit, producing iron-oxide deposits such as magnetite. Hard-water limescale is a different mineral deposit affecting relevant heated, mains-fed domestic-hot-water components. Thames Water’s hard-water information supports the local hardness and limescale point; it does not support a claim that hard water causes black radiator sludge. HHIC system-water guidance.
The cleaning method must follow diagnosis and system condition. Water testing, magnetic-debris checks and evidence of restricted circulation may support balancing, targeted flushing, chemical cleaning or, where appropriate, power flushing. Power flushing is one option, not the default for every cold radiator or every contaminated system. The engineer should consider pipework condition because aggressive cleaning can expose weak joints or existing deterioration. Fresh inhibitor and an appropriate primary-circuit filter control corrosion and debris; they do not replace domestic-water hardness treatment.
External motorised valves, pumps, radiators and ordinary water-filled heating pipes are generally wet work. Gas Safe registration and the relevant category are required for gas work, including work on gas pipework, gas-carrying or combustion components, a combustion-chamber seal or a combustion-control module. A competent non-Gas Safe plumber or electrician may replace a non-gas component behind purely decorative casing only if none of those elements is disturbed. Tenants, communal heating and urgent loss of heat
A private tenant should report loss of heating or hot water to the landlord or agent immediately by phone and follow up in writing. Lambeth says landlords should normally attempt to fix serious hazards such as a broken boiler within one to three working days. For the council’s disrepair-reporting process, the tenant is normally asked to allow 14 days for the landlord to respond; that is a response and escalation step, not a universal repair-completion deadline, and urgent or severe-risk cases should not wait where immediate action is needed. A social tenant should report the fault promptly to the relevant social landlord, whether a council or registered housing association. Loss of heating may be an Awaab’s Law emergency hazard only where the individual circumstances create an imminent and significant risk of harm. The landlord must assess the season, indoor temperature, alternative heat or hot-water provision and the occupants’ circumstances; the classification is not automatic. GOV.UK Awaab’s Law guidance.
In a managed block, the resident may control radiators and internal valves while the riser, heat-interface unit or central plant is controlled by the landlord, freeholder, heat-network operator or managing agent. If neighbours are also affected, or every radiator in the flat is cold despite local controls operating, the fault may be building-level and should be routed accordingly.
