What kitchen plumbing covers

Kitchen plumbing is mostly about three things done neatly: getting clean water to the taps and appliances, getting waste away with the right falls and trap seals, and keeping the two apart so the supply can’t be contaminated. On a new kitchen a verified plumber will set the sink and mixer, fit isolation valves so future maintenance doesn’t mean draining the house, run the 40mm waste to the stack or gully at the correct fall, and connect the appliances — with the whole thing pressure- and leak-tested before the units are sealed in.

Before a sink is moved, the plumber should confirm the stack position, available branch length and fall, ventilation, and the route through units or joists. If a sink and several appliances on the same branch all gurgle or drain slowly, the restriction may be downstream of the individual traps and closer to a shared stack. In a leasehold flat, altering a communal stack or routing pipework through an external wall may require the freeholder’s or managing agent’s approval.

The rules that bite in a kitchen are about backflow and drinking water. Under the Water Supply (Water Fittings) Regulations 1999, each fitting and appliance needs backflow protection appropriate to its actual use and highest applicable fluid category. The Regulations also require at least one conveniently situated tap for drawing wholesome drinking water, supplied through one of the permitted wholesome-water arrangements.1 Where an ion-exchange softener is installed, DWI advises retaining an unsoftened outlet for drinking and cooking. Regulation 5 requires prior notice for reverse-osmosis and regenerating or wastewater-producing units. If the undertaker sends no consent, conditional consent or refusal within ten working days, consent is deemed unconditional; the approved-contractor exemption does not apply.1 A genuinely new electrical circuit is notifiable under Part P; an ordinary fused spur or other addition to an existing kitchen circuit is normally non-notifiable unless another notification category applies. Hard water & your drinking tap in Camberwell
