Coverage: SE5 and the Camberwell edges into SE15, SE17, SE24 and the SE5/SW9 boundary along Camberwell New Road — Camberwell Green, Denmark Hill, Champion Hill, Grove Lane, Camberwell Church Street and the Wyndham/Comber Grove area.
What this covers: diagnosing and repairing boiler faults — no heating or hot water, pressure loss, lockouts and fault codes, kettling and noise, leaks from the boiler, and making a gas appliance safe.
Not sure which page you need? For an annual check-up, see Boiler Servicing; if it’s beyond repair, Boiler Installation; cold radiators or a system fault rather than the boiler, Central Heating Repair; no heat or hot water in cold weather that can’t wait, Emergency Plumber.
Costs: a diagnostic call-out plus parts — see What it costs ↓ for an editorial estimate.
Availability: the verified engineers listed above set their own hours; many offer same-day diagnosis in a no-heat situation.
What’s actually wrong with the boiler
A boiler that has stopped is not automatically a failed boiler. A Gas Safe engineer should first confirm the electrical supply, programmer and thermostat demand, record the fault code and history, check system pressure and visible leakage, inspect the condensate route, and assess pump, valve and circulation behaviour. Where the diagnosis requires it, the engineer then carries out combustion, gas-pressure and flue-integrity checks in accordance with the appliance manufacturer’s fault-finding sequence. A first visit may diagnose and make the system safe without completing the repair if a model-specific part has to be ordered.
There is a firm legal boundary around who does what. Radiators, external distribution pipework and other separate wet work may be undertaken by a competent non-Gas-Safe trade. The final water connection to a gas boiler, regulated gas work, and work affecting gas-carrying parts, combustion, combustion controls, the flue or a functional combustion-case seal require an appropriately qualified Gas Safe registered engineer.1 A competent non-Gas-Safe trade may undertake a purely non-gas component repair behind decorative casing only where the manufacturer permits it and none of those restricted elements is disturbed.1 Check the engineer’s Gas Safe ID card and relevant category.2
Hard water & Camberwell’s heating stock
Camberwell is supplied by Thames Water, which classifies its regional supply as hard.3 Hardness is most relevant to potable feed water and domestic-hot-water components such as a combi plate heat exchanger. Magnetite sludge in the sealed primary heating circuit is mainly associated with corrosion and oxygen ingress, particularly where a system is repeatedly topped up. Current HHIC guidance refers to BS 7593:2019+A1:2024 for cleaning, inhibitor testing and system-water maintenance.4 Cleaning, inhibitor or separate scale treatment should be recommended only where testing and diagnosis show the relevant contamination or scale problem; boiler lockouts have many other combustion, control, circulation and component causes.
The stock shapes access and responsibility. Southwark’s data shows substantial council/TMO and rented housing in the wider area.56 Where regulation 36 applies to the tenancy or licence, the landlord must arrange the annual check on relevant landlord-provided gas appliances and flues.7 Separately, for most residential tenancies covered by section 11 of the Landlord and Tenant Act 1985, the landlord must keep landlord-provided space-heating and water-heating installations in repair and proper working order.12 Long leases, shared ownership, tenant-owned appliances, tenant-caused damage and questions about whether an item forms part of the landlord’s installation can alter the position. Residents with communal heating should contact the landlord, council, managing agent or heat-network operator because central plant is normally controlled by its appointed contractor. In converted flats, restricted boiler cupboards, shared walls and flue routes can affect access and permission for repair work.
Safety first
Some boiler faults are operational, but faults involving gas, combustion, the flue or safety controls can be dangerous. Treat any smell of gas, suspected carbon monoxide, fumes, scorching, soot or other safety warning as an emergency.
If you smell gas or suspect a leak, National Gas sets out the emergency steps:8
Don’t touch any electrical switches — on or off — light a naked flame or smoke.
Open doors and windows to ventilate, if it’s safe to do so.
If you know where the gas meter control valve is and can reach it safely, turn the gas off at the meter — but don’t enter a cellar to do it.
Leave the property if the smell is strong or you feel unwell.
For mains or natural gas, call the National Gas Emergency Service on 0800 111 999 from outside — free and open 24/7 (textphone 0800 371 787). For LPG, call the LPG supplier’s emergency number shown on the tank or supplier documentation. Do not re-enter until the emergency service has advised it is safe and the source has been addressed by a suitably qualified professional.
Carbon monoxide (CO) is colourless and odourless. Symptoms can include headache, dizziness, nausea, breathlessness or drowsiness that improve outside. On visible-flame appliances, a yellow or orange flame rather than blue can be a warning sign, except for fuel-effect fires or flueless appliances designed to display that colour. If you suspect CO, get into fresh air, seek medical advice and call 999 for collapse or serious symptoms.9 For a suspected mains or natural-gas source, call 0800 111 999 from outside; for LPG, call the LPG supplier. Fit and maintain a BS EN 50291 alarm in accordance with its manufacturer’s instructions.9
Regulated gas work must be carried out by an appropriately qualified Gas Safe registered engineer. Separate wet-system work may be carried out by another competent person; a purely non-gas component repair behind decorative casing is permitted only where the manufacturer allows it and no gas-carrying part, combustion-control module, flue or functional combustion-case seal is disturbed.1 The final water connection to the gas boiler remains Gas Safe work.1 Where regulation 36 applies, the landlord must arrange the annual check and Gas Safety Record for relevant landlord-provided appliances and flues.10 The separate section 11 repair duty normally covers landlord-provided space-heating and water-heating installations in qualifying residential tenancies, subject to legitimate exceptions such as long leases, tenant-owned equipment or tenant-caused damage.12
Find a verified Gas Safe engineer by district
Camberwell Green (SE5) — some flats have communal heating rather than an individual boiler. Residents should confirm whether the fault is inside the dwelling or in landlord- or managing-agent-controlled plant before booking a private repair.
Denmark Hill & Ruskin Park (SE5) — converted houses and mansion flats can have boilers in tight cupboards and flues passing through shared fabric. Access and any freeholder permission may limit what can be completed on the first visit.
Champion Hill & Grove Hill (SE5) — system-boiler properties can present faults outside the boiler itself, including a zone valve, cylinder thermostat or external control. The engineer should separate those faults before ordering boiler parts.
Camberwell New Road & new-build flats (SE5/SW9) — compact combis and concealed services make manufacturer-specific fault diagnosis, service clearance and parts availability more important than assumptions based on the property’s age.
Camberwell Church Street & Grove Lane (SE5) — flue routing, condensate alterations and cupboard access can affect a repair; a safe diagnosis may be completed first with remedial work scheduled after access or parts are arranged.
What it costs
| Boiler repair (indicative) | Typical range |
|---|---|

| Fit a magnetic filter + scale reducer | £150–£400 |
Editorial estimate only, to help you sense-check a quote — these are NOT regulated rates, NOT market data, and NOT a published cost survey. Always agree the price and what is included before work starts. See How to read a plumbing quote and the London plumbing costs guide. Camberwell is inside the London-wide ULEZ but outside the central Congestion Charge zone. An in-scope vehicle that fails the emissions standard must pay £12.50 when driven in the zone unless exempt, discounted or covered by a valid grace period; heavier vehicles use the separate LEZ rules, and ULEZ does not operate on Christmas Day.11 It is reasonable to ask whether any travel charge is in the quote.
Frequently asked questions
Often not. The engineer should check controls, pressure, fault history, condensate, circulation and visible leakage before condemning a component. Repeated resetting is not a repair, and a model-specific part may need to be ordered after diagnosis.
Regulated gas work and the final water connection to a gas boiler require an appropriately qualified Gas Safe registered engineer. A competent non-Gas-Safe trade may carry out separate wet work and may replace a purely non-gas component behind decorative casing only where the manufacturer permits it and no gas-carrying part, combustion-control module, flue or functional combustion-case seal is disturbed. Always check the Gas Safe ID card.
Kettling or lockout is a symptom, not a diagnosis. Scale in a domestic-hot-water heat exchanger, magnetite debris in the primary circuit, poor circulation, controls, sensors and combustion faults require different remedies. Water-quality testing or cleaning is justified only where evidence of scale or sludge is found.
For most residential tenancies covered by section 11 of the Landlord and Tenant Act 1985, the landlord must keep landlord-provided space-heating and water-heating installations in repair and proper working order. Where regulation 36 applies, the landlord must also arrange the annual gas safety check on relevant appliances and flues it provides. Long leases, shared ownership, tenant-owned appliances, tenant-caused damage and whether an item forms part of the landlord’s installation can alter the position. Residents on communal heating should contact the block’s landlord, managing agent or heat-network operator.12
A poorly running fuel-burning appliance can produce CO. If symptoms such as headache or dizziness improve when you leave, get into fresh air and seek medical advice; call 999 for collapse or serious symptoms.9 For a suspected mains or natural-gas source, call 0800 111 999 from outside; for LPG, call the LPG supplier.
If the boiler’s fine but radiators are cold or the system won’t circulate, that’s
Why verified plumbers — not a general directory
Most repair work on a gas boiler is regulated gas work and requires an appropriately qualified Gas Safe registered engineer. A limited exception applies to certain purely non-gas components where the Gas Safe Register conditions described above are met. Gas Safe registration is therefore the credential that matters for regulated boiler work — and it can be difficult to check under pressure when the heating is off. Every listing here is checked before it goes live and re-verified annually: we confirm the business is legitimately trading and verify the named contact, we check evidence of public liability insurance, and we confirm Gas Safe registration directly with the Gas Safe Register before a profile is approved — no one is listed for gas work here unless they’re Gas Safe registered. When an engineer arrives, still ask to see their Gas Safe ID card and check it covers the appliance. Profiles may be suspended or removed if credentials lapse or credible concerns are raised — see the full verification process →. No customer middleman fee: enquiries go directly to the engineer, and there’s no pay-to-play on where they rank.
